Advanced bookings: Please note that for advance booking a minimum of 2 nights is usually required, however we do occasionally have a one-night slot to fill. Please telephone 01669 620228 for a single night booking as we do not accept a 1 night booking online
Reservations: No reservations will be deemed to have been made unless indicated by us in writing or e mail , or until a deposit has been received and a receipt has been sent to you. A receipt from us is proof of reservation.
Arrival and departure times: Arrival time from 4.00pm. If you wish to arrive outside this time could you please telephone on the morning of your arrival to arrange a time that suits you better. We ask that rooms be vacated by 10.30am on your last day to enable us to make the rooms ready for new guests arriving.
Deposit: £90 per room
Prices the price includes accommodation and breakfast. Payment of your account – Cash, cheque or DEBIT card – credit cards accepted but with a 2% charge on whole bill
Cancellation of booking: Once you have booked your stay our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 14 full days before your booking you will not be liable for the total balance. For cancellations made after this time you may be liable for some or the entire full amount. By failing to take up the booking without cancelling you will be liable for the total amount.
Cancellation insurance: We recommend that you take out holiday insurance to cover the period of your booking as this safeguards both yourself and us in the event you are unable to
take up your booking.
In the unlikely event that we cancel accommodation we would of course refund all monies paid and do our utmost to find alternative quality accommodation in the area.
Occupancy: Our bedrooms are spacious and arranged to accommodate two persons very comfortably.
Children: We do have a family room that can accommodate 2 ADULTS AND 1 CHILD – please telephone if you would like to book a family room as this is not possible with our online booking system.
Single occupancy: A double room being used for single occupancy is charged at £60 to £70 per night.
Special diets: Special diets can be accommodated if advanced notice is given.
Evening meals: I’m sorry we do not provide evening meals however if you look at “Eating Out” on our website we have a list of local recommended restaurants –This list is available in each bedroom.
No smoking: In consideration of all our guests the accommodation is totally non-smoking. Any acceptance of a booking for accommodation is done with this condition and forms part of a contract. Sorry not pets.
Access requirements: Please note that the majority of our accommodation is on the first floor. If you require a ground floor room please specify this when booking. Help with luggage is provided if required. If you have any other specific access needs please let us know, we are more than happy to help if we can. Liability We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment
Data Any data gathered during the course of this booking may be held on computer. We do not share your information with any other parties but may use it to contact you to let you know about special offers, or other information about us in the future. If you do not wish us to keep your details or to contact you please let us know.

We are very lucky to have Red Squirrels inhe woods behind the farmhouse and also there are hides at N.T properties Cragside and Wallington Hall to hopefully see Squirrels up close!
