Canal Farm offers three comfortable self-catering cottages, each with own private patio area and off road parking. They are located in the hamlet of Austen Fen on the Louth Canal. Canal Farm offers a peaceful rural location in Lincolnshire, with wonderful views over open countryside to the Linconshire Wolds.

Accommodation Details For all cottages: On site lake and canal fishing for free fishing. Electric cooker, ceramic hob and microwave. Utility room with laundry and extra WC. Tourist and local information provided by hosts Digital TV and DVD players Games, books and toys available. Cot and highchair available on request. Barb-b-que and outside furniture. Offroad parking and bicycle lock-up. Grassy games area where families can play safely. Well behaved dogs welcome (£20 per dog) Heating electricity towels and bedlinen included.


Ticklepenny Cottage (Sleeps2+2) Single storey, lounge, dining area, kitchen, large L-shaped double bedroom with en-suite bathroom (Shower), Twin beds available to make spacious family room.


Kingfisher (Sleeps 4) Single storey, lounge, Kitchen with dining area, spacious bathroom (with bath and wet floor shower), double and twin bedrooms. Suitable for guests with limited mobility.


Barn Owl (Sleeps 4/5) Kitchen, ground floor bathroom (bath and shower), open plan lounge and dining are, stunning spiral staircase to a gallery leading to a twin bedroom. A partitioned mezzanine, creating a double bedroom, which leads to a landing, where a single bed can be made up if required.

Ticklepenny cottage now offers 4 star self-catering accommodation for two/four people. This is our smallest holiday let, and is single storey so is suitable for guests with limited mobility.

The cottage takes its name from the romantic sounding 'Ticklepenny Lock' on the Louth Navigation Canal, and the waterway can be seen out of the windows at the back of the holiday home. The view from the front of the cottage is open countryside to the Lincolnshire Wolds.

The holiday accommodation comprises of a well equipped galley kitchen, with electric oven and a microwave. The dining and lounge area is an L shaped room, with LCD/Digital television with DVD player. The lounge now has a stylish, comfortable leather corner sofa so that our guests can put up their feet and relax during their holiday.

The sleeping area of Ticklepenny holiday home has been extended to provide a larger L shaped bedroom with en-suite facilities (bath and shower available). The double bed is in the new extension area, and this creates spacious accommodation for two people. Alternatively, two single beds can now be made up in the extra space for two more people, and the two areas can be separated by a curtain to give more privacy.

There is a private courtyard in front of the Ticklepenny, with a secure parking area, and garden table, chairs and barb-b-que are provided. Guests can sit back and enjoy the peace and quiet of the lovely Lincolnshire countryside.

Kingfisher has been sympathetically converted from a traditional redbricked and pantiled farm building, with original beams giving the cottage charm and character.

The cottage benefits from an enclosed patio/barb-b-que and private parking space.


The internal accommodation, which is single storey, consists of two bedrooms, one twin and one double, a spacious bathroom (with bath and wet floor shower); well equipped kitchen with dining area and a comfortable sitting room. In addition provision has been made for people with limited mobility.

Barn Owl is our largest cottage offering 4 star self-catering accommodation for 4/5 people. This holiday home can comfortably accommodate a family, but a couple, wanting a little more space, would also find it a cosy retreat. The holiday cottage has been sympathetically converted from a traditional Lincolnshire red brick and pantile barn, with many of the original features retained, and with Richards collection of old farming tools on the walls, visitors get a real feel of the building agricultural heritage.

The cottage takes its name from our resident Barn Owls who live in the adjacent disused corn store - it is a wonderful sight to see them hunting in the early evening.

Barn Owl holiday cottage is situated right on the bank of the Louth Navigation Canal, and the waterway can be seen out of the windows at the back of the let. The view from the front of the accommodation is open countryside with the lovely Lincolnshire Wolds in the background.

The holiday accommodation comprises of a well equipped galley kitchen, with an electric oven, a microwave and a fridge with a 2 star ice box (There is a freezer for all the cottages to use in the communal utility room). The open plan dining and lounge area is both spacious and comfortable, a fantastic space for family get togethers. The bathroom is also on the ground floor and is roomy with a bath and a shower, which has been upgraded over the winter.

The beautiful spiral staircase leading up to the first floor mezzanine has a real 'wow' factor, and being wooden blends fantastically with the oak panelling in the cottage. There is a double bedroom on the mezzanine, with a separate portioned area on which a single bed can be made up. Along the passage there is a large twin bedroom, with a view over the Lincolnshire Wolds.  An upstairs toilet has been installed over the winter.

There is a private patio in front of the Barn Owl with garden table, chairs and barb-b-que provided; guests can sit back and enjoy the peace and quiet of the lovely Lincolnshire countryside. There is ample secure free parking next to cottage.

Car arrival: FROM - Louth by-pass (A16) follow directions to Fairfield Industrial site. This brings you on to North Holme Road. Keep straight on for 1/2 mile and then turn left after the 'My Fathers Mostache' Public House. Turn left again onto Brackenborough Road. Keep straight on for 5 miles until T junction at Yarburgh. Turn left into village, then right towards Grainthorpe. Keep straight on for 1 1/2 miles - Canal Farm on right.
