Self catering unit on family-run farm in Robin Hood Country. We constantly seek to improve and enhance our property. Visitors frequently comment on the homely atmosphere. This year the biomass boiler is providing an excellent supply of hot water. The living room has been further enhanced by the re-upholstery of the three-piece suite. The addition of the small but efficient log-effect electric stove is useful in the summer when the central heating is not running.
Terms & Conditions
Booking is normally Saturday to Saturday, or occasionally Sunday to Sunday. Out of season short breaks are also possible. Payment of a specified deposit confirms a booking, the balance to be paid on arrival, by cash, by cheque made payable to S.M.Santos, online or by BACS transfer. If unfortunately, a booking has to be cancelled we will do our best to re-let the accommodation. If we succeed we shall return your deposit, less a cancellation fee; if we fail you will be liable for the ful rental. We therefore reccomend that you take out a cancellation policy.

Enjoy a relaxing stay in comfortable, thoughtfully-equipped accommodation, with small enclosed garden, surrounded by our attractive farmland. Home-made produce is available to purchase on-site.
The entrance lobby to this self-contained apartment is at ground floor level providing access to the living and sleeping area which is all at first floor level. There is one double and one twin bedroom, both overlooking the garden and home paddock; the cosy living/dining room and the kitchen overlook the courtyard and stables.
We provide eco-friendly washing-up liquid and cleaning products; teatowels are also provided The bathroom/WC has an over-bath shower. Furnished throughout in cottage style you will find homely touches such as fresh flowers, books to read, jigsaws, and of course, a Welcome tray with tea, coffee and milk, home-made scones and biscuits.

From the North: turn left off A6097, opposite Garage and Car Sales. Continue 0.3 miles to T-junction; turn left into Epperstone Main Sreet then immediately right into Hagg Lane. Continue for half a mile, uphill, single track with passing paces. Enter via driveway on the left, signed with a reflective Farm Stay UK plaque, twenty metres beyond speed ramp.
From the South: Turn right opposite Garage and Car Sales then follow the above directions. as above
