# Availability - your accommodation is available from 4pm on your day of arrival. We ask that you vacate the property by 10am on your day of departure.
# Weekly hire periods are from Friday to Friday and short breaks are Friday to Monday and Monday to Friday.
# A deposit equal to 25% of the total hire cost is payable at the time of booking. Once the booking has been confirmed and confirmation issued, the deposit will form a binding contract between The client and Old Hall Farm Holiday Cottages. Deposits are non-refundable unless the owners are unable to accept the booking.
# The full balance is due 8 weeks (56 days) before the first letting day. If this is not received we have the right to cancel the booking and the deposit will be lost. Please note that we do not send reminders.
# Cancellations by the client must be in writing. If the client cancels the # If the client cancels the holiday, they will be liable for the total cost of the holiday unless the owners are able to re-let. If we are able to re-let the accommodation, all monies less the deposit, expenses, costs and losses incurred by the owners will be refunded. We strongly recommend the client takes out a cancellation insurance to avoid any loss.
# The accommodation may not be sub-let and the numbers on the booking form must not be exceeded.
# The owners or their representative shall be allowed access to the accommodation at any reasonable time for maintenance or inspection.
# The owners accept no responsibility for any injury, sickness, loss or inconvenience, directly or indirectly caused by or arising from the use of the properties or access. We do all that we can to ensure that the accommodation is kept to a very high standard.
# The client shall take all reasonable care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning.

Set in 80 acres of grazing meadows, three beautifully converted self catering barns in Suffolk countryside close to Southwold. Swimming pool, playbarn and local interest along the Heritage Coast.
Old Hall Farm Holiday Barns are postioned in Suffolk`s beautiful Blyth Valley within a short wak of the pretty village of Walpole. Just 2 miles outside the thriving market town of Halesworth, and a short drive from Southwold, Dunwich, Walberswick, Aldeburgh and Thorpness we are ideally situated for days out.
Our three barns offer luxury accommodation for all types of stay and all members of the family. We have the swimming pool open from Easter through to the end of October, ane the playbarn all year round offering pool, table tennis, an astro turf pitch with goals, dressing up box, dollies and pushchairs and much more!!
Despite its long history as a dairy farm, Old Hall Farm no
longer delivers a daily pinta to the locals, although the
Friesian herd, that can be seen grazing in the surrounding
meadows, continues to provide the farm with fresh milk.
Instead, the historic barns and outbuildings have been
transformed to provide luxurious holiday accommodation.
Imaginative design, combined with a high standard of
renovation, has allowed the barns to retain all of their
original 18th century charm and character; with beamed
ceilings, open brick fireplaces and tiled floors, together with
numerous other traditional features.
These are complimented by modern day comforts; fitted
kitchens with dishwasher, microwave and fridge-freezer,
beautifully furnished living areas, with TV, DVD, games and
books, and lovely bedrooms, with luxurious Egyptian
cotton sheets and duvet covers. One of the outbuildings has
even been converted into a laundry room!
Despite the complete renovation the barns’ exteriors
retain all their original character and elegance, with
beautiful pantile roofs set off by old red-brick walls and
wood cladding. Set in a large courtyard and parking area,
the barns have individual patio areas, featuring prettily
planted animal troughs and feeders, with a gas barbecue,
parasols and garden furniture for guests’ use.
Having been in the Winter family for more than three
generations, the nearby farmhouse is now the home of
John & Lucy Winter and their children, Archie and Rosie,
who personally welcome all visitors and are always on
hand to ensure that everything runs smoothly!

Named after a much loved golden labrador, who lived
here some thirty years ago.This stunning barn retains all
of its original open-beamed character whilst still offering
modern, spacious accommodation and wonderful views
across the meadows and Suffolk countryside.
Downstairs, traditional tiled floors and stylish furniture
feature in the spacious living area, which has underfloor
heating throughout. A quirky, open-beamed wall divides
the large kitchen from a sumptuous open-plan sitting
room and dining area, with large patio windows and
double doors leading onto a private terrace.
A lovely twin bedroom with en-suite wet room on the
ground floor, together with a completely separate
cloakroom and WC, makes this wheelchair-accessible
barn ideal for the disabled.
Upstairs sees another pretty twin bedroom and a double
bedroom with wonderful views from a gable-end window,
together with a shared bathroom and WC.
There is also a beautiful, private, raised patio at the back
of Henry’s Barn with a small area of lawn; perfect for
barbecues on those idyllic days when the sun shines!
This conversion, from working dairy to cottage-style,
luxury accommodation, has made the most of its original
character, boasts a beautiful Indian Sandstone patio and
is ideally situated in the centre of the courtyard.
The surprisingly spacious, open-plan ground floor has a
pretty kitchen and dining area which leads, through an
arch, to a comfortable sitting room featuring a welcoming
red-brick fireplace and electric wood burner.
Downstairs has real wood flooring throughout and a
cloakroom, with WC, off the entrance hall.
Upstairs, where exposed brickwork and beams abound, a
small landing area leads to two bedrooms and a
bathroom. Being built into the eaves, the cottage-like low
ceilings are not ideal for the tallest guests!
A large double bedroom boasts a king-size wrought iron
bed and en-suite bathroom. The bathroom is shared with
the single room, but has separate, lockable, access doors.
The cosy single bedroom is full of character and has space
for the pull-out Z-bed, suitable for a child, for which there is no extra charge!
This barn was once used for grinding corn grown on the
farm and its beamed, quirky character is breathtaking.
The spacious ground floor living area has underfloor
heating throughout and features a full-height, vaulted
ceiling over the open-plan kitchen/dining area, together
with a large, comfortable lounge and a downstairs
cloakroom with bath and WC.
Also on the ground floor, albeit down two steps, is a
pretty twin-bedded room with en-suite shower room.
A grand, exposed wooden staircase leads up to another
lovely twin bedded room, with en-suite shower room,
and a beautiful double bedroom with unusual 'paddle'
steps leading to a magnificent bathroom which boasts a
free standing, roll-top bath and charming features.
A quirky, separate wooden porch makes ideal storage
for children’s buggies, coats and wellies!
This is the largest property and a truly magnificent barn
conversion offering spacious accommodation for six. (or eight for a small extra charge).
From the A12 (heading north towards Lowestoft)
proceed over the level crossing at Darsham and
take the second left, onto the A144, signposted to
Halesworth and Bungay.
On entering the village of Bramfield turn left at the
crossroads, beside ‘The Queens Head’ pub, and
proceed up the hill on the Bramfield to Walpole
Road. After 2.2 miles the lane begins to narrow as
you arrive in Walpole.
At the T junction turn right into Peasenhall Road
and then right again at the next T junction, onto
Church Hill. After 100yds turn left, opposite Well
Cottage at the Bridleway sign, onto a small lane
between two cottages.
This lane leads directly to the Holiday Barns.
