1 This contract is between the hirer and the owner. The property may only be used for the purposes of the hirer’s holiday.The hirer must be aged over eighteen.
2 Telephone/e-mail/postal bookings should be sent with the booking form. If bookings for arrival within 6 weeks then payment should be made in full.
3 The balance to be paid in full 6 weeks before arrival.
4 Cancellation – The 25% deposit is non-returnable. If you are unable to occupy the property for the reserved period please notify us immediately by telephone and confirm in writing as soon as possible.We will then try to obtain an alternative booking. If we are successful then only the deposit is forfeited.
If however we are unable to rebook the property the FULL rental is due.
We strongly recommend that the hirer insures against this eventuality.
Should changes in our circumstances occur, which result in a cancellation of your booking at any stage, we guarantee the full refund of all monies paid. In these circumstances our liability is limited to refunding of such monies.
5 Damage – The hirer is responsible for all damage beyond fair wear and tear, howsoever caused.
6 Arrival and Departure – The property will be available for your occupation from 3.00pm. The keys for the cottage will be left in a keysafe, this is located on the wall near the door. The code will be provided on receipt of final payment.
We ask you to vacate the property by 10.00am on day of departure so we can prepare the property for the next occupier.
7 Number of persons – whilst tenants are permitted any reasonable number of visitors, the
Number of persons staying overnight must not exceed that indicated on the booking form
Without prior agreement.
8 Cleanliness – Whilst the owners expect some cleaning may be necessary after you, it is the hirer’s responsibility to ensure the cleanliness of all equipment, utensils etc. on departure.
9 The cottage is a non smoking property.
10 No pets allowed .

The Granary and the Forge are situated in a very peaceful location at Croft Farm on the outskirts of Snape village. It is only 15 minutes walk from the centre of the village and one mile from the world-renowned Snape Maltings Concert Hall. Snape is 1.5 miles from the A12 and 5 miles inland from Aldeburgh, at the heart of the Suffolk Heritage Coast. The Granary, three spacious bedrooms, and The Forge, galleried bedroom studio, are traditional farm buildings that have been converted to a very high standard. Both cottages have wi-fi access.
Customers return again and again to sample the delights of the coastal resorts of Southwold, Walberswick, Aldeburgh, Orford & Woodbridge; let alone the Snape Maltings complex itself, renowned for music and retail therapy!
