TERMS & CONDITIONS OF BOOKING
Double occupancy: A double room being used by two adults is charged from £95 per room per night.
Single occupancy: A double room being used for single occupancy is charged from £50 per room per night.
Family occupancy: The family suite being used by three individuals is charged from £145 per night.
Prices include accommodation and breakfast.
These prices may vary from time to time.
We accept BACS payment, cash (Pounds Sterling), PayPal, debit and credit cards and cheques accompanied by a bankers card.
Check-in between 4.30pm - 8.30pm
Check-out by 10.30am
If these times prove inconvenient, please contact us prior to arrival on 01769 540014, in order to arrange a time that suits you better. Check in prior to 4.30pm is charged at £15.00 per hour and is non-refundable. No check-in before 1.00pm.
Bookings commence from 4.30pm on the day of arrival, terminating 10.30am on the day of departure.
DEPOSIT & CANCELLATION POLICY:
A non-refundable deposit equivalent to the first night of accommodation will be requested to secure the reservation. When you confirm your holiday with us at Rosie Banks B&B, Umberleigh, Devon EX37 9AF, (Lady Cecilia Marren) by letter, e-mail or verbally over the telephone, you are entering into a legally binding contract.
Once you have booked your stay our agreement is a legal contract and any deposit you have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 7 full days before your holiday with us commences, you will not be liable for the total balance. For cancellations made after this time you may be liable for some or the entire amount. By failing to take up the booking without cancelling you will be liable for the total amount.
Accommodation booked in advance and later cut short, or reduced in size, will still be liable for full payment as we will have kept the accommodation for you. However if we are able to re-book the rooms or suite for the duration on the same occupancy, as is often the case, then no payment will be charged. If we are unable to re-let the accommodation the full amount due for the stay will become payable.
Therefore, if you have to cancel or cut short your holiday for any reason, you are liable for any cancellation charges we may have to make in order to cover our loss of business. As stated, this would normally be the full booking price of your holiday, less a reasonable deduction for the cost of food and staff wages not incurred, unless we are able to re-book the rooms with full equivalence.
We therefore suggest that you cover yourself by taking out Holiday Cancellation Booking Insurance to safeguard the costs of your holiday should you have to cancel or curtail your holiday for any reason.
In the unlikely event that we have to cancel the reservation due to circumstances beyond our control, we will provide a full refund of monies paid. No further financial claims will be considered.
BREAKAGES/DAMAGE AND LIABILITY
In the unfortunate event that damage or breakage to the property occurs inside or outside at Rosie Banks B&B then compensation will be sought to the value of replacement or repair from the guest.
Rosie Banks B&B (Lady Cecilia Marren) does not accept any liability for any damage, loss, theft or injury to any member of your party either within the property or outside it, or to any vehicles, or to any personal possessions or property (including to traveling pets or livestock) on the premises belonging to you or any member of your party.
Please inform us as soon as possible if you have a complaint with your accommodation or if you find that anything is faulty within the accommodation that needs our attention, so that we can assist and repair or make alternative arrangements. Due to the limited period of hire, it may not be possible to repair such items during the period of hire.
Please note that we are unable to accommodate children under 10 years old.
Rosie Banks B&B is a non-smoking establishment.
Please be aware, we do have a farm track to walk around but we are a working farm and children MUST be accompanied and supervised at all times. For your safety there may be times when the track and adjoining fields can only be partially accessed, for example during haymaking when tractors will be in use.
No persons in excess of the number agreed at the time of booking are allowed to occupy the room. Breach of this rule will terminate the contract without recompense to the client.
We reserve the right to terminate the visit of any person whose conduct is detrimental to the comfort of others.
PETS, WORKING DOGS, HORSES, SHOW STOCK
All Assistance Dogs are extremely welcome and stay for free.
With the exception of Assistance Dogs we have a no pet policy in the house and garden.
Certain pets and livestock (for instance working dogs or show animals competing locally) are allowed by prior arrangement and at the discretion of the owners, please discuss your requirements at the time of booking. Appropriate stabling and kennelling can be provided.
Dogs will be charged at £10 per night. Dogs must be kept on a lead at all times while on the farm, except in a designated free running area, which is available most of the year, except during haymaking or other necessary agricultural application. Dogs must be cleared up after. Please bring their own bedding, towel and food/water. For more information about visiting stock, please contact us directly.
There are friendly resident pets at Rosie Banks.
All children over 10 are welcome.
We recommend booking the family suite for guests staying with children.
This can accommodate 2 ADULTS AND UP TO 2 CHILDREN ONLY – please telephone if you would like to book it, as this is not possible with our online booking system.
We can also provide an extra bed for a child of 10 or over in our ground floor ensuite room. Again, our online booking system does not allow you to book this facility so please call us on 01769 540 014 to discuss your requirements.
Any data gathered during the course of this booking may be held on computer. We do not share your information with any other parties but may use it to contact you to let you know about special offers, or other information about us in the future. If you do not wish us to keep your details or to contact you please let us know.

Set in the heart of North Devon looking out across the Taw valley, with RHS Rosemoor, RHS Partner Garden Castle Hill and The National Trust's Arlington Court all within 10-30 minutes, Rosie Banks B&B is a good base for exploring the area. One of The South West Coastal Path Walks can be easily joined.
Expect comfortable rooms which can flexibly accommodate 5 guests. Good level access leads to a ground floor, ensuite double bedroom. A first floor double room has an extra single room next door, if required, making it useful for family, friends or wedding parties travelling together.
The guest sitting room is well-stocked with books, maps and local tourist information. It has magnificent views, free wifi and a television. Tea and coffee are always available. There's an Aga, a wood burning stove and central heating throughout.
Breakfasts include porridge, cereals, fruit and juice. Your cooked breakfast has bacon, sausage, beans, mushrooms, tomatoes and eggs, all served with tea and cafetiere coffee, toast, marmalade and jam. Early breakfast is available on request.
We offer a three course supper for £22 by prior arrangement.

A charming, short walk from the house across two fields and along a beautiful riverbank leads to a traditional local pub. Torches provided for late returns! There is an excellent, award-winning pub 8 minutes drive away. If you'd like advice on where to dine we can give you plenty of suggestions, from a Michelin starred restaurant reached in 20 minutes, to a wonderful Sri Lankan curry hut on the beach.
We are well placed for gardens. RHS Rosemoor is 20 minutes away, RHS Partner Garden, Castle Hill, 8 minutes. Cothay Manor, Marwood Hill, Tapeley Park and Hartland Abbey are all within 30 to 50 minutes. Many interesting NGS gardens open locally throughout the year.
Tempting specialist tree and plant nurseries include RHS Rosemoor, Millwood Plants, St.Johns, Thornhayes and Dulford. We can provide plenty of space and rain water from our butts for any purchases made!
Conveniently placed for The Royal North Devon links course and The Championship East Course at Saunton, both 25-30 minutes away. Local courses are found at High Bullen, Ilfracombe, Great Torrington, Libbaton, Portmore Golf Park, Willingcote, Mortehoe and Woolacombe Golf Club, all between 10 and 40 minutes away.
National Trust Sites
Lundy Island, Arlington Court, Baggy Point and Watersmeet are lovely spots and as always wonderfully maintained by the Trust and with excellent facilities.
We are within easy reach of The Hall Estate, The Milbrook Estate, Northcote Manor, High Bullen, St.Hieritha's Church, Chittlehampton and Country Ways Weddings. All are 5 to 15 minutes away.
Town and Coast
The little town of South Molton is an historic Georgian gem, a 15 minute drive, with a thriving, twice weekly traditional country pannier market, selling local products including Best of the West award winning drinks and cheeses. South Molton has lots of popular independent shops, cafes and tearooms and is well worth a visit.
The fishing villages of Appledore, Instow and Clovelly are all within easy reach. Day trips can be made to Lundy Island. The sandy beaches of Saunton, Instow, Croyde, Putsborough and Woolacombe are all 25-35 minutes away.
Scenic country walks can be taken from our doorstep. Walkers can enjoy over 1000km of well-marked, well-maintained foot paths and bridleways on Exmoor National Park, 15 mins away. Codden Hill with its spectacular views can be reached from the house. The South West Coastal Path and the Tarka Trail are nearby, offering well maintained trails.
There is secure bike storage, a bike stand and hose for maintenance and cleaning. Rosie Banks B&B is on the Lands End to John of Groats Cycle Route. Cyclists can join The West Country Way, The Tarka Trail and The Devon Coast to Coast routes.
Stabling and hard standing is available for horse boxes and stock trailers. Turnout, washing facilities and hay can be provided. Coxleigh Barton has an excellent cross country course and the bridleways on Exmoor are second to none!
Benefiting from quick easy road links, the A377 Exeter road is accessed in 4 minutes and the North Devon Link Road A361, 15 minutes. We are a good base for touring the area.
Umberleigh station. A lovely day trip can be taken to the Cathedral City of Exeter on the famous Tarka Railway Line.
We offer extensive private off-road parking and a gated yard for horse trailers, stock boxes and larger vehicles. Exhibition artics can be accommodated but please check in advance re size.
We have traditional working horses, Working Bearded Collies, cats, Pekin bantams and Exmoor Horn sheep. We're always happy to show you round and we get spectacular rainbows and sunsets! Open all year.

Arrival By Car
Exit the M5 Motorway at junction 27, taking the A361 signed towards North Devon and Barnstaple.
Continue on the A361 until reaching a roundabout where South Molton is signed to the left via the B3227.
Take this turning and go on through the town of South Molton heading for Barnstaple.
At a crossroads after the square take a left turning at Nadder Lane and continue on the B3227, which you have now picked up again, signed towards Torrington, Hill and Chittlehampton. Follow the B3227 for about 15 minutes, until you see the white village sign for Umberleigh and a 40mph speed restriction sign. Slow down! Take the right hand turn, signed for Hoe and Hawkridge. This is a single track lane. Drive up the hill and Rosie Banks is at the top, on the left with two large white pillars outside. There is a house sign on the first pillar.
We are approximately 55 minutes drive from Exeter.
Take the A377 out of Exeter towards Barnstaple.
Turn right off the A377 at The Rising Sun in Umberleigh, taking the B3277 towards South Molton and Chittlehampton.
Continue through Umberleigh, passing the station and school on your right.
The road starts to go uphill and you will see a 40mph sign. Slow down! Take the next left signed to Hoe and Hawkridge.
This is a single track lane. Drive up the hill and Rosie Banks is on your left at the top with two big white pillars outside. There is a house sign on the first pillar.
Arrival By Train
From Exeter St.Davids, take the Tarka Line train towards Barnstaple. You must ask the guard to let you out at Umberleigh station. It is a request stop. We are happy to meet you at the station or it is an 8 minute walk to Rosie Banks
