Four rather different light, bright, 'cottages' in 18th Century stableblock conversion.  The Stable, a studio apartment, is equipped for independent wheelchair use and has a double/twin bed and a large wet room with shower. 

Pear Tree is a very special cottage for two, with a whirlpool bath and large shower. Hayloft is on the first floor, with two double/twin ensuite bedrooms, one with bath and one with shower.

Orchard Cottage has two double/twin bedrooms with ensuite baths and a shower downstairs. This cottage has a large eating and sitting area, which can accommodate a group, some of whose members are sleeping in other cottages.

 Adjacent to well-stock community shop selling fresh and local produce and convenience products. Great food and beer in the White Hart pub.   Easy access to Oxford, Windsor, Bath, Highclere Castle (Downton Abbey), Basildon Park. Ancient Ridgeway and Berkshire Downs 3 miles. River Thames and Beale Park 6 miles. Great local walks and wildlife.  Convenient for ferry ports and Heathrow. 10 minutes from A34/M4 J.13.

 The Stable, a studio apartment for two, with a living/sleeping area and a large wet room.

Level access through 81cm wide half-glazed stable door to living area with oak floor and 2 small rugs.
• Kitchen designed for independent wheelchair use. Worktops 85cm high with clear space under sink and hob. The units under sink and hob can easily be removed on request, to allow seated access under. Side-opening combi-microwave oven and fridge-freezer with accessible shelves.
• Dining/work table for two/three, I chair with arms and two without.
• Sleeping area with 6’ double/twin bed, measuring 60cm from the top of the mattress to the floor. A single sofa bed allows for use by a personal assistant/carer or friend/family member. A screen is available in this case. Two bedside tables with touch lamps on each.
• Transfer area next to bed is 150cm minimum. There is space under the right side of the bed for hoist feet to fit under.
• 32” TV with remote control, on wall-mounted swivelling stand, allows for viewing from either bed or sofa. Remote control.
• Level access through 80cm wide door from sleeping area to large wet room with shower, WC, smaller wash hand basin and separate larger washing basin with lever taps. Grab rails and unfixed shower chair provided on request. Vinyl non-slip safety flooring.
• A vibrating alarm pad and alarm bell are available on request. Food and water bowls can be provided for assistance dogs.

• Access over 10cm threshold through 76cm door to lobby area with coat rack and washing machine.
• Staircase to open-plan apartment is 13 steps, 1m wide, half turn with winders, 20cm risers, opening into kitchen/dining area. Standard 900cm granite worktop and units and table for four.
• From kitchen one 20cm step up to sitting room with sloping ceiling on far wall. Passage with sloping ceiling off sitting room leads to two ensuite bedrooms with 70cm doorways.

Bedroom 1: 6’ double/twin bed. Ensuite bathroom with shower.
Bedroom 2: 6’ double/twin bed. Ensuite bathroom with bath.

 Orchard Cottage, a cottage for four, with a large seating and dining area, to enable its use as a meeting area for larger parties.

• Access up a paved slope 320 long, 180 wide with rise of 16cm. Square 180 x 180cm level area in front of door, behind low wall.
• Doorway 81cm wide over mobility threshold into open-plan kitchen to left and living area to right. On immediate right is utility, with washing machine, WC, walk-in shower with fixed screen through 88cm doorway.
• At end of sitting room 160cm French doors open onto large patio with garden furniture. In kitchen area 103cm French doors lead to paved area and garden, with seating.
Either side of these doors two separate staircases, with 70cm wide doors at the bottom, lead to two separate ensuite double bedrooms with a linking fire escape hatch 74 x 74cm for emergency use.
• Staircases have 13 steps, half turn with winders, 74cm wide, with 20cm risers, opening into double bedrooms with ensuite baths. The stairs on the right to first bedroom have banisters on the right. The stairs on the left to second bedroom have banisters on the left.
• Bedrooms One and Two both have 6’ beds, which can be arranged as double or twin. The bathrooms are both accessed by 70cm doorway. There is built-in clothes storage in the bedrooms.
• There is a paved area in front of and behind the stables, with a larger patio area at one end for Orchard Cottage.

 By road from South and West: A34/M4 (J13) take road towards Chieveley then right to Hermitage and after 1 mile left onto B4009 to Hampstead Norreys. From East: M4 (J12) take road towards Pangbourne(A340) then almost immediately turn left to Bradfield and Yattendon. Follow road to Hampstead Norreys. From North:leave A34 at East Ilsley and follow road to Compton and Hampstead Norreys. Manor Courtyard Cottages are situated on Church Street in the centre of the village (B4009), sharing the entrance with the village community shop..

Public transport: the nearest train stations are Thatcham 5 miles, Pangbourne 6 miles, Newbury 7 miles (with taxi rank). There is a bus service to and from Newbury: Reading Buses service no 6A, which runs Monday - Saturday. The journey takes approx 55 minutes. The bus stop is a five minute walk from the Courtyard Cottages.
