Terms and Conditions
In making a booking, you, the hirer, enter into a contract between yourselves and Miles Standish & Karl Roberts, the owners, of Cartole Cottages.
These are generally from Saturday to Saturday or Friday to Friday, depending on the cottage, in the main season but are flexible at other times. Short breaks are available outside school holidays. Telephone bookings are accepted and held for five days pending receipt of a deposit or full payment as appropriate. We cannot accept bookings by persons under 18 years of age. A deposit of 25% is required when making a booking with the balance to reach us at least 28 days before the start of your holiday. A receipt will be sent by return post or by email if booking on line. Your booking is not a contract until you have received a receipt from us. Once we have received your deposit you are responsible for full payment of the holiday. We therefore strongly recommend that you take out holiday cancellation insurance.
Beds will be made up ready for your arrival, according to the number stated on the booking form.
Check in time is16.00, Check out time is by 10.00.
If you cancel your holiday we will endeavour, without prejudice to our right to the full rental, to re-let the cottage. If we do re-let we shall make a refund, based on the new letting price and less any expenses for advertising etc. We do urge you to take out a Holiday Cancellation Insurance as a safeguard. Although we shall make every effort to re-let the cottage, you are legally responsible for payment of the full amount once your booking has been confirmed.
We can accept no responsibility whatsoever for your vehicles or personal property during your stay.
We are not liable for death or injury to you, your family, your guests or pets, however caused, whilst at Cartole Cottages. You are responsible for your own safety and security and for the safety and security of any children or guests with you whilst at Cartole Cottages.
Well behaved dogs are welcome by prior arrangement, please see tariff for charges, (maximum 2 dogs per cottage). All dogs must be healthy and have been regularly wormed and treated for fleas. We are unable to accept dogs under 1 year of age. Please bring your own dog beds, feeding and drinking bowls and towels. Dogs must never be left unaccompanied in the cottage unless happy to be confined in their own crate. We reserve the right to enter your cottage if your dog is left unattended and uncrated or is causing a disturbance and place it in a secure cage or shed. Dogs are to be kept off all beds and furniture. Dogs are not required to be on a lead in the garden as long as they are under control of an adult and do not disturb the other guests. However dogs must be kept on a lead in the field when animals are present. Owners are responsible for cleaning up behind their dogs. There is a kennel in Pelynt which provides day care service.
Damage to any part of our property or livestock caused by your pet will be chargeable.
Heating and Electricity
Electricity is included in the rental. Heating costs are included in the rental from mid September to mid May. Heating is available at other times for a small extra charge.
Some facilities may not be available throughout the winter months unless by arrangement. e.g. the trampoline. Please call us on 01503 220956 for details. We are constantly trying to make improvements at Cartole therefore the equipment and facilities may differ to that described in this website and other advertising. We are not liable for the provision of any services outside our control including the provision of internet access.
We ask you to leave your cottage clean and tidy and report any damage or malfunction of equipment, to us promptly. Any damage to the cottage, its contents and equipment, to be paid for by the hirer at the cost of repairing or replacing damaged items.
The cottage is only for the number of people stated on our website.
We reserve the right to enter your cottage during your absence for maintenance or emergency reasons.
We reserve the right to refuse entry to our cottages to anyone we deem unfit to take charge or to anyone who causes a nuisance to us or other guests.
If your cottage is unavailable due to circumstances beyond our control we will offer an alternative. If no acceptable arrangements cannot be made we will refund the full cost of the hire period. This is the limit of our liability.
Guests are expected to be responsible for the cottage, take good care of it and leave it in a clean and tidy condition at the end of the holiday. Should extra cleaning be required we reserve the right to impose an extra charge.
On arrival you and your party are expected to familiarise yourself with the fire information, which can be found hanging in your cottage and in the information folder within the cottage. You and your party must also note the position of the fire equipment in the cottage and the fire assembly point in the grounds.
You must not cover heaters or tamper with the smoke or heat detectors in the cottage in any way.
Candles or Tee lights are not to be used in the cottage.

Our cottages are all Non Smoking.
Cartole Cottages are set in a gently sloping area, facing south and are approached by a driveway leading directly off the road. We are about 1 mile from the village of Pelynt.
The Cottages are arranged in two blocks. The first containing four cottages Linney, Old Stable, Kernewyck and Shippen. In the second block are Penny’s and Caro’s.
Linney (sleeps 4)
Parking is on level ground and is directly outside the door. There is a threshold height of about 20cm and door width of 79cm, entry is straight into the living room. The living room, bathroom and the two bedrooms, one double and one twin are all on the same level. There are two steps down to the kitchen. There is a shower over the bath. The sitting room and bedrooms are carpeted. The kitchen and bathroom have vinyl flooring. This cottage sleeps four and is suitable for a person with slightly limited ability.
Old Stable (sleeps 2)
Parking is on level ground approximately 10 metres from the door, the door width is 79cm. There is one step up into a small porch. The porch, living - dining area, bedroom and en-suite shower room are all on one level. The en-suite has a shower cubicle. The sitting room and bedroom are carpeted. The kitchen area, entrance hall and bathroom have vinyl flooring. This cottage sleeps two and is suitable for a person with slightly limited ability.
Kernewyck (sleeps 4)
Parking is on level ground approximately 10 metres from the door. There are 2 steps up to the door, the door width is 75cm and this leads to a small passage with the kitchen on the right and the bathroom on the left. Three steps up to the sitting room with dining area on the right. The staircase leads from sitting room to first floor where the two bedrooms are located, one double and one twin. There is a shower over the bath. The sitting room, stairs and bedrooms are carpeted. The kitchen, dining area, entrance hall and bathroom have vinyl flooring.
Shippen (sleeps 4)
Parking is on level ground approximately 25 metres from the door. There are 4 steps to the door, the door width is 79cm and this leads into the kitchen. The sitting room and dining area are on the right through an open door way. The staircase leads from the sitting room to the first floor where the two bedrooms and bathroom are located. One bedroom is a double and the other a twin. There is a shower over the bath. The sitting room, dining area, stairs and bedrooms are carpeted. The kitchen and bathroom have vinyl flooring.
Penny’s (sleeps 4)
Parking is on level ground directly outside the door. Entry via the 75cm wide door is into the sitting room with door to bathroom on the left and the open entrance to the kitchen straight ahead. The staircase leads from the sitting room to the first floor where the two bedrooms are located, one double and one twin. There is a shower over the bath. The sitting room, stairs and bedrooms are carpeted. The kitchen and bathroom have vinyl flooring.
Caro’s (sleeps 6)
Parking is on level ground approximately 20 metres to 7 steps and then an 18 metre grass path with stepping stones leading to the door. The door is 75cm wide. Entry is into a hallway with the bathroom straight ahead. The sitting room is on the right and on the left are 2 steps up to the kitchen and dining area. The sitting room has a door at the far end which leads to the ground floor bedroom which has an en- suite shower room with toilet. The staircase leads from the dining area to the first floor where there is a twin bedroom and a room with bunk beds. There is a shower over the bath in the main bathroom and a shower cubicle in the en-suite. The entrance hall, sitting room, stairs and bedrooms are carpeted. The kitchen and bathrooms have vinyl flooring.
