Availability & Booking Should you wish to book one of our cottages, please refer to the booking/availability page on the website.
To make a reservation please either: 1. Use our online booking system. 2. Complete an enquiry form on the contact page. We will then contact you to complete the booking procedure. 3. Email or ring to make a booking.
Provisional bookings are held for 7 days. Should a deposit not be received within the 7 days your booking will lapse. All bookings are subject to our terms and conditions which are shown below.
Deposit/Payment If a booking is made six weeks or more before the holiday starts, a deposit of onethird of the full rent will be required. The balance is payable not later than six weeks before the start date. If your holiday begins less than the six weeks from the time of booking the full rent is payable immediately.
Payment can be made by card, bank transfer, paypal or cheque.

Arrival and Departure
All holidays start and finish on a Friday (except as agreed for outofseason short breaks). Arrival time commences at 3.30 p.m. on the first day and terminates at 10.30 a.m. on the day of departure.
Cancellation In the event of cancellation less than six weeks before a holiday begins, the whole rent is payable unless we succeed in reletting. With more than six weeks notice, the deposit only would be forfeited. We strongly recommend that you take out your own holiday insurance to cover against, amongst other things, having to cancel your holiday/break.
Short Breaks Short breaks are available during low season (November-March), excluding school holiday peak periods.
Parking & Equipment Storage There is ample parking available for both cottages. There is also storage space for bikes, surf boards, diving equipment, trailers etc
Non-Smoking Please note our properties are both non-smoking establishments. All tenants are respectfully requested to observe this condition. Downs Barn Farm reserves the right to terminate this tenancy forthwith and ask tenants that disregard this policy to vacate the property.
Children We regret that we do not accept children unless by prior agreement. Pets We regret that we do not have the facilities to cater for pets.
Electricity, Central Heating & Linen Electricity is included in the rent, as is the underfloor central heating. 100% cotton bed linen, towels and tea towels are provided. Please note beach towels are not provided.
Tenants obligations: 1. That you take good care of the property and leave it in a clean and tidy condition at departure. 2. You will be obliged to pay for any losses or damage to the property. 3. We reserve the right to make a charge for extra cleaning if the property is not left in a satisfactory condition 4. Owners and their agents are permitted reasonable access to the property 5. Not to part with possession of the property, or share it, except with members of the party listed on the booking form. 6. Not to exceed the total number of people stated on the booking form.
Liability Downs Barn Farm shall not be liable for any loss, damage, expense, accident, injury or inconvenience whether to person or property which the applicant or any other person may suffer or sustain arising out of or in respect of any letting.
Governing Law The contract embodied in the booking is governed by English law, and subject to the exclusive jurisdiction of the English courts.
Complaints We try to take every care to prepare the cottages to a high standard to ensure you have a happy and enjoyable stay. Should you experience any problems or have cause for complaint during your stay, please let us know immediately. Every effort will be made to assist you and to resolve the problem in a friendly and amicable way
