We aim to make your visit with us a memorable experience that you will treasure for many years to come. However, we must ask that you read and accept the following terms and conditions which must be adhered to by all guests.
This ensures we can maintain our standards, respect all our guests and ensure your safety, as well as establishing a clear legal contract for cancellation, damage and exceptional circumstances.
BOOKING CONDITIONS: Graywood Farm is a no smoking area and candles cannot be used in the yurts.
Unfortunately we do not accept pets.
We do not accept large single sex parties. We reserve the right, at all times - without statement of reasons - to refuse a booking.
We reserve the right to terminate the booking of any customers whose party make up or behaviour may be or come to be a nuisance, danger or annoyance to others. In such instances no refunds will be offered.
When you make a booking a confirmation email will be sent to you listing the yurt, dates, times and payment details of your stay. Please contact us if you do not receive this within 48 hours of your booking request.
Booking and payment is considered the establishment of a legal contract.
Duration: There is a minimum of a 3 night stay.
Payment: We request a 30% non returnable deposit at the time of booking to make a reservation, with the balance paid 6 weeks before your holiday. If the balance is not received by the that date you will be in breach of these conditions and could lose your booking. If your booking is made less than 6 weeks before your holiday, we request payment is made in full.
The contract is formed between the party leader and ourselves when we send written confirmation of the booking to you.
Authority to Sign: The person who is the lead contact for the booking (party leader) certifies that they are authorised to agree the Booking Conditions on behalf of all persons included in the party, including those substituted or added at a later date; that they are over eighteen years of age and that they agree to take responsibility for the party.
Cancellation: We do NOT provide holiday cancellation insurance and we strongly suggest that you take this out separately. In the event that you have to cancel your stay you must notify us immediately in writing.
Cancellation only takes effect when we have received written confirmation. If you cancel more that six weeks before your stay you will not be liable for the balance of the payment but the booking deposit of 30% will be payable.
In the event of cancellation within six weeks before the start of your stay the entire rental amount will be payable.
We shall seek to relet the yurt at the best possible price but not necessarily at the advertised web site price or the price you booked at. If the yurt is relet, monies received by us, less 20%, will be refunded within 2 weeks after the relet holiday has taken place.
If we are unable to relet the yurt for the period of the cancelled holiday, all monies paid shall be forfeited to us.
In the case of premature termination of the stay, the entire booking amount is payable.
Cancellation by ourselves: In the unlikely event that your holiday accommodation becomes unavailable due to reasons beyond our control we will try to offer you alternative accommodation of at least equal standard, if at all possible. Should this not meet with your approval or if no alternative is available, all monies will be returned in full and we shall not be under any other liability.
Changes to bookings: If, after confirmation of the booking, you would like to make some changes we will always endeavour to satisfy these requests but we are not obliged to do so. Whether and to what extent these changes are accepted is at our discretion.
Group Bookings: We may refuse group bookings of more than 1 yurt if we feel that accepting them may be of detriment to other guests staying.
We do not accept noisy groups, as we are not a party venue and look to provide a quiet, relaxing experience. We ask our guests to appreciate this is a peaceful site and this should be particularly observed after 10pm.
We may refuse entry to any group bookings without prior authorisation at time of booking and any monies paid will not be reimbursed.

Pricing: Prices on the website are not binding, but prices stated in any booking confirmation email you receive from us will be honoured as shown.
Data Protection: The information supplied on the booking form will be stored on our computer systems for administrative and marketing purposes only. This information will not be passed on to any third party without your prior consent.
CONDUCT: Use of your accommodation. Only those people listed on the booking can occupy your accommodation and use the facilities of the site. Over occupancy will result in additional charges or termination of the booking. No refunds will be offered.
Guests: Guests must take good care of their yurt leaving it clean and tidy on departure. The lead name for booking will be held responsible for the behaviour of the party and for the condition in which the yurt is left at the end of the stay.
Arrival/Departure: All yurts are available from 4pm on the day of arrival. On departure all yurts are to be left clean and tidy and vacated by 11am (unless we have agreed an extended check-out) to allow us time to make it lovely for the next guests!
BBQ/Fire Pit: A BBQ and fire pit are provided for your enjoyment. Please ensure you extinguish them after use to avoid fire hazards. Parents should ensure children are supervised at all times to avoid accidents.
Children: The site is a wonderful place for children to play, but parents or guardians are responsible for them at all times. Children must not play unsupervised anywhere on the farm or in the farm's woods and there is a nearby river that could be a hazard.
Graywood Canvas Cottages accepts no responsibility for injury incurred on site. Please be careful on the decking areas as they may be slippery after rainfall, appropriate outdoor footwear and the use of handrails provided are encouraged.
Flames, Hunting and Fireworks: No firearms, hunting paraphernalia, fireworks or Chinese lanterns are permitted on the farm. Naked flames of any sort are not permitted inside the yurts.
Damages and Breakages: We reserve the right to charge for any damaged or missing items and for any other than normal cleaning being made necessary following your stay.
We also reserve the right to make a booking subject to an advance deposit to be used against inventory and cleaning, refundable after the stay.
Noise: We don't allow any amplified music or loud revelling as this would disturb our other guests and local residents. We really do enforce this and request that noise after 10pm is kept to a minimum i.e. quiet talking. Its really important to us that other guests have a peaceful break and are shown respect.
Anyone committing a nuisance or disturbing the peace may be asked to leave immediately and without a refund.
No Fire Policy: Fires are restricted strictly to the BBQ/Fire pit provided.
No Smoking Policy: The entire Graywood Canvas Cottage site and Graywood Farm is a no smoking site.
No Pets: We're sorry, we don't allow dogs or any other pets (except service dogs) on the Yurt site as it is a working farm.
Security and Keys: You are responsible for locking your yurt for the duration of your stay. You will be provided with a key upon arrival and this must be left on the table on departure.
Should any key be lost during your stay please immediately notify the owner. A charge will be made for replacement.
Parking: There is a parking space next to your yurt. Should an additional space be required please let us know at the time of booking.
At no time should vehicles block the roadway for the safety and convenience of all guests and for access for emergency vehicles.
Please take care not to drive on the grass or planted areas.
Yurt Structure: It is prohibited to interfere or adapt the structure of the yurt in any way.
Wildlife: There is an abundance of wildlife on the farm. Enjoy it but be careful. Put your food in the containers provided otherwise mice or birds could try and eat it.
Dont leave rubbish outside of the yurts as foxes could scatter it.
General Safety: Each yurt has a smoke, carbon monoxide detector, and fire extinguisher. In the unlikely event of a fire, all guests should report to the fire assembly point located by the metal farm gate at the end of the driveway. Full evacuation details are provided in your welcome pack.
We take every care to ensure you have a safe and enjoyable holiday, but cannot be held liable for any accidents or consequential loss.
Negligence: Guests will be held responsible for any fire, damage or alteration to the structure caused by negligence.
Liability: No liability is accepted in respect of loss or damage to any guest, their baggage, car or contents resulting from riot, war, strikes, adverse weather conditions, sickness, injury or loss or damage by a third party. This does not exclude liability for the actions of employees or subcontractors. We strongly recommend that you take out your own holiday insurance.
Complaints: If, upon arrival, you feel that there are reasonable grounds for complaint about your holiday accommodation we must be contacted immediately so that, were possible, appropriate action can be taken during your stay.
If a reason for complaint shall arise during your holiday, you must similarly contact us as soon as the problem arises.
No complaints will be considered after completion of your holiday, unless we were notified when they arose.
Whilst everything within our power will be done to attend to repairs to the accommodation/furniture/equipment/facility that may be faulty or fail during your holiday, no guarantees will be given and no refunds will be granted should any breakdown occur and not be immediately rectified.
Access: The property owner, his/her representative, must be allowed access to the holiday accommodation at any reasonable time for essential maintenance or annual Quality Grading inspection. Wherever possible prior arrangements will be made.
Lost Property: We regret that we cannot accept responsibility for any lost property left behind at the end of your stay. Whilst we will make every reasonable effort to return lost property this will only be done on receipt of a minimum payment of £10 to cover the cost of packaging and registered post.
Responsibility: All reasonable effort will be made to advise clients in advance of any situation which may affect your holiday. However, we accept no liability for any disturbance which may occur and is outside of our control.
Clients should understand neighbours of holiday properties are not obliged to advise us of any work/disturbance they may be undertaking as long as this is within legal limits.
Stolen Property: Graywood Canvas Cottages cannot be held responsible for any stolen property.

Our luxury yurt was made in the shadow of Mount Rainier in the US and has been specifically brought to this stunning natural setting to provide a very different glamping experience deep in the East Sussex countryside. The mix of special treated canvas, wood and wonderful French doors make this yurt different from any others you will find in the UK. Together with the windows, special galleried floor, integral kitchen and bathroom our yurts are unique. The insulated canvas ensures the temperature is appropriate whatever the weather.
So if you've always fancied camping but didn't like the thought of leaving the tent every time you want to use a shared bathroom, or were worried that it would be damp, cold or that you would have to contend with creepy crawlies, then our yurt is your ideal solution. You don't even have to know how to cope with a wood burning stove and there are plenty of places to charge your phone or use your straighteners, if that is what you desire.
Outside your door are woods and fields full of wildlife such rabbits, foxes and deer. Birds can be heard all around and above you may see a pair of buzzards circling. This is truly a country cottage under canvas where camping means comfort doesn't have to be compromised. Our yurt was designed and created in Seattle in the shadow of Mount Rainier. The materials used within the build are superior so they are often used as full time residences in the USA. The tall design allows for full size french doors so you don't need to stoop. The picture windows are over 2 metres wide and give you a great view as they are made of a scratch-resistant polymer but it's 30 mm thickness ensures your visibility is not distorted. Most yurts in the UK have solid doors and do not have windows but we believe natural light and a clear view are really important to your holiday experience. Our lattice is made of the finest northwest Douglas Fir, treated with Verde Oil, making it the strongest in the industry.
The yurts are designed to withinstand a minimum wind load of 95 miles per hour and can achieve snow loads of up to 280 pounds per square foot. So you can be completely confident about the strength of the structure - it's as strong as a cottage! The fabric of the yurt is vinyl coated polyester and the internal liner is made of eagle army duck canvas. Two layers of insulation will also ensure you're cool in the sun and warm in the night or in seasonal weather. Above you are beautifully crafted Douglas Fir rafters leading to the central compression ring with the clear dome to the sky. Perfect for viewing the stars! You'll instantly feel at home in our clean, comfortable yurt. We provide towels, linens, duvets, pillows, dishes, cutlery and crockery all the amenities you need for a relaxing retreat.
Our yurt can accommodate up to 5 overnight guests with the addition of a travel cot upon request. We understand that the time you spend with your nearest and dearest on holiday is precious and our aim is to provide the perfect environment to ensure that your time with us enjoyable, relaxing and comfortable. You've probably read about how our yurts are made of amazing quality materials in a market leading design but inside we continue that theme. Our mattresses are supplied by Hypnos who are legendary for providing 'The Most Comfortable Beds in the World'. Hypnos is by appointment to Her Majesty Queen Elizabeth II and the particular mattresses found within our yurts are also used by the UK's largest, top rated, hotel group who base their brand on the 'great night's sleep' your bed will give you. Grown ups get extra space to spread out in our Superking beds. Our sofas are luxuriously sumptuous and allow you to sink in or curl up after you've been enjoying a full day in the fresh country air. Created by Sofa Workshop they are high quality built by craftsman in Britain especially for us. In the kitchen you will find a washer dryer which will allow you to wear that special T-shirt every day of your holiday if you so wish. Outside we have our very special dining sets which are created in partnership with Jamie Oliver.
The table has a central unit which can be used as an ice bucket, a fire pit or a barbeque. This allows you to enjoy your dining experience without worrying about the children near the fire and the chef can be part of the party all the time! Local to Us Being based in East Sussex means that there is no shortage of places to go, things to do, events to attend and fantastic places to eat. You'll find one visit just won't be enough!
The farm is a quiet haven away from it all and the birds and wildlife can be seen and heard as you sit outside. There are many good walks from the farm and surrounding country. There are also a fair few pubs which you can plan your walk around too! The farm can be easily found with Graywood signed from East Hoathly village.
In East Hoathly Village (3km away) there is a village shop and Post Office, a hairdressers, a popular cafe and 2 pubs. There is a park with a children's playground and the village cricket team can be found playing there on a Sunday afternoon. The church is Grade II Listed and the tower is 15th Century. There is a GP surgery in the village which is joined with the nearby Buxted surgery providing total coverage. There is a bus service south to Brighton or Eastbourne or north to Uckfield. Uckfield (9km away) has a train station which provides a regular service to London Bridge in just over an hour. In the other direction is Waldron Village with its beautiful church, pub and village store. There is also a park with a children's playground and the village cricket team venture out on Sundays. Lewes, an historic market town which is also the county town of East Sussex is only 14km from us. Lewes is a lovely place to visit with the River Ouse running through the town and a colourful mix of cafes and antique shops. Brighton is 29km away offering a cosmopolitan city on the coast with theatres, shopping in the Lanes and the famous Pavilion. The Spa town of Tunbridge Wells is 32km away, with great shopping and the historic Pantiles to offer interest.
