Kings Manor Farm

Kings Orchard is formerly the farm manager's house situated amongst fields halfway along the Farm drive. It is spacious and comfortably furnished providing ample space for 12 + people and is a great family holiday home. The house is secluded and is in a beautiful rural setting. There are sensational countryside views from most windows. It has a large enclosed garden with fruit trees that leads down to a small woodland area, with views to the estuary and the downs. It has its own private Hot Tub on the Patio.

The house has gas central heating as well as an open log fire in the sitting room. The farm surrounds the River Yar Estuary and is served by the Freshwater to Yarmouth footpath, a very popular walk particularly in the summer months, with its spectacular views over the estuary and across to the down-land and countryside of the West Wight.

Estuary Cottage provides comfortable Isle of Wight Self Catering accommodation for 4 people. It is a pretty one-storey stone farm building that’s bright and compact and is set in a beautiful rural area that looks out onto a natural and biodiverse habitat.

The property is a stone’s throw from the river and you can see glimpses of water from the courtyard. The property has access through a grass orchard down to the river, which provides hours of fun for children to play and explore.

An arched doorway leads directly into the lounge. Wooden floors throughout, complement the building and its furnishings. The lounge leads into a small fully functional kitchen with breakfast bar. Both bedrooms also lead off from the lounge.

The property sleeps up to 4 people in two bedrooms. All accommodation is on the ground floor (with 2 small internal steps) and every room leads directly onto a large enclosed courtyard, which makes for great al fresco dining and outside enjoyment.
The cottage has an en-suite master bedroom (king size bed), and a second double bedroom with en-suite shower-room that can be converted into a twin.

The house is centrally heated and for our winter guests there is a cosy wood-burning stove.

The Old Farm Shop provides spacious and comfortable accommodation for 4 people. It is enclosed in its own garden comprising a large patio, lawn area and parking for two cars. It looks out over fields towards Freshwater Church and is 5 minutes’ walk along a footpath to the Red Lion Pub. It has its own Hot Tub on the patio.

The Old Farm Shop It is a converted one storey farm building, originally a dairy and then a farm shop. It was converted in June 2016 to spacious accommodation and is wheelchair/dis-abled friendly. It maintains the stone flooring throughout that is a reminder of its previous use.

It has a large King Size bedroom with well-appointed en-suite/walk in shower room. There is large open plan sitting room/kitchen, comfortably furnished for relaxing days and evenings. There is also a further small double bedroom with en-suite bath/shower room that can be converted into a twin if desired.

Entrance is through French doors from the patio into the spacious living /kitchen/dining area. The kitchen is fully equipped with dish-washer and washing machine.
