On the edge of a village down a country lane discover our 8 spacious well equipped barn conversions. Surrounded by 20 acres of our fields, and wildlife, the coast is just 15 mins by car, the family friendly Pigs Pub a 10 minute walk.

A courtyard of delightful barn converstions, all tastefully furnished, a short walk to the family friendly Pigs pub, and a short drive to lovely sandy beaches and wonderful walks and cycle ways. Further afield there are the Norfolk Broads and historic Norwich with a multitude of quaint lanes, museums and fabulous restaurants to suite all tastes.

Our welcoming cottages are impeccably maintained and original features include exposed flint walls, beams and a woodburner, they have everything you need for your perfect self-catering holiday - from kitchens fully equipped to cook up a delicious meal to beds worth sinking in to after a busy day exploring, lashings of hot water and unlimited heat from our biomass boilers.

Outside are our 2 friendly Valais sheep, our superb play area and play tractor, inside there is a pool table and table tennis & table football.

Hidden down a country lane discover 8 spacious converted barns and stables sleeping 2-6, set around a grassy courtyard and surrounded by rolling Norfolk countryside. 

Our self catering cottages are well maintained and fully equipped to make your stay comfortable and easy.   WiFi (up to 25 mgs) is available in all cottages at no extra charge and each property has a new Smart TV.  Our environmental-friendly credentials include solar panels and central heating and hot water via 2 Biomass boilers.

Outside there is a superb play area with zip wire, wooden climbing frame, swings, trampoline with net, slackline, tree house, large slide and loads of grass to play games on. There is even a 1959 David Brown tractor. 

Inside there is a games room with a pool table; as well, table football, basketball, badminton and table tennis can be played in one of the barns.

Wood Farm offers quiet country walks, easy acces to coast and Norwich, a superb children's play area and magnificent views. The excellent Pigs Pub is 10 minutes on foot. Holt is a 7 minute drive.

Well behaved dogs are welcome in all cottages except Oak and Elm, and are charged at £5 per night. Towels are included in the price.

National Trust property Blickling Hall 20 minutes by car.

Shakespeare in love beach Holkam 30 minutes by car.

Oak is a very spacious single storey cottage with a door out to a large fenced in garden with views past the large monkey puzzle towards the setting sun. The lounge has a Smart TV and the kitchen is very well equipped. Oak sleeps 4 people in 2 bedrooms, one very large twin, and one king and the family  bathroom has a powerful aqualisa shower over bath. Oak was refurbished in 2022.

Oak is one of our 2 pet free cottages.

Beech Cottage is a large single storey wheelchair accessible cottage.

There are 3 bedroms, 2 twins, and one king bedroom with ensuite shower room. The family bathroom has a powerful aqualisa shower over the bath and was refurbished in January 2024.

The living area has beams and exposed flint, and faces the setting sun, with large doors leading onto a small patio and out towards the play area (but not too close!). There is a large hatch into the very well equipped kitchen which was totally refurbished very recently.

There are 2 comfortable leather sofas, and a Smart TV and DVD player. 

Fast WiFi also available, included in the price.

Heating available all the year around.

NR24 2AQ From the west follow signs for the A148 to Holt, take the B1149 (to Norwich). Continue for 3.5 miles to Edgefield. Turn left at the crossroads just after the garage and just before the 'Pigs' pub. Turn left quarter of a mile along this road at the sign for Wood Farm.

From Norwich take the B1149 to Holt. When you reach Edgefield look out for the 'Three Pigs' pub just before the crossroads. Turn right just after the pub and then left quarter of a mile along this road at the sign for Wood Farm.

Wood Farm is on the left, and not to be confused with the 2 semi detached cottages on the right, which are also called Wood Farm Cottages and share our postcode.
