Set in a truly spectacular location surrounded by lush, tranquil dales and wild romantic highlands, these luxurious cottages retain many original features combined with new, wood burning (Bio Mass )stoves, well-equipped kitchens and modern, deluxe bathrooms.

On arrival you’ll find flowers, locally made scones, home-made jam, tea, coffee, sugar and a jug of milk, toiletries, cling film, silver foil, kitchen & loo paper. Breakfast boxes are available on request, along with other local produce.

We provide premium quality bed linen, robes, hand, bath and kitchen towels. Guests with babies are requested to bring their own cot linen.

COACH HOUSE, 3 bedrooms, sleeps 6/7. A detached cottage with magnificent beamed lounge and wood-burning stove. Galleried double bedroom plus a master bedroom with king-size double bed and en-suite shower room. Bunk bedded room and folding single bed for an extra guest. Modern, deluxe, family bathroom. Spectacular new kitchen and dining room with under-floor heating and a large, American-style fridge/freezer.

We have a Scandinavian, wood-fired (biomass) hot tub with space for 6 adults. It is NOT included but available for an extra charge. It's 'one use only' with no chemicals, so for hygiene reasons it needs to be emptied, cleaned, refilled and heated before its next use. Please see our Terms and Conditions.

HAYBARN, 2 bedrooms, sleeps 4/5. A superb barn conversion with beamed interior. Lounge with wonderful views, new kitchen/dining room, with underfloor heating.  Master bedroom has a king-size double bed leading to a twin bedded room which also has a folding single bed for an extra guest. Modern deluxe family bathroom.

OLD BYRE, 1 bedroom, sleeps 2. A cosy romantic cottage with beamed open plan lounge/dining room with new kitchen. From a galleried landing there is a double bedroom with outstanding views and a modern deluxe bathroom.

Each cottage has premium quality bed linen and towels, dishwasher, washer/dryer, microwave, fridge, freezer, (Bio Mass) woodburning stove, Nespresso coffee machine, LCD TV, WiFi, cot, highchair and stairgate. Outside, each cottage has a picnic table, barbecue, and new garden furniture. There is ample safe parking adjacent to the cottage (well away from any roads) and there are shops and wonderful places to eat close-by.

SWAINSLEY FARM is set on high ground looking south over the beautiful River Manifold which flows through spectacular crags and wooded valleys before joining the Dove a few miles down stream. There is great walking straight from the door but the less adventurous may prefer to stroll along the banks of the river into Dovedale or explore our pretty villages with their lovely old churches and ancient inns. We are located on the Manifold trail which offers wonderful cycling (and which also has easy access for pushchairs). We have some cycles for our guests to use at no charge. Fishing, pony-trekking, golf and water sports are all available locally. There are many attractions including Chatsworth, National Trust properties, gardens and Alton Towers. The market towns of Buxton, Bakewell, Ashbourne and Leek are a short drive away in different directions. We offer our guests a complimentary Leisure Centre pass if they wish to use the swimming pool, gym etc.

The Coach House, 3 bedrooms, sleeps 6/7 + cot. The Coach House is a magnificent, detached cottage with spectacular views. Originally an 18th Century coach house and stables, it has many original features.

The master bedroom has a king-size double bed with deluxe, en suite shower room. A new deluxe, family bathroom has bath/over-bath shower, WC and heated towel rail. A flight of open tread stairs leads to a romantic, galleried, king-size double bedroom overlooking the lounge. A smaller bedroom has two single beds in a ‘bunks’ arrangement and there’s a folding, single bed.

A new kitchen has granite worktops, underfloor heating, integrated appliances, a large American style fridge/freezer and a full range of cooking and dining ware.

The entrance hall leads into a magnificent beamed lounge with vaulted ceiling, timber trusses and underfloor heating  French windows have incredible views of the high hills surrounding Swainsley Farm and the cottage has a new, woodburning stove (biomass) and a large, flatscreen TV.

The cottage is spacious and, with the exception of the gallery bedroom, all rooms are on the ground floor (making it suitable for visitors with limited mobility).

A new, deluxe kitchen with granite worktops has integrated appliances, under floor heating and a full range of cooking and dining ware. There’s a lovely, comfy lounge, with wood burning stove (bio-mas).  Upstairs a landing provides access to a modern, deluxe bathroom (with bath/over-bath shower, WC and heated towel rail) and a spectacular king-size double bedroom. A separate, second bedroom has twin beds (which can be made into a king-size double by arrangement). This cottage easily accommodates two couples but the layout (second bedroom leading off the master bedroom) means that it’s particularly suitable for families, especially those with small children. The cottage also has a folding single bed.

The Old Byre, 1 bedroom, sleeps 2 + cot.  The Old Byre has unrestricted, amazing views of the Manifold Valley and the hills surrounding Swainsley Farm.

This superb cottage has beamed ceilings, many original features and is ideal for couples wanting peace, quiet, comfort and understated luxury.

Downstairs, there’s an open plan dining room, sitting room with newly installed wood burning stove (biomass), deluxe kitchen (granite worktops, integrated appliances and a full range of cooking and dining ware). Upstairs, a galleried landing leads to a lovely double bedroom ('with views to die for', the opinion of one of our visitors). There’s also a modern deluxe bathroom with bath/over-bath shower, WC and heated towel rail.

There are 3 cottages grouped together around a courtyard with amazing views making it an ideal venue for family gatherings, holidays, birthdays and group events, plus there is great walking straight from the door!

Together the three cottages offer 6 bedrooms sleeping up to 12 people with 2 additional Z-beds (suitable for children) and 3 cots.

There’s space to socialise but also flexibility for those choosing to be independent – the Coach House (3 bedrooms) has a large, spacious lounge while the Haybarn (2 bedrooms) can dine up to 12 people. The Old Byre (1 bedroom) provides a peaceful bolt-hole for grandparents and anyone wanting a little privacy.

The cottages are grouped together around a courtyard with spectacular views overlooking the Manifold Valley in the Peak District National Park.

 Visitors coming north on the M1.

 

We suggest you avoid Derby by taking exit 23A onto the A50 and then the A515 to Ashbourne.

Visitors approaching from Leek or Ashbourne on the A523.

Turn onto the B5053 at a main cross-roads and pass through Onecote village. 1½ mile past Onecote take the second turning on the right into Butterton. Drive through Butterton to the far edge of the village and bear left towards Hulme End. We are located ¾ mile down this lane on the right. The entrance to our driveway is clearly marked.

Visitors approaching from Bakewell, Buxton or Ashbourne on the A515.

Turn onto the B5054 and pass through Hartington to Hulme End. At the Manifold Inn turn left and after 400 yards take the first right onto a very narrow lane. After 1½ miles a hump backed bridge takes you over the Manifold River . Carry on up the hill towards Butterton for about 200 yards (going past the gates of Swainsley Hall) and the entrance to our driveway is clearly marked on the left.
