Terms & Conditions
Charges and Terms.
Please ensure we receive a non-returnable deposit of 25% of the total cost within 7 days of the booking or we may be obliged to release the dates. The balance should be paid at least 28 days before the start of the holiday (we reserve the right to cancel the booking if full payment has not been received by this date).
Please make sterling cheques payable to Mr & Mrs Snook.
If a booking is cancelled up to 28 days before the start of the holiday 50% of the full hire charge will be payable. Cancellation within 28 days will result in the full charge being payable. We will use our best endeavours to re-let a cottage following a cancellation and you will be credited with the net value of the re-letting. We strongly recommend you take out cancellation insurance. We can supply an application form from a company offering cancellation insurance upon request.
We reserve the right to cancel any booking for reasons beyond our reasonable control and will give you as much notice as possible. In these circumstances we will make every effort to offer alternative accommodation at Swainsley Farm, subject to availability.
Arrival time/key collection.
Visitors are asked to arrive after 3pm. Please contact us a few days before your holiday to confirm arrival time and key collection details. We try to welcome visitors personally, show them how equipment in the cottage works and give information that may be needed regarding shopping, pubs, eating , walking, cycling etc.
Check-out time is 10am on the day of departure. You are requested to leave the cottage, as far as possible, in the condition that you would like to find it. We reserve the right to make a charge if the cottage is left in an excessively dirty condition.
Bed linen and towels.
Bed linen and bath/hand/kitchen towels are provided and included in the price of the holiday. Please note that we can supply cots and highchairs but we do not supply cot bed linen/towels.
Electricity is included in the cottage price.
Visitors are requested not to exceed the maximum number of people for which we supply beds/bed linen. We reserve the right to refuse or cancel any booking which in our opinion may be unsuitable for the cottage concerned. Please make sure that the accommodation you book meets your requirements.
No pets in the cottages please.
The cottages are non-smoking.

Please take care of our property while it is in your care - you are responsible for damage and breakages. We reserve the right to charge for breakages and damage caused during your occupancy.
Visitors are asked to take care at all times while on our property. Parents in particular are asked to ensure that children are safe, accompanied by a responsible adult and not left unattended. We do not accept responsibility for injury or damage to and loss of guests property, cars and contents and you agree to indemnify and hold us harmless from and against all actions, claims, costs and proceedings (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those in your party) while on our property.

There is great walking straight from the door but the less adventurous may prefer to stroll along the banks of the river into Dovedale or explore our pretty villages with their lovely old churches and ancient inns. We are located on the Manifold trail which offers wonderful cycling (and which also has easy access for pushchairs). We have some cycles for our guests to use at no charge. Fishing, pony-trekking, golf and water sports are all available locally. There are many attractions including Chatsworth, National Trust properties, gardens and Alton Towers. The market towns of Buxton, Bakewell, Ashbourne and Leek are a short drive away in different directions. We offer our guests a complimentary Leisure Centre pass if they wish to use the swimming pool, gym etc.
