Ten lovely holiday cottages for you to relax in North Warwickshire's beautiful rolling countryside. Walk, enjoy the putting green, listen to the birds. Easy reach of NEC, Lichfield, Birmingham.

Ann and Richard Prosser welcome you to their beautifully converted self catering farm cottages deep in the heart of the Warwickshire countryside where it is so quiet that you can hear the birds sing, but only 5 miles from J10 M42/A5 or J9 M42/M6 Toll. Listen to the birds, take a walk round the farm on the specially laid out tracks. (1.25 miles).

If you are working in the area, it is only 20 minutes drive to the centre of Birmingham, N.E.C. or Lichfield and less than 10 minutes from J9 or J10 of the M42/A5. Each cottage comes with a full set of amenities, providing a home from home and more: Full gas central heating, fully equipped kitchen, bedlinen and towels, television and DVD player, free Wi-Fi, communal laundry room, garden with bbq, garden furniture and nine hole putting green, cot and high-chair. In the laundry you will find meals, jams and preserves for sale together with books, magazines, lots of tourist information and the laundry facilities.

There are many attractions in the local area such as Drayton Manor Park, Kingsbury Water Park, Tamworth Castle, Twycross Zoo and Bosworth Battle Field. A little further afield you can be visiting Shakespeare Country and the historical delights of Stratford upon Avon, Warwick Castle, Burton Dassett Country Park or Compton Verney. In the beginning (1950's) Richard's father bought Hipsley Farm and cows were milked here. It was a small, mixed farm of a very traditional sort but by 1988, the cowshed was no longer in use, and instead was a storeroom for vintage tractors. These traditional farming vehicles were eventually moved elsewhere, leaving the barns unused when we had the bright idea of converting them to welcome people to our glorious Warwickshire countryside.

Brooke is a large ground floor two bedroom apartment converted from the cowshed. It has one twin bedded room and one kingszie double bedded room plus a futon for an extra guest.

The modern bathroom has a large shower, bath, washbasin and wc.

The kitchen/dining room  is equipped for 6 people and the large sitting room has views of the countryside through French windows. 

An ideal apartment for anyone not comfortable using stairs.

Dugdale is one half of a 18th century barn which is now two charming cottages with lots of original oak beams.  The cottage has an open plan kitchen/living room with breakfast bar.  The spiral staircase from this room leads to a delightful kingsized double-bedded room with ensuite shower, wc and washbasin.

Drayton is the other half of Dugdale - an 18th century barn which is now two charming cottages with lots of original oak beams.   It is named after Michael Drayton from Drayton Manor Park (now home to Thomas the Tank Engine).

This cottage has an open plan kitchen/living room with spiral staircase leading to a twin bedroom having ensuite shower, wc and washbasin.

Wainwright is a delightful single storey stone cottage with one twin bedded bedroom. A baby can also be accommodated.  There is a large shower  with separate wc and washbasin.  It has a kitchen/living room and conservatory dining room which can seat four people.  Being all ground floor it is suitable for guests who prefer not to have stairs.

The top floor has a twin bedroom and wc with washbasin. The middle floor has the kingsize double bedroom, single bedroom with generous 4ft bed and the family bathroom.

On the ground floor is the well-equipped kitchen,a  useful wc,  a comfortable sitting room and conservatory dining room which can seat up to eight people.

Milne has its own garden with a large lawn and paved area for the garden furniture.

The kitchen includes  freezer, dishwasher and microwave and is equipped for 8 people.

As you are on the first floor the spacious sitting room provides wonderful views.

Bramley was the original farmworkers cottage to the farm.  It now has 3 en suite bedrooms sleeping 6-7 people:   2 with twin beds and 1 with a king sized double + single.

The kitchen has a dishwasher, washing machine, dryer, fridge/freezer, microwave and cooker and is equipped for 10 people. With a sitting room, dining room and large hall, this is a lovely warm and comfortable house.

From A5/M42 J10  Take road to Freasley/Kingsbury for 1.3miles; pass Planters Garden Centre on left.  Take first left to Wood End. Continue for 1.3 miles through village.  Turn left for Atherstone for 0.8 mile. Turn right for Hurley into Hipsley Lane.  Cottages are 0.5 mile on right.

From J9 M42/M6 Toll Take A4097 signposted Kingsbury.  Continue over 1st island, turn right at next onto B4098. First left to Hurley, continue through Hurley until opposite Hurley Hall. Turn left to Wood End into Hipsley Lane. Cottages are 0.5 mile on left.

 If you are using a Satnav you need to use the Postcode CV9 2HS which brings you to Hipsley Lane - continue along the lane until you see our sign.
