School Farm is the perfect location to explore this beautiful part of the Suffolk Coast and countryside. Our small family farm occupies a peaceful setting in Suffolk's beautiful Blyth Valley, surrounded by open fields and rolling countryside, close to the picturesque coastal towns and beaches of Southwold, Walberswick and Dunwich. A lovely quiet spot where you can put your feet up, unwind and let your cares slip away. Our four well equipped and comfortable cottages provide a perfect base for a relaxing break for couples, an enjoyable family holiday 'down on the farm' or a larger get-together for groups of family and friends. Feed the chickens and collect freshly laid eggs for your breakfast, relax in your cottage or wander round the farm and watch the horses and ponies grazing in the meadows. Enjoy a great day out at one of the local visitor attractions, spend a lazy day at the beach or sit by the pond with your favourite tipple and watch the sun go down. Suffolk has a wealth of restaurants and country pubs providing fantastic meals from a variety of excellent local food producers; you'll be spoiled for choice! Spend time with family and friends and go home refreshed with fond memories of your stay. 

Our four cottages are converted from traditional farm buildings, retain their original character and provide excellent quality, well equipped self-catering accommodation. Situated side by side around a south-facing courtyard with pleasant views over two large ponds, ancient hedgerows and meadowland, the cottages provide an ideal location for a relaxing break. All cottages have a patio area and access to a large garden and play area. There's ample space for the youngsters to safely let off steam but also lots of garden furniture in quiet corners around the grounds for you to sit and watch the world go by. Facilities include a large, secure garden, play area with play house, swing and climbing frame, games/meeting room with table tennis, pool table and table football, football pitch, garden furniture, barbeque, fishing, laundry room, secure cycle storage and EV charging point. 

To minimise our environmental impact, we've installed biomass heating, solar pV panels and LED lighting where possible. ​​​Each cottage is centrally heated and equipped with Freeview TV, DVD player, and a stereo speaker system with CD/DAB radio. Kitchens all have a built in single oven, hob, dishwasher, microwave and fridge with a top freezer compartment - and there is extra freezer space available in the games room kitchen. Washing machines and a tumble-drier are provided in the adjoining laundry room. Bell Cottage and Swan Cottage each have one bedroom sleeping two people; Silverleys Cottage and North Cottage each have two bedrooms and sleep four. North, Swan and Bell Cottages also have a sofa bed in the lounge, and we have two rollaway beds which can be used in North, Swan or Bell Cottages if extra bedspace is needed.  A connecting door between Swan Cottage and North Cottage gives the flexibility to cater for larger parties.

Bell Cottage and Silverleys Cottage are single storey cottages, are wheelchair friendly, with ramped access, wet rooms, drop-down handrails and grab rails. Other aids are available on request - please ask for details. Cots, highchairs, bedguards, baby baths and stairgates are available free of charge. Please note we do not supply cot linen. Pets are not allowed in any of the cottages.

Swan Cottage is the smallest of our four cottages. A bright and airy cottage with lovely views over the pond and rolling countryside. A two storey cottage with one bedroom, sleeps 2 (plus sofa bed) and has the following:

* Spacious lounge/kitchen/dining room, with sofa bed and armchair, dining table seating four people
* Beautiful views over meadows and ponds
* Colour TV, DVD player, stereo speaker system with CD/DAB radio and bluetooth
* Fully equipped kitchen, with single oven, hob, dishwasher microwave oven, fridge with top freezer compartment (extra freezer space in games room kitchen) 
* Upstairs bathroom with toilet and shower over the bath
* Bedroom with two single beds which can be linked together to make a superking bed. Room for a cot or child's rollaway bed. 
* Connecting doors enable this cottage and North Cottage to be rented together, giving a 3 bedroomed cottage sleeping 6 (plus sofa beds).  High standard of acoustic insulation on the party wall with North Cottage.

Additional Directions Information

Car arrival: From A12 take B1116 through Framlingham to Laxfield. In centre of Laxfield turn off beside Royal Oak and go to centre of Cratfield village. We are in Church Road close to the junction of Church Road and The Street. 

From A14 take the A1120 to Dennington then turn left in the centre of the village onto the B1116 and follow the directions above.
