A very warm welcome awaits you at Mellwaters Barn Cottages which are centrally placed in the North Pennine Area of Outstanding Natural Beauty within easy reach of the Barnard Castle, Teesdale, Raby castle, Bishop Auckland and Durham making it an ideal holiday destination whether you are looking for a relaxing holiday, action packed holiday or just enjoy walking in beautiful countryside. As owners we believe in making you holiday as relaxed and pleasurable as possible and to this end there is mostly someone on site to help you with any queries you may have.

Mellwaters Barn as a traditional stone barn that has been converted into 4 very spacious cottages on a working farm. These cottages can either sleep 4 people (Blue Tit and Kingfisher) or 2 people (Robin and Wren). Parking is either at the door or a short distance away allowing maximum possible access for all visitors.

With full central heating throughout, controllable in each room, kitchens equipped to modern standards, and profiling beds for maximum comfort to ensure a good night’s sleep to make your stay a truly memorable one.

The modern facilities include Widescreen TV which has freesat with on demand services availble such as Netflix, Iplayer etc and free WiFi.

If spacious living and stunning sunrises are what you desire from your holiday, then look no further than Blue Tit Cottage. This cottage has been designed with its surroundings in mind with a beautiful picture window in the living area upstairs so you can sit back, relax and gaze into the valley below.

The sitting area comes fully furnished with a large settee and two armchairs meaning there’s plenty of room to stretch out and relax after a day of adventures. The dining area accommodates at least six people, perfect when a family is sharing two cottages. The kitchen area is like a home away from home, fully equipped with everything the modern family requires. Blue Tit Cottage comes with two bedrooms, both situated downstairs for easier access. Each bedroom has either double or twin beds for personal preference and can be decided upon booking. As well as a cloakroom upstairs, the cottage has a very large wet room with a shower, WC and hand basin. 

If it’s a larger family gathering you’re planning, Blue Tit Cottage can join Wren Cottage. At Mellwaters Barn, we understand the stress behind booking accommodation when accessibility is the main focus point. Our disabled holiday cottages were designed by a wheelchair user who understands the importance of accessibility. Blue Tit Cottage has a level entry front door with parking at the front of the property. 

We welcome up to 2 well behaved dogs in this cottage at the cost of £15 per dog per stay, this can be paid for by choosing it as an extra when booking.

Blue Tit Cottage faces east and looks down the valley towards Bowes Village. It has a designated parking space next to the front door and level entry access which leads you into the hall where the freezer is located. Downstairs the cottage has 2 bedrooms and a wet room. Both bedrooms have 2 single profiling beds which enables you to raise the head and foot of the bed. The beds can be made up as singles or a double depending on preference and you will also find a wardrobe, vanity table, mirror and chair along with two bedside tables in each bedroom. The roll in shower wet room is spacious and has a toilet and lowered sink, we can provide shower chair’s, moveable grab rails and toilet frames to help support.  The living, dining and kitchen area is accessed either by the wheelchair accessible through lift or the staircase. The Upstairs area is spacious and open plan to offer maximum comfort. The living area consists of a large settee, armchair, rise and recline armchair, electric fire and 32” TV with Freesat which has on demand services built in.  The dining area accommodates at least six people, perfect when a family is sharing two cottages. The kitchen area has been designed with space for a wheelchair user to be able to use the induction Hob and the same for the sink, the oven is at a wheelchair friendly height and has pull out rails for ease of access and next to the oven is a pull out shelf which can be used for a preparation area. Other appliances include an under the counter fridge, Dishwasher, Microwave, filter coffee machine and Kenwood mixer. For the comfort of our guests there is a W.C off the living area.

If you seek the afternoon sunlight through to sunset, look no further than Kingfisher Cottage. The West-facing cottage’s upstairs living area showcases one of the stunning views of our farm from the window. The exceptionally spacious living area is fully furnished with two large armchairs and a comfortably sized settee pointing to the window capturing our lambs playing during spring time. For easier access, there is also a cloakroom upstairs. 

The large dining area can comfortably seat six people; the extra space is perfect when a family shares two cottages. Whether you’re planning a bigger gathering or it’s a smaller affair, the kitchen comes fully equipped with everything you would expect to be needed by the modern family. Downstairs the two bedrooms can have either double or twin beds depending on personal preference. Kingfisher Cottage also has an easily accessible bathroom with an over-bath shower, WC and hand basin. 

The cottage looks out onto rolling hills and stunning farmland you will be dying to explore. Kingfisher Cottage even has an entrance porch ideal for walkers to remove and store boots after a walk in the surrounding countryside. This allows for easy access to the cottage in all weathers. If it’s a larger family gathering you’re planning, Kingfisher Cottage can be joined Robin Cottage for more space.

Picture this, you’ve returned home after a day of exploring one of our many local attractions, and you’re relaxing watching the magnificent sunset. If you sit there long enough, you might even see a starling display in the sky. Sound good? Robin Cottage is the perfect place for you. 

It has a good-sized sitting/dining area, together with an open plan kitchen which lends itself to maximum comfort and relaxation. The bedroom is situated upstairs and can have either double or twin beds as desired. It comes with a fully equipped en suite bathroom with an over-bath shower, WC and hand basin. 

If you’re planning a larger family gathering but want your own space, Robin Cottage is perfect because it can be joined to Kingfisher Cottage to increase living space. After enjoying the purpose built footpaths around the farm you can often see the sheep Dog’s playing from the living room window after their hard working day, which can often turn a bit vocal!.  Robin Cottage has a level entry front door and a designated parking space just a few metres from the front door.

Being woken up with the sun sounds like a pretty nice way to be woken up if you ask us. If you agree, Wren Cottage is the one for you. It’s west-facing, so it is guaranteed to glisten on a sunny day; what more can you ask for when on holiday? Imagine planning a trip to one of our many local attractions while basking in the glorious sunshine and stunning views of County Durham. 

It is perfectly spacious for two, with accessibility at the forefront of its design. The cottage comes fully fitted with an open plan kitchen, fully equipped with everyone the modern guest would require. The dining/seating area is perfectly spacious for two and comes fully furnished. Upstairs, the bedroom can either be fitted with a double or twin beds, depending on preference. It also comes with an easy access en suite bathroom with an over-bath shower, WC and hand basin. 

If it’s a larger family gathering you’re planning and looking for a little extra space, Wren Cottage can join Blue Tit Cottage for more space. 

We welcome 1 well behaved dog in this cottage at the cost of £15 per stay, this can be paid for on arrival but you must let us know at the time of booking.

From the A1 at Scotch Corner:

Follow the A66 signed Brough / Penrith. Keep on the A66 past Bowes. Under bridge, about 1.5 miles turn left at blue sign East Mellwaters Farm. Farm lane will take you into East Mellwaters Farm yard. 

 

From the M6 at Penrith (Junction 40):

Follow the A66 signed Barnard Castle / Scotch Corner. Keep on the A66 past Brough and A685 Junction. Approximately 10 miles look for white and stone house on the lefthand side. Go past another two houses and the trees in the middle of the A66. Move into offside lane. At the third house turn right at the turning circle on to the westbound carriage way. Turn left approximately 200 yards at the blue sign for East Mellwaters Farm.

 

From M6 at Tebay (Junction 38):

Follow the A685 to Kirkby Stephen / Brough. Just before Brough under bridge then turn right on to the A66 signed Scotch Corner. Approximately 10 miles look for white and stone house on the lefthand side. Go past another two houses and the trees in the middle of the A66. Move into offside lane. At the third house turn right at the turning circle on to the westbound carriage way. Turn left approximately 200 yards at the blue sign for East Mellwaters Farm.

Farm lane will take you into East Mellwaters Farm yard. Please find you parking space sign for your cottage and park up, your cottage will be open with the key in the door.

With our personal experience with dealing with disabilities, we take great pleasure in welcoming people who may be in a wheelchair or just less able to walk without help.

The cottages were designed by a wheelchair user who understands the problems of accessibility. The access to the cottages is exceptionally good and the purpose-built footpaths make the farm accessible too so that everyone can enjoy the magnificent views. We have aimed to provide disabled holiday accommodation which has features to make visitors as comfortable as possible, from hoists to wet rooms and the welcoming of assistance dogs.

We have succeeded in providing disabled holiday accommodation which have features to make visitors as comfortable as possible with all cottages having push and pull door handles, wheelchair height light switches and plug sockets, Profiling beds, all doorways 850 to 900mm wide and at least 1500mm turning circle space as standard and having other features such as ceiling hoists to a wet room, Stairlifts, wheelchair lifts and adapted kitchens in Blue Tit and Kingfisher. We take pride in being awarded 4 star gold year after year and providing our support equipment at no extra cost meaning there are no hidden charges.
