These cosy ground-floor adjoinng cottages each sleeps up to 4 guests or 8 guests when booked together, ideal for extended families or friends holidaying together. Step inside either Amville or Linhay and you'll find a spacious, open-plan living area, thoughfully designed with your comfort and relaxation in mind.  The fully equipped kitchen includes eveything you need - while the dining area and comfy lounge invite guests to gather and enjoy time together.

Each cottage has 1 x Double bedroom (with HD TV) and 1 x Twin Bedroom Sleeps up to 4 and feature handmade wrought iron beds. The modern shower room offers a walk-in shower, WC, hand basin and a heated towel rail for a touch of luxury.  Underfloor heating throughout, powered by an air source heat pump, ensures a cosy stay whatever the season you choose to holiday. 

For moments of calm, open the patio doors and step out onto your private decking area's complete with garden furniture and a picnic bench.  It is the perfect spot to enjoy an al fresco breakfast in the morning or watch the Buzzards & Red Kite overhead in the evening with a glass of wine in hand. Guests have access to a shared enclosed garden, overlooking the surrounding countryside. 

A private off-road parking area and cycle rack make arriving and exploring easy making Amville & Linhay cottages especially suited to families with children or couples seeking a quiet escape.

Just a short walk away (approx 150yds) you'll find a generalstore/post office and medical centre, plus friendly local pubs in Roydon and Congham.

The cottages are perfectly placed to explore North Norolk's coast and countryside. Spend the day on unspoilt beaches relaxing on the sand, visit RSPB Titchwell Martsh or RSPB Snettisham for endless wildlife spotting opportunites or enjoy a family day out at Pensthorpe Nature Park, Watatunger Wildlife Reserve.  

Discover the grandeur of the Royal Sandringham Estate and numerous National Trust properties throughout the area.  Explore the seaside charm of Hunstanton with it's Sea Life Sanctuary, funfair or Alive Oasis leisure centre or dive into the history of King's Lynn with its markets, architecture and rail links to Ely and Cambridge.

Further afield, enjoy a day trip to the fine city of Norwich to see the magnificent romanesque Catherdral, Norman Castle and fantastic shopping opportunities down the Norwich lanes.  If you prefer to be on the water, you could hire a boat on the Norfolk Broads and meander through the waterways of the Norfolk Broads National Park.

There's even an hourly bus service into King's Lynn, with the stop just 50yds from the cottages - making it easy to get around without a car.

Turn off A149 (King's Lynn-Hunstanton) at Roundabout onto A148 (sp Fakenham) Approx 300yds turn right (sp Grimston) in 3 miles stay on this road until the junction with the B1153 at the Victorian Clock Tower on the left, turn right opp Village Store & PO and The Olde Bell Pub. Straight ahead is the Church. The farm entrance is on the left immediately opp Vong Lane. Turn left into Eastman's Lane - Farm Entrance is on the left through the White Gates - Guest car park is on the left.
