Our 9 cottages, set in 30 acres of courtyard gardens, fields and woodland are centrally located to explore the whole of Devon. The Grade II listed stone barns have been converted to a high standard whilst keeping the character of the buildings and are full of original features including stone walls, exposed wooden beams and roof trusses. We're an accredited Dark Sky Friendly Business with Exmoor National Park and thousands of stars, constellations, planets and the Milky Way are visible in the night sky. Newhouse Farm’s dog friendly, award-winning cottages are rated 5* by our guest reviews on Trip Advisor. Our 9 cottages sleep between 2-11 people and for group or multi-generational family holidays, The Hayloft function room can be reserved for dining which means everyone can come together when they want and return to the privacy of their own cottage for rest and relaxation when needed!

We’ve an abundance of wildlife with buzzards, bats and barn owls regularly seen overhead. Early risers are sure to catch a glimpse of deer grazing in the fields and can watch hares and rabbits hopping around too. Otters have been spotted in the stream by the lake and eagle-eyed guests might get to see a Kingfisher.

With Exmoor National Park to the north and Dartmoor National Park to the south, day trips to enjoy the spectacular scenery, wildlife, tors and falls that these Parks have to offer is a must. The stunning beaches of North Devon are under an hour away – take a relaxing walk and explore the dunes or be adventurous and have a surf lesson or go coasteering. The City of Exeter is less than an hour to the south and is steeped in history; visit the Cathedral and Underground Passages before stopping for a leisurely pub lunch. Then work it off by hiring a kayak or going for a bike ride along the quay!

Closer to home an array of activities awaits – you can play golf, try your hand at trout fishing, have a clay pigeon shooting lesson or ride horses, quad bikes, go-carts or even Segways ... the list goes on and on and on! Alternatively, stay put, relax and unwind in your cottage, and enjoy all that Newhouse Farm Cottages offer.

The kitchen is equipped for a family self-catering holiday with dishwasher and the dining area overlooks the courtyard garden. Upstairs is the double bedroom and twin bedroom which has space for an additional child's z-bed (available on request for an additional charge), making Beech ideal for a family of 5. The family bathroom is also upstairs and has a shower over the bath.

If holidaying with little ones, it's good to know that there is a door at the bottom of the stairs and a fixed stairgate at the top. A travel cot, highchair, step stool and toddler plate and cutlery set s provided. Bed guards are available upon request (subject to availability).

Outside the sunny courtyard garden has a brick barbecue and picnic tables and is shared with two other cottages, Cedar and Larch. For groups of 10 people these 3 cottages are a great combination.

The ground floor has an open-plan lounge and dining area with kitchen including dishwasher. Upstairs the spacious bedroom has a king-size bed, a small dressing room and en-suite bathroom, with shower over the bath.

The upper floor entrance hall of Willow leads into the spacious open-plan beamed kitchen, dining and sitting room with leather sofas, wood-burning stove and TV with Freeview. There is also a twin bedroom and separate WC on this floor. As Willow is an upside down cottage, the staircase takes you down to the lower floor, where the double bedroom with en-suite shower room, twin bedroom and family bathroom (shower over bath) can be found. A door from this lower level hallway takes guests into an underground passageway leading to a flight of stairs up to the games room meaning there's no need to venture outside to play a game of table tennis or pool!

The staircase in the living area has a fixed stairgate; a travel cot, highchair, step stool and toddler plate and cutlery set is also provided. Bed guards are available upon request (subject to availability).

On entering you'll find the separate kitchen off the hallway before heading into the open plan dining/living room where the gorgeous view from the window shows fields and the village Church in the distance. The bedroom can be found on the lower floor and has a king bed with en-suite bathroom (shower over bath). A door (with low headroom) gives access to the underground corridor connecting Oak to Willow and Rowan cottages as well as leading to the games room and guest laundry room.

If holidaying with little ones, there's a fixed stairgate at the top of the stairs in the living room. A travel cot, highchair, step stool and toddler plate and cutlery set is available on request.

Rowan is an upside-down cottage and on this upper floor you'll also find a twin bedroom and separate WC. This twin bedroom is spacious and can also accommodate a child's z-bed (available on request for an additional charge). The living room staircase goes down to the lower floor, where the double bedroom with en-suite shower room, twin bedroom and family bathroom (shower over bath) can be found. A door from the lower level hallway leads into an underground passageway where a flight of stairs goes up to the games room.

Separate from the other cottages and adjacent to the swimming pool, the spacious galleried entrance hall in Elm Barn leads to a beamed kitchen and dining room. The large kitchen is well equipped for a self-catering holiday and has an electric range cooker, dishwasher and washing machine. The dining room has French doors leading to a small covered patio.

From the hallway a short flight of stairs leads down to the lounge, which has a wood-burning stove and Sky TV, with movies and sports channels. The French doors in the lounge open onto a private enclosed courtyard garden with brick barbecue and picnic tables.

The five bedrooms are split over both floors. On the first floor the galleried landing has two separate wings - one side has a king bedroom, nursery room with cot and en-suite shower room. The other wing also has a king bedroom (with cot) and en-suite shower room. On the ground floor you'll find a double, a twin and a family room (with a double and single bed) along with the family bathroom (shower over bath) and an additional WC. There is private parking to the front of Elm Barn and glorious views over the top field and beyond.

We can provide an additional child's z-bed on request for an additional charge.

Elm Barn has a fixed stairgate at the top and bottom of the main staircase. The king bedrooms both have wooden cots and there are two highchairs in the dining room. A step stool and toddler plates and cutlery sets are also provided. Bed guards are available upon request (subject to availability).

A beautiful and secluded detached barn, Trotters has stunning panoramic views across the valley.

From the private patio you'll enter into the large dining area and kitchen which has a dishwasher and washing machine. The spacious and sunny sitting room has Sky TV with movies and sports channels and a wood-burning stove. Next door to the sitting room on the ground floor is the double bedroom with en-suite shower room, ideal for those guests who prefer not to climb stairs. On the first floor, the king and twin bedrooms both have en-suite bathrooms (with shower attachment for hair washing). The private, fenced courtyard garden is a sun trap and the barbecue and patio furniture make this a great extension to the indoor living space with views across the orchard and valley.

The Linhay is set across the quiet country lane from the main site offering those staying in this gorgeous south-facing barn privacy and seclusion.

It's a single storey barn conversion with exposed roof trusses in all rooms, oak flooring throughout and large windows to make the most of its sunny position. The Linhay is perfect for 6 people and has one king and two twin bedrooms with three wet rooms (showers, no baths). The large open-plan lounge/dining room has a wood-burning stove and Sky TV with movies and sports channels. The spacious kitchen is fully equipped for a self-catering holiday and has plenty of cupboards and work surfaces as well as a washing machine and tumble dryer.

Additional Directions Information

Leave the M5 at Junction 27 and take the A361 North Devon Link Road towards Tiverton/Barnstaple. Leave the A361 at the first roundabout by turning left and following the signs to Witheridge and the B3137. Take the second exit on the first mini roundabout and at the next roundabout turn right (Kennedy Way), passing Morrisons supermarket on your left (straight across at that roundabout) and then turn right at the next roundabout. Look out for the sign for the B3137 to Witheridge, the second turning on the left (Long Drag Hill).

Drive through the villages of Withleigh and Nomansland and when you get to Witheridge drive through the village, passing on the right The Mitre Inn. Take the next right immediately after passing the church and drive down the hill. Cross the river at the bottom and bear right. Follow the road up the valley beneath the trees and Newhouse Farm Cottages is the second entrance on the left.
