Welcome: Thank you for choosing to book with Brenley Farm House. We look forward to welcoming you to our family farm. When you make this booking you are entering an agreement with us. Please read our terms and conditions of booking.
Brenley Farm House has acquired the Industry Standard mark, which means that our business has followed government and industry COVID-19 guidelines, has a Risk Assessment in place and a process to maintain cleanliness and aid social distancing. As a consequence of the enhanced cleaning I will not be taking any single night bookings for the foreseeable future.
Prices: The price includes accommodation and breakfast. We accept the following forms of payment:
Cash, euros, cheque with bankers card, debit cards, credit cards (NB Not Diners cards).
Pets: Dogs may be permitted but only by prior arrangement.
Cancellation and Insurance: Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 7 DAYS before your booking you will not be liable for the total balance. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total amount. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
Non-availability: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival: After 4.00 p.m Please confirm an approximate arrival time after 4.00 p.m.
Departure: 10.30 a.m. Please be ready to leave your accommodation by 10.30 am on the day of departure, unless otherwise arranged. Your bill for the accommodation and any extras or services taken during your stay is payable on departure.
Damages and Breakages: Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Data: Any data gathered during the course of this booking may be held on computer.

Fire Risk Assessment for Brenley Farm House B & B
As at 6th April 2013
1. People at risk – are the guests staying for Bed & Breakfast. They occupy rooms on the first floor of the building. There may be 1-2 people in the twin bedroom; 1-3 people in the double room; 1-5 people in the family suite. The only other people who would be expected to be in the building would be family; and visiting contractors, very occasionally and only during working hours.
2. Identify Fire Hazards - Sources of Ignition guests are not permitted to smoke in the building and there should not therefore be cigarettes, matches or lighters in the bedrooms. There are no sources of naked flames or portable heaters apart from convector heaters in the bedrooms which are checked regularly for problems associated with plug/flex. I would not anticipate any contractors with heat sources unless major re-plumbing was undertaken. Bedside lamps are checked for any signs of wear and replaced accordingly. Sources of Fuel some of the furniture is antique and may not include match test logos. Most other furniture is recent and conforms to current legislation. There may however be some items which are outside this time frame. Cleaning materials are kept in the utility room on the ground floor and the airing cupboard on the first floor. Cooking oils are found in the kitchen but are not accessible to guests. Other materials such as methylated/white spirits are kept in external sheds. Aerosols will be found at various locations throughout the house. Waste material is stored away from the main house. Sources of Oxygen this is only natural air flow through doors, windows and extractor fans.
3. Evaluate the Risk – Accidentally, risk is low as there should not be smoking materials or naked lights in rooms. Other areas of the house are well used by family and maintenance is good throughout. Bedside lights are base heavy and less likely to be knocked over. Kitchen has the main electrical equipment with a gas hob supplied from bottled gas outside the building and cooking is on Aga type hotplate or induction hob, which are less likely to cause fires. There are no deep fat fryers. Act or Omission, risk is low as electrical equipment is checked by regular use and generally there would be only kettles and bedside lights in rooms. Deliberately, low risk as no staff, premises are located rurally and no one is likely to be about the outside of the premises.
4. Consequence to People of a Fire Starting in the Building – there are two staircases to the first floor which is where all guests bedrooms are situated and one staircase to the top floor. The main staircase and landing are wide and easily accessed and guests are encouraged to use that one. The back stairs are narrower and steeper and should only be used in the case of emergency, but are perfectly adequate for that purpose. The dining room has direct access to the front door.
There is a hard wired smoke detection system in place to alert guests and family to problems and a large old school bed to be rung if a fire starts and is found prior to the smoke alarms being activated. There is emergency lighting installed on both the top floor, first floor and ground floor to light the way to exits. Water extinguishers are located on all floors and powder and blanket extinguishers in the kitchen. All equipment is maintained by KT Fire of Herne Bay. Bedrooms contain notices for action in the event of a fire.
