This larger room sleeps 16 in 7 bunks and 2 single beds. These are quite simply ranged around the walls. Basic provision includes a bottom sheet, pillows/pillowcases and a blanket. The room uses the upstairs shower room with 2 showers, 2 WCs and 2 handbasins plus the downstairs one as well if you have exclusive use of the barn.

Terms and Conditions for The Old Stables Bunkbarn
Welcome: Thank you for choosing to book with The Old Stables Bunkbarn. We look forward to welcoming you to our family farm. Please be aware that this is a very simple style of accommodation. When you make this booking you are entering an agreement with us. Please read our terms and conditions of booking.
Weekends: Please note that we do not accept bookings for single Saturday nights.
Prices: The price includes basic accommodation, extra linen packages may be arranged. We accept the following forms of payment:
Cash, euros, cheque with bankers card, debit cards, credit cards (NB Not Diners cards).
Deposit: We take a housekeeping deposit of £150 to confirm the booking. The full amount is payable when you leave and the deposit is returned once the barn has been checked over.
Pets: Dogs may be permitted but only by prior arrangement.
Cancellation and Insurance: Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 7 DAYS before your booking you will not be liable for the total balance. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total amount. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
Non-availability: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival: After 4.00 p.m Please confirm an approximate arrival time after 4.00 p.m.
Departure: 10.30 a.m. Please be ready to leave your accommodation by 10.30 am on the day of departure, unless otherwise arranged. Your bill for the accommodation and any extras or services taken during your stay is payable on departure.
Damages and Breakages: Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may deduct monies from the housekeeping deposit, for repair or making good if the damage or breakage is significant.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Data: Any data gathered during the course of this booking may be held on computer.

Fire Risk Assessment for The Old Stables Bunkbarn
As at 6th April 20014
1. People at risk – are the guests staying for group self-catering accommodation. They occupy 2 dormitory rooms on the first floor of the building. There may be 1-16 people in the large room; 1-8 people in the small room. There are occasionally groups using the building on a day hire base and they would only use the ground floor.
2. Identify Fire Hazards - Sources of Ignition guests are not permitted to smoke in the building and there should not therefore be cigarettes, matches or lighters in the bedrooms. There are no sources of naked flames or portable heaters apart from the occasional convector heaters in the main downstairs room, during particularly cold weather, which is checked regularly for problems associated with plug/flex. Sources of Fuel all mattresses, duvets and pillows are recent and conform to current legislation. Three of the leather sofa are also new and conform to current legislation; two are older and need to be replaced as funds allow. Curtains are not fire retardant, but blinds are. Cleaning materials are kept in the shower rooms on the ground and first floor and in the kitchen area. Sources of Oxygen this is only natural air flow through doors and windows.
3. Evaluate the Risk – Accidentally, risk is low as there should not be smoking materials or naked lights in rooms. Kitchen has the main electrical equipment but there are no naked flame appliances and cooking is on electric cookers. There are no deep fat fryers. Act or Omission - risk is low as electrical equipment is checked by regular use. Deliberately - low risk as no staff, premises are located rurally and no one is likely to be about the outside of the premises. The floor downstairs is old stable brick as are the walls. There is oak cladding to the lower half of two walls in the main room. There are no soft furnishings apart from the curtains.
4. Consequence to People of a Fire Starting in the Building – there are two staircases to the first floor which is where both dormitory bedrooms are situate; there is an interconnecting door between the two rooms which is not locked. Both staircases come down to outside doors. One door has a yale lock and the other is a stable door. The dining/living/kitchen area has direct access to the back door.
There is a hard wired smoke detection system in place to alert guests to problems and break glass units for guests to use at four points throughout the building. There is emergency lighting installed on both the first floor and ground floor to light the way to exits. Water extinguishers are located on both floors and powder and blanket extinguishers in the kitchen. All equipment is maintained by KT Fire of Herne Bay. Bedrooms contain notices for action in the event of a fire.

Our Grade II Listed Georgian stable has been carefully converted into a building providing group self catering accommodation. With bunkbeds for 24 in two rooms of 8 and 16 this is hostel style accommodation for those with a sense of adventure!
Although simple in style, the barn is heated and has two shower rooms each with two WCs, showers and basins. There is a large, well equipped kitchen with a simple BBQ at the back of the barn, a large dining table and sitting area.
The bunkbarn may be booked as a whole or by individual rooms. In the winter there is a minimum charge for 50% occupancy due to the cost of heating, this runs from October to April. There is also a minimum of 2 nights for weekend bookings
The small room sleeps 8 in 3 bunks and 2 single beds, in an 'L' shaped room with a part partition. When booked separately this room uses the downstairs shower room which requires passing through the main living area. The shower room has 2 showers, 2 WCs and 2 handbasins. Additional Directions Information
Approach the area via the M2/J7 from London, the A299 from Ramsgate and the A2 from Dover and Faversham. At the roundabout take the small road, Brenley Lane which is between the A2 from Canterbury and the M2 to London. At the T junction turn left and then first right. The farm drive is approx 300 yds on the right with the reflective Farm Stay logo at the entrance. Come straight down the drive and over the small cross roads and the Bunkbarn is on the left.
