Terms and conditions for staying at Barker Stakes Farm
1) Check in time between 4pm and 7pm on your day of arrival. This us allows us to clean rooms and carry out other maintenance duties. It may be possible for an alternative time to be pre-arranged with us if this is not convenient, (a cost may be payable).
2) Rooms need to be vacated by 10.30 am on your day of departure and left tidy and in good condition.
3) For b and b bookings a non refundable 1/3rd deposit is required on booking.
For bookings within 48hours the full amount will be charged.
In case of cancellations within 48 hours or no shows the full balance
will be charged to the booking card. Insurance can be purchased on the internet to cover this and is recommended.
4) For self catering bookings a non refundable deposit of 1/3rd is required on booking with the balance payable 4 weeks prior to arrival.
Cancellations within 1 month are still charged.

5) You are not allowed to invite anyone other than those named into the guest rooms without our consent.
6) Pets are not allowed unless room is designated pet friendly. Certain dangerous breeds are unacceptable this also includes German Shepherds, Dobermans, Rottweilers and Staffordshire Bull Terriers. If unsure please check before booking.
7) No smoking in all rooms and any indoor spaces. Smoking is permitted outside as long as it does not infringe on other guests enjoyment.
8) You are expected to inform us of any breakages or damage caused to our property and within reason cover the cost of any repair or replacement.
9) We are unable to accept any responsibility for any losses, damage or injuries to yourself or members of your party during your stay with us.
10) Family rooms are designed to accommodate 2 adults and children up to 12 years of age.

Located in a quiet haven of North Yorkshire, just on the outskirts of Pickering – our 18th Century farmhouse Bed and Breakfast accommodation is set within 16 acres on the banks of Pickering Beck, and surrounded by the spectacular scenery – where you can enjoy a relaxing holiday, go bird watching, or take one of the many pleasant walking or cycling routes, with 800 yards of trout/graylng fly fishing onsite. FREE WIFI is available in all rooms and lodges.
In the summer when the weather is good enjoy a game of croquet or boules on the lawn or giant Geronimo Jenga in the courtyard. For the athletic amongst you football is available on the field, pool table tennis or table football in the barn or how about a game of swingball. We also have a children’s play area with swings, a seesaw and a climbing frame.
We currently have 5 Dexter cows, 5 alpacas, 3 goats, 3 rabbits, 2 ponies, some free-range hens, some ducks and some turkeys.
Pickering is the Gateway to the moors, and our location is an ideal base for trips to the Yorkshire Coast, and a short ride from the North Yorkshire Moors Railway, Eden Camp, Flamingo Land, Whitby, York and Scarborough.
There are eleven bed and breakfast guest rooms in total which are set around the courtyard. Each courtyard room has its own external entrance, and outside seating area. There are two king-size rooms, one single room, two family rooms, four double rooms, a small twin room and a family suite. All these bed and breakfast guest rooms are en suite and benefit from power showers. Double and family rooms all have a leather sofa. Other facilities include; fridge, tv, dvd player, cd player, hospitality tray and FREE WIFI. We have a first floor two bedroom apartment sleeping four people. This has its own designated parking and entrance, one double and one twin bedroom, a shower room and open plan kitchen living dining room. Breakfast is served in our conservatory from the best local ingredients. A range of guide books and leaflets are available in reception. Early breakfast requests can normally be accommodated.
The four poster room is an exceptional feature room with vaulted ceiling and French doors leading to a private terrace.
The first family room consists of an exceptional feature room with vaulted ceiling, king size bed, leather sofa, power shower and French doors leading to a private decked area. Adjoining this is a small bunk room sleeping two and for larger families the main room will take an additional bed if requested.
The second family room has a vaulted ceiling, king size bed, leather sofa and a small kitchen area with fridge sink and microwave.There is a separate bedroom with a single bed and a set of bunk beds and an en suite with a bath ideal for the younger family.
The loft, our first floor two bedroom apartment offers a bit more space and the benefit of a full kitchen.
Rooms 3 and 2 have an adjoining door and can be made into a family suite sleeping 4, (give me a call).
We now have 8 self catering lodges sleeping 2 to 6.
We are a family orientated business -so cots and high-chairs can be provided upon request, and special dietary needs are catered for if we are informed in advance.
We are open Christmas and New Year for b & b and self catering.

If approaching from the south on A64
Take the A169 Malton and Pickering road.
Continue for approx 5.5 miles Moorland and Steam Garden Centre will appear on the right.
Take the next left turn just before the Pickering sign along Haygate Lane. Follow this for 1 mile passing a turn off to the left. At the T junction turn left. We are 300 yards along.
If approaching from the west on A170
Head into Pickering town centre and turn right at the lights next to lidl into Vivis Lane.
Follow this round past Jewsons until you reach the T junction.
Turn left up Lendales Lane. Follow this for 1 mile up over what was the old railway bridge past an old mill.
You will reach a turn off to the left carry on past a no through road sign we are appox 300 yards further on.
If approaching from east on A170 or A169
Head into Pickering town and turn left at lights next to antique shop.
