The Hunting Hall Shepherd’s Hut Booking Terms and Conditions
The Hunting Hall Shepherd Hut is self-contained with a small shower room, toilet and washbasin, fully equipped kitchen, underfloor heating, wood burning stove and one double bed. It sleeps a maximum of two adults. We are sorry but neither children nor pets can be accommodated.
The shepherd’s hut is at Hunting Hall, a small family farm in North Northumberland. It is 8 miles south of Berwick upon Tweed and 5 miles from Holy Island causeway.
The price of your holiday includes the use of Hunting Hall Shepherd’s Hut and orchard area, electricity, heating, hot water and lighting and logs. Organic cotton bed linen and towels are also provided. Duvets and pillows have feather fillings. Anti-allergy bedding can be supplied if ordered in advance at an additional cost.
Paying for your holiday
We require a non-refundable deposit of one third of the cost of your holiday on booking. You can pay by cheque or internet banking.
Please pay the remaining balance not less than three weeks before your holiday begins.
Arrivals and departure
You are welcome to arrive at The Hunting Hall Shepherd’s Hut from 3.30pm onwards but we ask that you specify an arrival time so that we can be available to welcome you and show you the hut. We clean very thoroughly and will not have finished cleaning until 3.30. Please telephone Karen on 01289 388652 or 07770 658634 when you arrive in the farmyard so that she can direct you to your car parking area.
Departure on the last day must be before 10.00 am.
The shepherd’s hut parking area, with space for one car, is next to the farmhouse stable. There is a wicket gate into the shepherd’s hut field and a gravelled path of 65m leading to the shepherd’s hut. A wheelbarrow is available to transport heavy luggage to the hut if required. A second car can be parked in the farmyard.
There is a small, well-stocked, village shop in Lowick, 2 miles from the farm.
The Green Shop in Berwick upon Tweed, 8 miles from Hunting Hall, has a wide range of organic and Fairtrade goods, including all sorts of groceries, fresh fruit and vegetables.
If you wish to order grocery supplies for your visit, most supermarkets deliver to the farm. For more information about local shops, please contact Karen.
The Black Bull Inn at Lowick is just a 45 minute stroll from the farm along a green bridleway. It has a lovey restaurant and coffee shop.
Children, Pets and Smoking
We are sorry but we do not accept children or pets at the shepherd’s hut, though we welcome trained assistance dogs.
Smoking is not permitted in the shepherd’s hut or on the farm.
We know how important cleanliness is to your holiday enjoyment, and we take pride in working to exceedingly high standards to make sure the shepherd’s hut is spotless for your arrival. Please leave the it as neat, tidy and clean as you found it, so we have time to make it exceptional for the next guests, as the people before did for you. We reserve the right to charge a cleaning deposit.
Looking after our environment is at the heart of all we do at Hunting Hall. We conserve water and energy and try to make as little adverse impact on the environment as we can – we hope that you will do the same whilst staying with us. Whenever possible, we source locally from ethical suppliers and recycle all we can. Please use the recycling bins provided and be thoughtful about using the earth’s resources.
Why not consider greener travel arrangements? We can arrange to pick you up from nearby public transport stops for free. Cycles can be stored in an outhouse and may be hired from Heatherslaw Cycle Hire, Ford. Tel.: 01890 820338
Terms and Conditions
We will only accept a booking on receipt of a deposit of one third of the cost of your holiday and a completed booking form.
We will not accept a booking for more than 2 guests of 18 years of age or over.
The balance is due not less than three weeks before your holiday begins. If we have not received your balance three weeks before the beginning of your holiday we will assume you wish to cancel and your deposit will be forfeit. We strongly recommend that you arrange travel insurance.
If you do need to cancel, for any reason, please give more than 6 weeks’ notice and, although your deposit is non-refundable, we won’t make any further charges. If you cancel within between 3 and 6 weeks of the start of your holiday, we will charge you an additional third of the cost of your holiday. If you cancel within 3 weeks we will charge you the full cost of your holiday unless another booking can be found for the period.
Non-Availability of Accommodation
We would only cancel your accommodation under exceptional circumstances, for reasons beyond our control. In the event that we are unable to proceed with your booking we will offer you a full refund. Our liability would not extend beyond this.
Damages and Breakages
Please let us know immediately if something is damaged or not working in the shepherd’s hut and please also let us know if you break anything. We accept the odd breakage and normal wear and tear as part of daily life, but any major breakages, stains or damage caused wilfully or through lack of care will have to be paid for.
Hunting Hall can accept no responsibility in regards to damage caused while using the shepherd’s hut or parking area. We accept no liability for damage to persons or property during your stay with us, except where proven through the negligence of ourselves. We recommend that you arrange travel insurance.
Data Protection Policy
We will keep your information securely and we will not share your details with a third party, unless it is in order to comply with the law. We do not store any of your information electronically apart from your name and email address. We will only contact you about your booking or to answer your enquiries.

This magical small home stands in the heart of nature on our award-winning, environmentally friendly farm. Lovingly hand-crafted it has an en-suite, kitchen, underfloor heating and wood stove.
In a secluded young orchard overlooking an organic sheep meadow stands our beautiful new shepherd’s hut. Carefully created by local craftsmen, this is a luxurious little home in the heart of nature. With a small shower en-suite, fully-equipped kitchen, electric radiator and underfloor heating, you’ll have everything you need for a toasty-warm, very special stay. Pull up a comfy chair before the Hobbit wood burning stove and revel in the cosiness, or snuggle into feather bedding dressed with scrumptious organic cotton percale linen. Open the stable door and listen to the stillness of the star studded evening and discover something magical!
In the kitchen you’ll find a full sized oven, two ring halogen hob, microwave, ceramic sink and full sized fridge with ice box – everything you need to design dinner for two. The shower room has washbasin, heated towel rail, toilet and a shower fed from the large hot water tank with immersion heater – ensuring there is oodles of hot water.
Birds foot trefoil, oxeye daisies and wild carrot stud the grass between young fruit trees where the hut stands. This is the Croft, once the paddock where the Victorian farmer kept his horse, with a shallow stream at one end. Wildlife passes through this still haven; hare, deer, fox and badger. Sit quietly surrounded by birdsong and the murmur of the gentle running stream. Beyond the orchard is the Pond Field where Tom grazes his flock of organic sheep, including rare breed handsome Teeswater ewes with comical dreadlocks. Stroll around the field footpath that leads to a wild pond with a bird hide and small dipping platform where you can sit and watch dragon flies flit between the reeds.
Hunting Hall is a picture-book farm. You may see a sow with her piglets playing in a strawy pen, geese waddling down to the small stream and hens clucking around the barns. Two rescue donkeys, Freddie and Jamie, graze in the paddock with Ella and Barley the goats. Our small family farm has won many awards for looking after the environment and a farm trail helps you explore some of our work for wildlife. In 2018 we were delighted to win the North East Rural Award for Farming and the Environment.
Embracing our green ethos, the shepherd’s hut is a well-insulated, energy efficient little home running on green electricity. We’ve tried to keep it local; joiners Scott and Scott from Derek Allan, Belford, enthusiastically and skilfully brought our imaginings to life, aided by other local craftsmen, and a great Douglas Fir was felled for our chassis at Abby St Bathans. We’ve used beautiful environmentally-friendly paints and oils; Farrow and Ball, Osmo and even a recycled New Life emulsion, and carefully chosen organic cotton towels and bed linen. We want our shepherd’s hut to sit gently in the environment.
Additional Directions Information
Directions to Hunting Hall from the A1
Travel along the A1 until you reach The Lindisfarne Inn at Beal. Turn WEST (inland) directly opposite the turn off for Holy Island. The road is signposted ‘Kentstone’.
Follow the road past Kentstone farm and keep going until you reach a T junction at which you have to give way.
Turn right and then immediately left.
A short way along this road at the first bend you will see the Hunting Hall sign and entrance on the left.
The farm road bears to the left at the bottom of the hill. Please drive with caution, this is a blind bend. Follow the road up the hill and bear right into the farm.
Park in the farmyard and please telephone Karen so that she can welcome you and show you to the Shepherd's Hut parking area.
