CONDITIONS OF HIRE
The contract of hire between the Hirer and the Owner of the holiday cottage for which the booking is made is subject to the following conditions.
Hirer and Owner
The hirer shall be the person signing the Booking Form and shall ensure all persons named on the Booking Form comply with the Conditions of Hire.
The owner shall be the owners of West Woolley Farm or their personal representatives.
Arrival and Departure;
The booking is from 4pm on the day of arrival to 10am on the day of departure unless otherwise agreed.
Payment and booking;
Bookings are only accepted for persons over eighteen.
If the booking is made before six weeks prior to the day of arrival a deposit is required to secure the booking, the balance shall be paid at least six weeks before the day of arrival.
Once the booking has been made the hirer is responsible for the total price.
If the cottage is not available due to circumstances beyond the Owner’s control, the hirer will be offered an alternative. If no acceptable arrangements can be made the cost of the hire will be refunded in full, but there can be no claim against the owner.
If the balance or full payment has not been received by six weeks before the day of arrival it will be assumed that the booking has been cancelled.
In the event of the hirer having to cancel the booking, as a minimum, the deposit shall be forfeit. The hirer shall notify the Owners immediately by telephone, followed by written confirmation. Every effort will be made to re-let the cottage, but if unsuccessful, the whole amount will be forfeited. If the cottage is re-let a refund will be made based upon the new letting price.
We advise the hirer to take advantage of holiday cancellation insurance.
The Owner reserves the right to refuse to hand over the cottage to any person who, in the opinion of the Owner, is not suitable to take charge. In such cases, the hire charges shall be refunded in full and the contract discharged.
The Owners reserve the right to enter the cottages at any time during the period of hire.
a. Provided the hirer notifies the owner of any breakdowns or failure of equipment etc. during the period of hire the owners undertake to repair or replace any faulty equipment with due diligence or undertake alternative arrangements. The owners shall not be liable to any claim should they be unable to fulfil this for reasons outside their control.
b. The Owner cannot be held responsible for the failure of public services, i.e. electricity, water etc
The hirer agrees to;
a. Reimburse the cost to replace or repair, at the owner’s discretion, any loss or damage caused to the cottage, or equipment lost, damaged or broken during the occupancy.
b. Restrict the maximum number occupying the cottage to that stated in the brochure or web site, except by prior agreement.
c. Be responsible for the cottage and to take good care of it. The cottage must be left clean and tidy at the end of the hire period. The hirer shall accept responsibility for extra cleaning costs if necessary.
d. If more than one cottage is hired, the hirer must return any furniture, crockery or cutlery etc moved from one cottage to another.
e. In the interests of other guests and village residents, the hirer must ensure that there is no unreasonable amount of noise within or around the cottage particularly at night.
f. Report any failure, loss or damage to any electrical or other equipment or fitment whether caused by the hirer or not.
There shall be no smoking in any of the cottages.
In the event that the Hirer has a complaint the Owner should be notified immediately, and all reasonable endeavours will be used to rectify the problem.
The owner is not responsible for the death or any injury to the hirer, guests or third parties, for loss or damage to their belongings, cars or contents, or any other personal possessions.
The contract of hire is governed by English Law, and subject to the exclusive jurisdiction of the English courts.

• Days out - With easy access to Cornwall and North Devon there’s plenty to do - adventure parks, stately homes, RHS gardens, local fishing villages, even a trip to Lundy Island.

These old stables were formerly used to house shire horses. Visually stunning as you walk through the vast door, the central space is full height from floor to raftered ceiling. Two rustic staircases lead to mezzanine floors either side, one to a sitting room under the eaves and the other to a twin bedroom with the beds tucked under the roof trusses.
Downstairs is the kitchen with a large pine dining table, door to garden and a further sitting area. Two bedrooms lead off the central space, the main bedroom with en-suite shower room to one side and a twin bedroom and the family bathroom to the other. Antique pine furniture and comfortable sofas and beds, complement the colour-washed walls to give a traditional feel to this unique barn.
Stables has its own lawned garden with table for al fresco dining.

This cottage adjoins the Farmhouse. Downstairs is a comfortable
open plan kitchen, dining and sitting area with wooden floor and
low beamed ceiling (six foot three and over beware!). Upstairs is
a main bedroom with king size bed and en-suite shower room.
A twin bedroom is next to a family bathroom. The main bedroom
enjoys early morning sun and both bedrooms have views over open
farmland to the sea. This cottage has its own private garden and parking space.
