1. Booking and Payment
Bookings can be accepted only from persons over 18 years of age and, by paying the deposit, the client acknowledges that he or she agrees to the Terms and Conditions on behalf of the total party intending to occupy the property.
Reservations will be secured only when a deposit of 50% of the cost is received. The balance of payment is due 8 weeks before commencement of the holiday. No reminder will be sent and we reserve the right to cancel the booking if the balance is not paid by the due date. If a booking is made less than 8 weeks before arrival, the full cost is due at the time of booking. Cheques should be made payable to Mr G Crossley.
2. Cancellation
All cancellations must be notified in writing. We will endeavour to re-let the property. If successful, a refund will be paid equal to the amount for which we are able to re-let the property less: a) any amount outstanding for your booking and b) any costs we incur such as credit card charges. Depending on whether we are able to re-let the property and the amount for which we are able to re-let the property, you may lose some or all of any amounts paid to Lambriggan Court. Cancellation insurance is strongly recommended.
3. Non-Availability of Property
If for any reason beyond our control, for example fire damage, the property is not available on the date booked, all monies will be refunded in full and we will not be liable for any further claims.
4. Arrival and Departure
Lambriggan Court will be available for occupancy from 4pm on the day of arrival and should be vacated by 10.00am on the day of departure.
5. Included in the cost of your holiday
We provide one set of bathroom towels per guest per week. These towels must stay in the cottage (please bring your own beach towels). If you require more towels we will be happy to make them available but we may have to make a charge to cover additional laundry costs.
We provide a clean set of bed linen each week. If you require additional bed linen we will be happy to oblige but we may need to make an additional charge to cover laundry costs.
Reasonable usage of electricity is included in the cost of your holiday.
Most cottages have a wood burning stove. We provide a basket of wood at the start of your holiday and can provide additional wood. You may not burn anything other than wood provided by us in the burner (to avoid damage to the burner). All wood burners are different and if you plan to use the wood burner, please ask for a demonstration of how to get the best from the one in your cottage.
6. Responsibilities
You are responsible for the property during your stay and it should be left in a clean and tidy condition at the end of your holiday and all furniture, fixtures, fittings and effects in or on the property should be left in the same state of repair as at the commencement of the holiday. Any damage or breakages will be charged and must be reported to us prior to departure. No attempt should be made to repair or replace items.
This agreement is made on the basis that the property is to be occupied by yourself as the holidaymaker for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the holidaymaker acknowledges that the tenancy granted by this agreement is not an assured tenancy or any other type of tenancy and that no statutory periodic tenancy will arise when it ends.
We cannot accept any responsibility for personal injury to you as guests or holidaymakers or loss of damage to your property or for other matters over which we have no control. In particular, while you are welcome to explore the grounds of Lambriggan Court, you are solely responsible for your own safety and wellbeing and for that of any children in your party. Please be aware that there are streams and lakes in the grounds. These are not patrolled in any way and we require children to be supervised by a responsible adult at all times.
The total number staying in any accommodation must not exceed 2 for a one bedroom cottage or suite and 4 for a two bedroom cottage (plus any additional children or infants agreed in advance). Any additional persons will be required to vacate the property immediately.
No smoking is permitted in any building at Lambriggan Court or in the courtyard at any time. If you wish to smoke elsewhere in the grounds we would ask respectfully that you show consideration towards other guests and do not leave any cigarette butts, spent matches, etc. behind.
No pets are allowed at Lambriggan Court.
Please do not cause an annoyance or become a nuisance to other residents and guests.
The owners reserve the right of reasonable access to the property at any time for emergency maintenance etc.
7. Breach of these Terms and Conditions
If you commit a serious breach of these Terms and Conditions we as owner will have the right to terminate your booking and we may require you to vacate immediately and no refund of the fees you have paid will be returnable to you.

Access Statement for Lambriggan Court
Lambriggan Court is a collection of grade 2 listed old barns centred around a gravelled courtyard in an idyllic rural setting. We have 4 one bedroomed cottages and 1 two bedroomed cottage. There is a garden and grounds extending to about 8 acres for guests to enjoy.
Each cottage has its own individual identity and they have been restored to a very high level of comfort. Piran Cottage and Heron Cottage are heated by ground source heat pumps and have a very high level of insulation. Piran, Wallis and Heron also have wood-burners should they be needed. All the cottages receive water from our borehole and there are recycling bins on site too.

Pre-arrival
If you arrive by train, taxis are available at the station. The journey time to Lambriggan is approximately 20minutes and costs about £20 but please check with your driver beforehand.
The lane to our cottages is a real country farm lane so extra care is needed when driving. There is a gravel driveway from our entrance down to our car park.
It is good to support local shops but sometimes guests prefer to have an on-line shop waiting for them after a long drive. Tesco and Sainsbury’s both deliver here and we are happy to put your food items away if the food arrives before you!
Using the postcode of TR4 9LU in your sat nav should bring you here without any problems but some older versions may take you on a less reliable route! Please also use the directions on our website to successfully find us.
Key Collection and Car Parking
Your keys to your cottage will be left in your cottage door awaiting your arrival as we live on site. However in the unlikely situation when one of us is not available to greet you upon arrival, we will previously have been in contact with you to discuss your key collection.
There is ample parking in our car park. The driveway, car park and courtyard have a gravel covering.
At night motion sensors light the car park.
The Cottages
Each cottage is fitted with smoke alarms that are serviced annually and also heat sensors. There are fire extinguishers and fire blankets in all the cottages and the meeting place in case of fire is the car park.
The approach to each cottage is over the gravel and each cottage has a tiled walkway/patio up to the front door.
Each cottage is fully equipped with hairdryers, dish washing machines, washer/driers and pegs for making use of the outdoor drying area.
Heron Cottage – 2 bedroomed
This has 2 large stable doors up in to the living area. This is an open plan cottage with everything on the same level and no other steps once you are in. The flooring is all tiled with rugs for comfort. All the furniture can easily be moved should it need to be and you can view photos on our website (lambriggancourt.com) for more information.
Each bedroom has an en-suite shower room (no baths) and in one bedroom the bed is 5ft and in the other the bed can be split to provide 2 singles or joined to create a 6 ft. bed. Wardrobes, drawers and bedside tables, a dressing table and a chair are available in each bedroom.
There is plenty of natural light and overhead lights as well as LED lights and lamps.
In the lounge there is a wall mounted TV with a DVD player.
The kitchen is well equipped with a double oven and electric hob. Most of the cupboards are floor mounted with granite worktops and there is an under counter fridge plus a separate freezer unit.
There are external doorways to both bedrooms and the central living area but all the doorways do involve a step up. Outside each doorway there is a slate tiled patio area.
Heron is heated by a ground source heat pump and therefore has under floor heating.
Lemon Cottage – 1 bedroomed
There is a slate path to the cottage from the gravel. There is a slight lip in the doorway but no step. The flooring is wood laminate in the lounge/bedroom area and tiled in the bathroom. The bathroom is very large and has a large walk in shower, which is slightly raised from the floor level.
The furniture in the lounge area is easily moved and comprises of 2 armchairs, a coffee table and a desk and a chair. In the bedroom area, there is a 5 ft bed, wardrobe, drawers and bedside tables. There is a lot of natural light as well as wall lights and lamps. There is a wall mounted TV and DVD player. There are small rugs and doormats.
There are 3 wooden steps down into the kitchen/diner area, which has a tiled floor with under floor heating. There is a double oven with electric hob and a selection of floor and wall mounted units. It has a round table with 4 wooden chairs, which are easy to move.
From the kitchen, there are double French doors out to a private courtyard garden with wonderful country views. There are 2 steps out onto a paved country garden with raised flower and herb beds. There is outdoor lighting controlled by a low level switch by the French doors.
Piran Cottage – 1 bedroomed
This is approached over the gravel to a paved patio area outside the front door, which is a large stable door. There is a step up into the cottage and then another step up into the lounge area of the cottage.
The flooring throughout is tiled but care must be taken, as there are various steps up and down in this cottage. If vision is impaired, we can put down some high visibility tape on the steps to help identify them. Please do let us know in advance so this can all be sorted before you arrive.
The kitchen is well equipped with a variety of floor and wall mounted units as well as an under counter fridge and double oven with electric hob. There is a table and seating for 4 people.
There is LED lighting and a variety of lamps throughout and the lounge is equipped with 2 sofas as well as a desk/table and chair, a coffee table and a rug. There is a TV and DVD player on a stand. This cottage is heated by a ground source heat pump and there is also a wood burner.
There is a 5 ft. bed in the bedroom with an en-suite bathroom that has a corner shower and a slipper bath with a tiled slate floor. There are bedside tables, a chest of drawers and wardrobe in the bedroom.
Wallis Cottage – 1 bedroomed
There is a paved patio area outside the entrance to Wallis and a step up into the cottage. In the hallway there are tiles, the lounge has a wooden floor and the kitchen is laid with tiles. These are all on the same level. There is a little step up into the bedroom, which has a short pile carpet, and then the en-suite bathroom has an amtico floor.
There is a 5ft bed in the bedroom, a chair, wardrobe, dressing table and 2 bed side-tables.
The bathroom has a bath and a large shower with a sliding door. The en-suite is on the same level as the bedroom.
The kitchen is fully equipped with an under counter fridge as well as an electric oven and hob and a variety of wall and floor mounted units.
The lounge/diner has a sofa and armchair, a round dining table with 4 wooded chairs – all can be easily moved. There is a coffee table and a TV and DVD player as well as a small rug.
There is ample lighting throughout from LED lights, wall lights, pendants and lamps.
The cottage is electrically heated and there is also a wood burner stove.
Tonkin Cottage
There is a small paved area outside the large stable door with a step up into the cottage. There is another step up into the kitchen. There is wood effect flooring in the kitchen and continuing into the bedroom/living area. The bathroom has an Amtico tiled floor.
The kitchen is fully equipped with an under counter fridge as well as an electric oven and hob and a variety of wall and floor mounted units.
There is one step up to the bathroom from the bedroom/living area. If required, high visibility tape can be put down to highlight the change in level. Please let us know if this is required. There is a shower in the bathroom but no bath.
Tonkin has a combined living room/bedroom area. The bedroom area comprises a 5ft bed, built in wardrobe, bedside tables and a dressing table and the lounge area there are 2 easy to move armchairs, table and 2 chairs, small coffee table and a wall mounted TV and DVD player.
There is ample lighting in the cottage comprising LED lights, wall lights and lamps.
Electric radiators heat the cottage.
The Grounds
There is a lovely shared garden with raised beds and gravel paths for all guests to use and enjoy the beautiful views. The seating area in this garden is paved with a wooden bench, table and 4 chairs from which to enjoy the evening sun and the views.
There are individual tables and chairs outside the front of each cottage with the exception of Lemon where these items can be found in Lemon’s own private garden.
There are about another 8 acres of grounds for guests to enjoy. The paths are gravel and there are well made steps down to the Jungle House by the pond. The grounds are kept to encourage a wide diversity of wildlife of which there is plenty.
Owing to the large amount of gravel throughout the grounds, car park and courtyard, it is only fair to say that wheelchair users would struggle to move around easily however a guest using crutches will cope with care.
