All reservations are subject to our Terms and Conditions whether or not the Hirer completes the Booking Form. By paying any deposit the Hirer accepts these Terms and Conditions.
CONTRACT
Wakes Hall Lodges arranges short term holiday rentals, the contract for the letting of the accommodation is between Wakes Hall Lodges and the Client. The contract will be entered into and becomes legally binding when Wakes Hall Lodges issues the confirmation form. The contract is at all times subject to all booking conditions.
BOOKING
A deposit of one third of the rental fee is payable immediately upon making the booking, if the booking is made more than eight weeks before the start of the rental. The booking will not be confirmed until the deposit has been paid. The balance must be paid eight weeks before the commencement of the rental. Non-payment of the balance of rental fee on or before the due date shall be considered as cancellation of the contract by the Client. For bookings made less than a week before the commencement of the rental, no cheque can be accepted and payment should be made in cleared funds i.e. by cash, credit or debit card.
SECURITY DEPOSIT
£100 security deposit is added to the booking cost at discretion of the owner and is fully refundable except for any costs due to breakage, damage, extra cleaning. If dogs are included in the booking a pet deposit will be required of £100. The deposit will be returned to you within two weeks of your departure, subject to any deductions, as referred to above.
CANCELLATION POLICY
Any cancellation made by the Client for whatever reason shall be in writing and addressed to Wakes Hall Lodges at the address on the booking form. In the event of a cancellation, (including any deemed cancellation arising by reason of non-payment of the balance of the rental fee as refered to above). If Wakes Hall Lodges succeeds in re-letting the property for the whole period it shall refund all the monies paid less an administrative charge of £25 including VAT per booking. If Wakes Hall Lodges only succeeds in re-letting part of the period, it will refund an amount equal to the amount paid by the Client less (1) the rental for the period which is not re-let and (2) the administrative charge of £25 including VAT. If Wakes Hall Lodges is unable to re-let the property at all, then all monies paid by the Client shall be forfeited to Wakes Hall Lodges.
HOLIDAY INSURANCE
The booking fee does not include insurance, we recommend that you take this out in the event that you have to cancel or terminate your holiday unexpectedly.
VAT
VAT is included in the rental fee where applicable at the rate applicable at the date of payment.
PERIOD OF HIRE
The accommodation will be available from 3.30pm on day of arrival until 10.30am on departure. Wakes Hall Lodges will endeavour to be flexible in this approach.
USE OF PROPERTY
The accommodation shall be used solely for holiday purposes and the hirer shall not sub-let the property or any equipment hired to the hirer. The one Bedroom Lodges are designed to accommodate two persons and the two bedroom Lodges are for four persons.. We will ask you to confirm on the booking form the number in occupation. Wakes Hall Lodges reserves the right to refuse entry to the entire party if this condition is not observed.
ELIGIBILITY
Wakes Hall Lodges reserves the right to refuse any bookings, in particular bookings from (a) groups of people under the age of 21 (b) hen or stag parties.
SERVICES
Rental charges include bed linen, towels used during your stay, Beds will be made up prior to your arrival and, for bookings of more than one week, linen and towels will be changed at the end of each week. Electricity, water, wi-fi are all included within the rental charge.
CARE OF THE PROPERTY
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning. The Client shall abide by all instructions as regards the use of the property and its fixtures and fittings as notified to the Client by Wakes Hall Lodges.
HOT TUBS AND QUIET ENJOYMENT
The rights of other guests to enjoy the peace and quiet of the area must be respected at all times. For this reason we do not allow music to be played outside of the Lodges or audible from the Lodge patio. Hot Tubs must not be used after 11pm. Guests are expected to moderate their sound and behaviour to avoid causing distress or offence at all times. The Client is responsible to ensure that all guests read and comply with Hot Tub Condition of Use and Safety Notices displayed in the Lodge.
Guests are not permitted to alter the timer on the outside lighting. The timer is set to abide by current planning permissions and will switch off automatically at the allocated time.
SMOKING
This is not permitted in any of our Lodges.
LATE ARRIVALS
We ask that you inform us of your planned arrival time, you must inform Wakes Hall Lodges if your arrival time is likely to change substantially.
PARKING
Parking of vehicles must be in the designated parking space and not obstruct the roadway. Your vehicles and their accessories and contents are left entirely at your risk.
LIABILITY
Wakes Hall Lodges cannot accept liability for any damage, expense, injury, death or loss of any nature whatsoever suffered by any person from any cause other than the proven negligence of us or our employees. Hot Tubs are provided but are unsupervised and therefore used entirely at your own risk, you must take all necessary steps to safeguard your personal property and no liability to you is accepted in respect of damage to or loss of such property.
FORCE MAJEURE
Wakes Hall Lodges cannot accept responsibility or pay compensation where the performance of our contract with you is prevented or affected by reason of circumstances which amount to force majeure. These circumstances include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage (including a period of electricity failure), break-in, criminal damage, riots or civil strife, natural or nuclear disaster, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.
RIGHT OF ENTRY
Wakes Hall Lodges shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. Clearly we will not normally enter a Lodge once let without your agreement.
TERMS AND CONDITIONS
Wakes Hall Lodges reserves the right to change or amend these terms and conditions at any time. Please note we reserve the right to terminate the agreement/booking without refund of money if the behaviour of any guest is considered unacceptable, or if the number of occupants exceeds that stated at the time of booking.

Step 1 - Identify Fire Hazards and Fire Risks.
1.1 Sources of ignition
a) Electrical - wiring and appliances
Each Lodge has an electrical certificate dated 18th October 2013, all wiring and appliances were new and checked and passed by a qualified electrician . The fuse board is located in the hallway.
b) Cooking - especially deep-fat frying
The hob is all electric, there is no facility for deep fat frying
c) Smoking
There is a no-smoking policy throughout the property.
d) Candles
Tealights are available for use in the holders provided.
e) Heaters and boilers
Heating to the Lodges is provided by wall mounted electric heaters that can be manually operated in each room. In addition there is a heat recovery units installed in the loft. It extracts sale warm air and sends warm fresh air to your kitchen, bathroom areas. The switch for operation is adjacent to the cupboard in the bedroom.
f) Open fires
There is no open fire
g) Others
There are no other sources of ignition in the property.
1.2. Fuel present
No fuel is stored in the property.
h) Elements of structure
The ground floor is concrete screeded with laminated flooring or carpeting above. External walls are concrete insulated, roof is slate supported by timber truss system.
i) Furniture and furnishings
All furniture and furnishings that need to comply with the Furniture and Furnishing (Fire Safety) Regulations.
j) Domestic waste
Collected from the bin store located to the rear of the Lodges.
k) Other items - e.g. petrol for lawnmowers, cleaning materials etc

1.3. Activities that might cause a fire, including work processes/procedures etc.
Tealights to be used in holders provided. Gas barbecues are available for use on the veranda, lighting instructions are provided and the barbecues are regularly serviced.
Step 2 - Identify Persons at Risk.
2.1 Number of guests
The one bedroom Lodges can accommodate two guests and the two bedroom Lodges four guests. There is availability of a cot and temporary bed in the living room. The Lodges are suitable for people with mobility limitations.
2.2. Number of staff/employees
All staff are over the age of 18 years.

Each Lodge has double doors from the sitting room and each of the bedrooms leading out onto the veranda, furthermore there is the door out to the car parking area.

There are smoke alarms electrically powered, safety lighting in all rooms.

Access Statement for Wakes Hall Lodges
Introduction
Wakes Hall Lodges are located in countryside only one mile from the village centre of Wakes Colne and Chappel in the Colne Valley approximately 6 miles from Colchester, 8 miles from Halstead on the A1124.
The Lodges are approached via a private Estate Road which is approximately one mile long, the Lodges situated on a hill with views over open countryside.
The Lodges are either two bedroom en-suite or one bedroom en-suite, all bedrooms are ground floor and the buildings are each single storey. Each Lodge has the benefit of a hot tub, we enclose a photograph.

Pre-Arrival
• The nearest railway station is Wakes Colne and Chappel approximately two miles distant there is an accessible taxi service available Tel: 07777 692785. There is a regular bus service from The Street, Wakes Colne (1.25 miles walking distance)providing an hourly service to Halstead and Colchester No 88 Bus.
• A local convenience store at Wakes Colne and Chappel open 7 days a weeks, the Co-op is available at Earls Colne and larger supermarkets are available Sainsbury's at Stanway, Colchester and Waitrose in Sudbury, details provided in our information handbook.
Key Collection, Welcome and Car Parking
• During normal working hours we provide a welcome service to our guests where we meet on site in order to familiarize guests with the property. Out of hours we provide a collection service, we are in contact with the guests prior to arrival and ask them to contact a mobile telephone number within 10 minutes of the destination arrival time. The surface from the car parking areas adjoining the Lodges is hard surfaced, each car parking area has its own lighting area, there are no steps to the front door, there is however a door threshold, a ramp can be made available if required.
Entrance to Property
• Clear door opening width is 76cm/30in.
• Lighting is provided at the porch and inside the hallway by ceiling lights.
• Floor surfaces are laminated, there are no steps throughout the Lodge at ground floor, all are on the same level.

• Entrance hall with ceiling lights, approximate width of the hall is 1300cm/50in
• Floor is laminated flooring no steps, or handrails
Sitting Room/Lounge
• Doorway enters into the sitting room/lounge/kitchen/dining area, door opening width is 90cm/36in
• The furniture is open plan low coffee table, soft, easy chairs, the furniture is moveable, the TV wall mounted, the property is lit by ceiling lights, the flooring is laminated wood floor with lights.
Dining Room
• The dining area is situated within the main room, there is space around the table for a wheelchair, clear height to underside of the dining table is 74cm/30in. The seating is upright chairs without arms, the area is well lit.
Kitchen
• The kitchen is adjacent to the dining area, fully fitted forming part of the open plan room to dining and living area. The height of the oven is 86cm/34in, oven door dropping down.
• The work surface/food preparation area is 94cm/37in high
• The height of the highest shelf is 1700cm/57in
• The lowest drawer in the fridge freezer is 34cm/13.5in
• The wall cupboards contain crockery/glass, this can be moved to lower level cupboards on request.
• Sink taps are double level mixer taps, the kettle is cordless, the kitchen area is well lit and the flooring is laminated wood flooring.
Bedrooms and Sleeping Areas
• The Lodges are either two bedroom en-suite or one bedroom en-suite all bedrooms are on the ground floor, clear door opening width is 90cm/35.5in.
• The furniture can be moved around, the bed combinations are a double or two single beds. Personal assistant/carer would either be in the second bedroom or on a “Z” bed.
• The width between the wall and double bed is 86cm/73cm -34in/28in, the height to the top of the mattress is 63cm/25in
• The bedrooms are lit with ceiling lights and wall lights adjacent to the bed operated beside the bed.
• Build in wardrobes with shelving, floor is thick pile carpet
• Each bedroom has the benefit of a wall mounted television.
• There is a doorway through to the en-suite wetroom.
Bathrooms, Shower-rooms and Toilets
• There is a WC cloakroom adjacent to the hallway.
• In addition each bedroom has its own en-suite wetroom. In the two bedroom Lodges the master bedroom with double bed has en-suite bath and walk-in shower. The second bedroom has walk in shower, WC and basin. The dimensions are the same on both and are as follows:-
• Access to the wetrooms is level, there are no steps, the door opening is 90cm/35.5in.
• The shower is a walk in shower.
• The height of the WC from floor is 45cm/18in.
• The height to the washbasin is 90cm/35.5cm, underneath the basin is a cupboard
• The room is well lit with 24 hour low level lighting.
• The floors and walls are fully tiled.
Garden
• Each of the Lodges is situated in a former meadow comprising 5 acres, to the front of each Lodge enjoying a south aspect is a secure veranda area with steps leading down to the meadow, Maze Rattan garden furniture is provided.
