Four holiday cottages located within the rural grounds of Kings Manor Farm, situated directly on the beautiful Yar Estuary, an area of outstanding natural beauty.

Kings Manor Farm offers four spacious comfortable family houses for self-catering holidays. Positioned on the side of the Yar Estuary between the pretty port of Yarmouth and Freshwater, the farm is a 700 acre sheep and arable farm which has some of the most exciting environmental schemes on the South Coast of England.

Set in the beautiful West Wight within an area of outstanding natural beauty, the farm surrounds the River Yar and the family owners have preserved the estuary in its natural state for 40 years, treating the tidal area as a wildlife sanctuary.

Each of the houses provide comfortable accommodation in summer or winter. The farm is within easy reach of the stunning variety of beaches in West Wight and close by the many cycle and bridle routes for which the Isle of Wight is well known. In summer the houses provide the perfect location for outdoor meals and they each have their own private garden space with BBQ, access to the swimming pool and tennis court. In the colder months, they provide cosy havens, with outstanding bird watching opportunities and a great location for walking and short breaks.

The farm also holds a collection of original farm machinery, tractors, implements, a model aeroplane and a unique collection of 600 photographs describing Harry Ferguson's life and inventions. As Kings Manor Estate is the home to the owners as well, everything is personally managed and the family is always on hand for some local advice or help.

Estuary Cottage provides comfortable Isle of Wight Self Catering accommodation for 4 people. It is a pretty one-storey stone farm building that’s bright and compact and is set in a beautiful rural area that looks out onto a natural and biodiverse habitat.

The property is a stone’s throw from the river and you can see glimpses of water from the courtyard. The property has access through a grass orchard down to the river, which provides hours of fun for children to play and explore.

An arched doorway leads directly into the lounge. Wooden floors throughout, complement the building and its furnishings. The lounge leads into a small fully functional kitchen with breakfast bar. Both bedrooms also lead off from the lounge.

The property sleeps up to 4 people in two bedrooms. All accommodation is on the ground floor (with 2 small internal steps) and every room leads directly onto a large enclosed courtyard, which makes for great al fresco dining and outside enjoyment.
The cottage has an en-suite master bedroom (king size bed), and a second double bedroom with en-suite shower-room that can be converted into a twin.

The house is centrally heated and for our winter guests there is a cosy wood-burning stove.

The Old Farm Shop provides spacious and comfortable accommodation for 4 people. It is enclosed in its own garden comprising a large patio, lawn area and parking for two cars. It looks out over fields towards Freshwater Church and is 5 minutes’ walk along a footpath to the Red Lion Pub.


The Old Farm Shop It is a converted one storey farm building, originally a dairy and then a farm shop. It was converted in June 2016 to spacious accommodation and is wheelchair/dis-abled friendly. It maintains the stone flooring throughout that is a reminder of its previous use.


It has a large King Size bedroom with well-appointed en-suite/walk in shower room. There is large open plan sitting room/kitchen, comfortably furnished for relaxing days and evenings. There is also a further small double bedroom with en-suite bath/shower room that can be converted into a twin if desired.


Entrance is through French doors from the patio into the spacious living /kitchen/dining area. The kitchen is fully equipped with dish-washer and washing machine.

Kings Lodge comfortably sleeps 10 people in 4 bedrooms and has a wonderful swimming pool that overlooks the estuary. It is located on Kings Manor Farm which is a 650 acre mixed sheep and arable farm surrounding the River Yar and providing one of the most exciting environmental habitats in southern England with an extraordinary range of biodiversity. The family have preserved the estuary in its natural state for 40 years, treating the tidal area as a wildlife sanctuary and it is spectacular for bird-watching.


This property is a beautiful big stone farm cottage, renovated to the highest standards, with plenty of living space. Flagstone and wooden floors throughout the ground floor, complement the building and its furnishings. The house is centrally heated and for our winter guests there is a beautiful open fire. There is a private courtyard which leads into the pool room and on through to the swimming pool enclosure. This is set in an orchard that leads down to the banks of the Estuary.

Kings Orchard is formerly the farm manager's house situated amongst fields halfway along the Farm drive. It is spacious and comfortably furnished providing ample space for 12 + people and is a great family holiday home. The house is secluded and is in a beautiful rural setting. There are sensational countryside views from most windows. It has a large enclosed garden with fruit trees that leads down to a small woodland area, with views to the estuary and the downs.

The house has gas central heating as well as an open log fire in the sitting room. The farm surrounds the River Yar Estuary and is served by the Freshwater to Yarmouth footpath, a very popular walk particularly in the summer months, with its spectacular views over the estuary and across to the down-land and countryside of the West Wight.

Additional Directions Information

From Yarmouth cross the Estuary Bridge and follow the road up Hallets Shute (driving off the ferry you turn right at the roundabout and cross the bridge A3054 going west). At the top of the hill turn left into Pixley Hill which turns into Copse Lane. Go down the hill and up the other side and follow the road until you come to houses on both sides (approx 1 mile).

The farm entrance is a narrow lane on the left immediately after Ronstan Gardens and directly opposite Regina Road. There is a sign at the entrance of the lane that says; 'GTWW Glamping The Wight Way''.

Follow the lane.  The Old Farm Shop is on the right as the road bends. If you continue round to the left, Kings Orchard is situated on its own on the right behind a beech hedge approx 200 meters after the bend. For Kings Lodge and Estuary Cottage, continue on taking the right fork where the track splits. This will take you into the farmyard and Estuary Cottage is straight ahead and Kings Lodge is a little further on the right.
