In order to book Marsh Cottage please get in touch and we will email you our booking form.
A non-refundable Deposit of 25% of the cost of your booking is payable when you return this form. Payment can be made by either an electronic bank transfer or by cheque. Once your booking application has been accepted and payment of the deposit has been received a receipt and booking confirmation will be sent to you and the outstanding balance will be payable no later than 6 weeks before your arrival date. For bookings made less than 6 weeks before the arrival date requested, the full amount is payable with your booking application.
Please note that the appropriate payment is required in order to secure your booking. Until that payment has been received your booking will be treated as provisional, and will not be secured until your receipt and booking confirmation have been issued. Until then the Owner may accept a conflicting booking application from another applicant, in which case any provisional booking you may have made would be lost, although no charge would be made against you in such circumstances.

4. FURTHER TERMS & CONDITIONS
4.1 The Contract
The holiday rental contract is made between the person signing the booking form (the ‘Holidaymaker’) and the Owner. The acceptance of a booking application creates a legally binding contract between the Holidaymaker and the Owner incorporating these terms and conditions. Once the completed Booking Application Form and Deposit (or otherwise appropriate payment) have been received and accepted and a receipt and confirmation have been issued, the booking will be secure.
4.2 Provisional Bookings
Provisional bookings can be accepted by email however these are not secure. To secure a booking, a Booking Application Form and payment must be received, accepted and confirmed by or on behalf of the Owner.
4.3 Bookings, Payment and Deposit
As set out in paragraph 1.
4.4 Late Bookings
For bookings applied for less than 6 weeks before the requested arrival date, the full amount of the rental charge is payable, including the deposit.
4.5 Cancellation of Your Holiday
Once the Deposit has been paid and the booking application has been accepted, the Holidaymaker is liable for all the charges for the holiday as a binding contract has been formed between the Holidaymaker and the Owner. However, by way of concession, where a cancellation is notified to the agent in writing, then the liability of the Holidaymaker will be relieved as follows:

8 weeks or more prior to arrival date – 25% of the full rental charge
4-8 weeks prior to arrival date – 50% of the full rental charge (any prior payment in excess of that amount will be refunded)
2-4 weeks – 75% of the full rental charge (any prior payment in excess of that amount will be refunded)
Less than 2 weeks – 100% of the full rental charge (no refund)
4.6 Arrival and Departure Times (Sunday to Sunday)
Holidaymakers should arrive no earlier than 4.30pm, (16:00), and must vacate the property by 10am, (10:00), at the latest. Please adhere to this as this allows time for the property to be fully cleaned and prepared for the next Holidaymakers. All bookings are from Sunday to Sunday unless otherwise stated.
4.7 Occupancy Levels
The accommodation is available to let for up to 4 occupants only with one double bed and one double sofa bed in living room.
4.8 Keys/Access/Departure Arrangements
Details of access/departure arrangements will be forwarded to the Holidaymaker, once any outstanding balance of the full holiday rental payment has been received.
4.9 Personal Property and Personal Injury
No responsibility will be accepted for the loss of or damage to any vehicle or its contents, whilst parked or manoeuvring on the Owner’s property. No responsibility will be accepted for the loss or damage to any occupants' baggage and/or personal belongings whilst using the Owner’s property. In addition, the Owner will not accept any responsibility for death or personal injury to Holidaymakers, other occupants or third parties provided that this clause shall not exclude limit or restrict liability for death or personal injury caused by or attributable to negligence; nor shall this clause operate so as to restrict, limit or exclude the statutory rights of any person.
4.10 Conduct and Care of the Rental Property
Whilst occupying Marsh Cottage Holidaymakers and other occupants must take all reasonable care of the property. At the end of the agreed hire period, the property and its equipment must be left in the state that you found it on arrival. All damage and breakages must be reported to the Owner without delay, in order that arrangements can be put in place to repair/replace the damage/breakage. Any costs associated with making good damage deemed to be non- accidental in nature will be expected to be paid for by the Holidaymaker responsible for the damage. Additionally Holidaymakers and all other occupants are expected to conduct themselves in a way that is considerate of the well-being and comfort of the owners and occupiers of other properties in the locality and also ramblers, farmers and other persons who may for various reasons be in the vicinity of Marsh Cottage from time to time.
Well-behaved dogs are welcomed but please note that dogs must be kept under control at all times and not allowed on furniture or to be left alone inside the Cottage. The property has a fenced garden, but it is to be the responsibility of the Holidaymaker to ensure that no dog can escape from the premises and that dogs are kept under control at all times whilst outdoors and any fouling must be cleaned up by the owner of the animal or by the Holidaymaker.
4.12 Occupants with Impaired Mobility
Previous notification should be given if any of your party has impaired mobility in order that we can determine whether the property is suitable.
Included in the rental charge, but please use electricity and water sensibly and sparingly.
Logs – First basket free and then subsequent bags of logs charged.

This unique rustic little cottage overlooking the RSPB bird reserve and marshes bordering the River Yare is in an idyllic location for those wanting to relax and get away from it all.
This unique rustic little cottage adjacent to marshes bordering the River Yare is in the perfect location for those wanting to relax and unwind whatever the season. This peaceful romantic hideaway was once the home of the Marshman who tended to the cattle grazing on the marshes, and we have tried to retain its rustic charm with original brick floors and wood burning stove. The network of quiet lanes and extensive riverside footpaths (including Surlingham RSPB Reserve,Ted Ellis Reserve and the Wherryman’s way) make it the ideal spot for walking, cycling, fishing (with licence), bird watching, or just cosy nights in front of the fire on a winter's evening. A motor launch can be hired locally to explore the expanse of Norfolk Broad Waterways, plentiful with wildlife and ample opportunity to visit the many riverside inns. Nearest pub 10 minute walk! You cannot fail to be enchanted by all that Marsh Cottage and the surrounding area has to offer with nature well and truly on your doorstep. We now have a Canadian canoe that you are welcome to borrow during your stay. It is kept a 10 minute walk from the cottage where you can access the wonderful waterways leading to Surlingham Broad and the River Yare.
Notes on accommodation: Marsh Cottage is at the end of a rough track less than half a mile long. The track can be seen in the photographs. There is parking in a grass courtyard adjacent to the cottage. The courtyard can be locked. Outside: FULLY ENCLOSED fenced garden. Patio area surrounded by lavender with wooden round table and chairs. Bbq and picnic table on higher ground with fantastic views of surrounding fields and marshes.Two wooden sun loungers. Clean sheets, towels and tea towels provided at the start of every stay. Please bring beach towels and dog rugs/beds/ towels if bringing your pet. There is a lockable outbuilding for bikes/canoes etc. Bags of logs and kindling can be bought and paid for using an honesty box. Mooring for a boat on the River Yare can be arranged with advance warnng in walking distance from Marsh cottage. Dogs are welcome but we charge £20 a week per dog and do not allow more than 2 dogs unless they are very small!

Marsh Cottage is in a secluded rural situation yet only an easy 15 minute drive from the historical city of Norwich with its cathedrals, museums, theatres, superb shopping,market place restuarants and cafes. The cottage is also an easy drive of Norfolk and Suffolks finest coastline with sandy beaches backed with dunes, and the traditional seaside resorts.
