These delightful historic cottages and award winning conversions are ideal for exploring Norwich, the Broads and Coast. Child friendly and spacious, with log fires, gardens and a warm welcome.

These self catering cottages are situated in sheltered seclusion, surrounded by farmland, grazing, meadows, ponds and woods in Norwich. We offer a friendly, warm welcome, quality furnishings and equipment, log fires, attractive gardens teaming with wild life, walking, swimming, tennis, fishing and space to relax and unwind. An unobtrusive outdoor play area and well stocked games and play barn provide hours of fun for children of all ages. Within the group of cottages three  have a no pets policy. Gaffer's Cottage was originally the coachman's cottage to the old hall and is full of character with exposed beams and timbers and yet has been fully modernised for the 21st century with five bedrooms (two en suite) and two further bathrooms.  

There is plenty of space throughout the cottage with a breakfast area in the kitchen and a separate dining room and a generous living room with a woodburning stove.

The cottage has gardens on three sides with a profusion of roses in summer and is full of wild life in the centre of the farm.  The fishing lake is just 100 yards away and there are plenty of walks on the farm through woods, grazing meadows and along the field heagerows.

The Lodge Cottage is situated at the original entrance to Spixworth Park and is a self contained cottage with its own garden just inside the gates surrounded by  snowdrop and bluebell woods. 

The modern kitchen and dining area has lovely views over the garden and you can watch the numerous birds and small mammals from the window.  If you are lucky you may even see deer and foxes. 

There is a cosy living room with oil fired central heating and a wood burning stove.  The two bedrooms look onto the garden and there is a bathroom with over the bath shower.  The cottage is all on one level and is very suitable for people with mobility impairment but the old cottage doors are too narrow for wheel chair users.

There is a utility room with washing machine, tumble drier and deep freeze.   

The cottage is close to the bus route with a frequent service into Norwich  and therefore suitable for people using public transport ,  however there is also ample car parking close to the cottage.

From the cottage you can also walk to local pubs,  walk through woodland and by hedgerows and use the fishing lake, swimming pool and playbarn situated in various sites on our 700 acre farm.

This cottages has three bedrooms and two bathrooms and has been created by the adaptation of  the old Stables and Granary of Spixworth Hall Buildings.  These award winning conversions have been developed with space, comfort,  and quality in mind but also retain the unique features of this Jacobean building from beams to the bell tower. stable block flooring to queen post  and beamed bedrooms and sundials to sun capturing windows.

Set in the middle of the farm, 500 yards from the nearest road, children can holiday in safety exploring the countryside, watching the horses, ducks and can go pond dipping for tadpoles.  Country lovers can borrow field glasses, artists can paint, fishermen can escape to the lake and yet the shopaholics can also while the hours away in Norwich one of England's best rated "shopping" towns just four miles away.

Stables Cottage offers quality accommodation for people with impaired mobilty.  It has been purpose built to give level access throughout the cottage and excellent facilities for disabled people in all areas of the cottage.   Both bedrooms are spacious and have free standing furniture throughout that can be repositioned as required for each individual user.  One of the bedrooms can be used opening directly into the bathroom.

The bathroom has a walk in shower and a bath as well as height adjustable wash basin.  It has plenty of turning space for wheelchairs.  Quality non slip flooring and appropriate grab rails add to safety however the bathroom is bright and cheerful and a pleasure for anyone to use. The twin bedroom has an en-suite bathroom.

There is an open plan living, dining and kitchen room which has been thoughtfully laid out to cater for all needs.  This room has sufficient space for it to be used  for entertaining family groups perhaps also staying in one of the other cottages. There is a sofa bed in this room which can add versatility to sleeping arrangements if necessary.   Stable doors open into an enclosed courtyard with a paved seating area and walls covered in roses in the summer.

A lovely light and airy 3 bed room, 2 bathroom cottage with exposed beams and original features of the old stables block from which it was converted.  The open plan kitchen, living ,dining  area has views across the farm to the south and west and in winter the wood burning stove gives a great welcome after a walk on the farm.

Upstairs the generous landing creates an extra quiet or play space with a sofa , table and light to read by -  ideal for families and children.  On this floor there is a double and a twin bedroom and there  is a family bedroom on the second floor . 

Garden furniture and BBQ and indoor play area in the barn with snooker, table tennis, table football and bikes ad trikes for toddlers.

Amazing first and second floor apartment with a 30 by 30 foot open plan living, dining, kitchen room with the original oak floor.  French windows open by the dining area to a view over the small livery stables and on the south west side there are lovely views across the pond and paddocks.

There is a bathroom  and a bedroom on the first floor with twin beds that can be linked together to form a super king double bed.    On the second floor are two further bedrooms - a twin and a family room.

Car arrival: For Stables, Pond, Waterside, Granary, Gaffer's, Swallows and The Hayloft  turn right off the A140 towards Horsham St Faiths, right again into Crown Road just past the church. After 1.8 miles turn right (just past Livery stables) onto Buxton Road. After 0.3 miles turn right onto the farm track opposite the Longe Arms Public House going through the wooden gate with the farmstay logo. Follow the track to the cottages.  To get a feel of where you are going look at our map position and click on satellite view.  The post code for these cottages is NR10 3PR

For The Lodge Cottage keep straight on past the pub on the Buxton Rd, past a turning on the left (Park Rd)   then after 100 yds and a sharp bend turn right between the two brick pillars for the Lodge cottage. The Lodge postcode is NR10 3PU.
