IMPORTANT PLEASE READ.
When you make this booking you are entering into an agreement with us.
The price of your holiday is for accommodation which includes electricity, water, heating, bed linen and towels.
As with all guest accommodation in the UK, smoking is not allowed in Otter Cottage.
Making a Booking.
Your booking can be made by telephone or e-mail. The cottage will then be reserved for you pending receipt of your £50 deposit. This will need to be paid within 7 days of your original call or e-mail to confirm the booking. If we do not receive your deposit within 7 days we will do our best to contact you but if the deposit still hasn't been received within 10 days of your original call or e-mail then we will have to cancel your booking and make the cottage available once again.
Paying your Deposit/Balance
Please note we do not accept Credit or Debit Cards.
Payment by Cheque, PayPal or direct Bank Transfer only.
We would ask for the outstanding balance for all bookings to be paid no later than 4 weeks before the first day of your stay with us. We will send you a reminder approximately 6 weeks before. If we do not receive the balance by the due date we will cancel your booking. Please see Cancellations below.
You can cancel your booking at any point. What happens then depends on what stage the booking is at.
Where you have had to cancel due to illness, bereavement or similarly unavoidable circumstances, we will do our best to re-let the cottage and avoid any penalty.
Cancellations before payment of deposit.
If you have made a provisional booking but haven't confirmed this by paying your deposit then the booking is simply cancelled and the cottage made available again.
Cancellations of confirmed bookings (after payment of deposit)
If the cancellation is made more than 6 weeks before the first day of your stay then the deposit will be returned in full.
If the cancellation is made between 4 - 6 weeks before the first day of your stay then 50% of the deposit will be refunded (by cheque) and if we are successful in re-letting the cottage your deposit will be repaid in full.
If the cancellation is made less than 4 weeks before the first day of your stay the full deposit will be retained.
Cancellations where the full amount (deposit and balance)has been paid.
If the cancellation is made more than 6 weeks before the first day of your stay then the deposit and balance will be returned in full.
If the cancellation is made between 4 - 6 weeks before the first day of your stay then 50% of the deposit and the full balance will be returned and if we are successful in re-letting the cottage then your deposit will be returned in full.
If the cancellation is made less than 4 weeks before the first day of your stay the full deposit will be retained and only the balance returned in full (by cheque).
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation. However, if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival: After 3pm. An approximate time of arrival would be appreciated at the time of booking, if known please.
Damages and Breakages
Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents during your stay. Please report these as soon as they occur. Similarly please report any spillages of any kind on carpets/upholstery/beds/bedding as soon as they occur to minimize further risk of damage/staining. We do not normally charge for minor breakages but we may send you an invoice for repair or making good if the damage or breakage is significant.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves. We hold a Certificate of Public Liability Insurance.
Fire Safety & Access Statement
In the event of fire there are two exits from the property. One is in the hallway (used as the main entrance) and the other is in the master bedroom.
There is a fire extinguisher and fire blanket in the kitchen (both are located in the cupboard under the sink) in case of a fire.
Should a fire occur please vacate the property immediatelyand gather at the Evacuation Point (in front of the B & B Parking area at Holme Grange Farm).
This access statement does not contain personal opinions as to our suitability for those with access needs but aims to accurately describe the facilities and services that we offer our guests.
Otter Cottage is a ground floor two bedroom holiday cottage within the footprint of Holme Grange Farm. The property has two access doors.
The small private car park for guests' use is approximately25 metres from the entrance of Otter Cottage. The car parking area is level, gravelled and even.
From the car park go through the easy opening gate, crossing the gravelled area until you reach another gate. Once through this second gate you are in the courtyard garden and Otter Cottage will be found on your left hand side.
The main entrance to the property has one step which is 6 inches high and 35 inches wide. In addition is the threshold step which is 4 inches high at its highest point.
The additional entrance is directly into the master bedroom.This entrance has one step which is 6 inches high and 36 inches wide. In addition is the threshold step which is 4 inches high at its highest point.
The hallway has engineered oak flooring with a door mat, under which is a protective plastic runner.
This room is fully carpeted with a rug for extra comfort.

This room is fully carpeted and has the addition of a door mat in front of the additional door to the property.
The flooring in the bathroom is vinyl with pedestal and bath mats. In addition there is a non slip bath mat in the bath/shower.
The courtyard garden is on your doorstep. The courtyard is a mixture of raised beds and different levels of walkways which are Indian Stone. The lawn area and central circular seating area of Indian Stone are accessible without having to negotiate any steps.
Access from Otter Cottage to the south facing patio is back towards the car parking area and the circular Wheelhouse. Pass the front of Holme Grange Farm. Turn immediately after the corner of the building. Following the Indian Stone path, the patio will be found directly in front of you. To access the larger expanse of patio there are 7 steps down which are all level and even. There is no hand/safety rail around the patio.

A ground floor cottage providing quality accommodation featuring vaulted ceilings, exposed stonework and oak beams.
Otter Cottage is a newly converted single storey property on a small working farm in the heart of the village of Galphay. We are situated on the village green across from the pub which is a minute's walk away.
Centrally heated, the cottage features vaulted ceilings, exposed stone columns and oak beams throughout and is set around a pretty courtyard garden with lawn areas and raised flower and vegetable beds. There is also a large south facing patio for guests' use, accessed from around the side of the property.
Ideally suited for couples, we also welcome small families. Otter has an open plan lounge and fully equipped kitchen featuring oak flooring. The kitchen has a dining table and chairs, oven, hob, fridge, microwave, dishwasher and washing machine. There are dual aspect windows over both the courtyard garden to the front and pond and farmland to the rear.
The lounge has a wall mounted Smart TV with comfortable furniture and also has a window overlooking the pond.
The master en-suite bedroom has a king sized bed with dual aspect windows together with a separate door leading directly onto the courtyard garden. The bedroom has a dressing table and stool, wall mounted TV and hairdryer.
The light modern en-suite bathroom has a P shaped bath and shower, mirror fronted bathroom cabinet and shaver point.
The second bedroom has full sized bunk beds and a large picture window overlooking the garden.
You will be welcome to wander around the farm, seeing the different animals/pets , stroking the friendly donkeys and perhaps even bottle feeding the lambs at lambing time.
Otter Cottage has ample private parking on the farm and is open all year for holidays and short mid week breaks. Wifi enabled. The cottage will open for business on 30th November 2014. Weekly bookings are from Saturday to Saturday.

Galphay is situated in the Nidderdale Area of Outstanding Natural Beauty and has many local attractions, towns and cities including Fountains Abbey and Studley Royal, Newby Hall, Ripley Castle, Ripon, Harrogate, Knaresborough, York and Leeds to name a few.

From the A1 Northbound take the Ripon/Borougbridge exit A1(M) Junction 48.
From the A1 Southbound leave the A1 at Junction 50 A61 to Ripon. Continue out of Ripon following the brown signs for Fountains Abbey (B6265. Immediately after passing the garden centre on your right hand side, turn right (signposted Galphay). Continue for approximately 4 miles into the village. After passing the bus shelter and telephone box on your right, bear left (signposted Winksley) and Otter Cottage and Holme Grange Farm are immediately on your left opposite the flagpole and village green.
