PAYMENT A deposit of £100.00 is payable at the time of booking, the balance becoming payable upon guests arrival at the property. Payment of your deposit signifies agreement with these terms and conditions CANCELLATION In the event that you need to cancel a confirmed booking, this must be done in writing/email to email@example.com or Sarah Wardle, Woodhouse Farm, Westow, YORK YO60 7LL. The following cancellation charges will apply 30 days or less from arrival - full Deposit Over 30 days from arrival - Deposit refunded if cottage successfully re-let. We strongly recommend that you take out a travel insurance policy. ARRIVAL/DEPARTURE Rentals commence, unless otherwise notified, at 2.30.00pm on the day of arrival and end at 10.00am on the day of departure. (We may be able to arrange more agreeable times with you depending on time of year and other obligations). PETS We are sorry we are unable to accept any pets. NUMBER OF PERSONS USING THE PROPERTY The number of persons occupying the property must not 6. We reserve the right to refuse entry to the entire party if this condition is not observed or to ask the group to leave with no refund. You are welcome to have friends and family visit you at the cottage, but please respect other guests and the need for farming operations to be carried out. The cottage is not designed for functions, and the rates are based upon accommodation only. Please do not book the cottages planning to hold a party or event where you will invite large numbers of people. We would ask all guests to respect a Quiet Time policy after 11pm. If the property has been let on a low occupancy discount the number of persons occupying the property must not exceed the maximum number stipulated at the time of booking. We reserve the right to refuse entry to the entire party if this condition is not observed. You can pay the extra charge on arrival to remove the low occupancy condition - please request details. CARE OF THE PROPERTY You agree that you shall take all reasonable and proper care of the Property and its furniture, pictures, fittings and effects in or on the Property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You will be liable for the cost of any damages, breakages, losses and any extra cleaning or repair costs which are incurred due to non-compliance with this condition. We reserve the right to request a good housekeeping deposit for Christmas and New Year bookings, single sex groups or younger parties or long stay bookings. Where such a deposit is payable, you will be informed at the time of booking and this can either be added to the total price or be paid separately. COMPLAINTS Should you have any cause for complaint during the occupation of the Property, your complaint must be notified within 48 hours to Woodhouse Farm and in the case of a serious problem this should be confirmed in writing. LIABILITY Woodhouse Farm, its employees and agents shall not be under any liability to you or third parties for any loss or damage arising from breach of contract, negligence, and misrepresentation or otherwise. WARRANTIES Woodhouse Farm does not warrant and is not responsible for the accuracy of any verbal information given or statements made by any of its servants or agents. RIGHT OF ENTRY Woodhouse Farm shall be allowed the right of entry to the property at all reasonable times on reasonable notice for the purpose of inspection or to carry out any necessary repairs or maintenance. SMOKING Apple Tree Cottage is a non-smoking property, should guests smoke inside the property we reserve the right to ask you to leave the property even if your let is not complete. Smoking is permitted in outside areas. SAFETY Guests must accept responsibility for their own and their children's safety. Play equipment, trampolines, bikes, cots, highchairs, baby gates and children's safety equipment where provided is used at your own risk. CAR PARKING 2 Parking spaces are provided for use by cottage guests and cars are parked at owners risk. Guests must respect other guests and farm operations and park responsibly. INTERNET We provide a free wi-fi broadband internet connection for guests use. This is subject to a fair usage policy. By using our internet connection you agree not to undertake any illegal activity this includes but is not restricted to the illegal downloading of copyright material.

Apple Tree Cottage is a Grade II listed barn that has been sympathetically converted and restored to a very high standard to provide extremely comfortable self-catering accommodation. All the stone, bricks, roof tiles and exposed beams and trusses used came from the original building itself to preserve the character of the cottage. Inside the living area is open plan to the ceiling showing the original roof trusses and beams. The window seat looks out over rolling farmland to the south, and has stunning views. For guests entertainment there is a widescreen TV with freeview, DVD player, and books and games to suit all ages. There are 2 bedrooms, a downstairs king sized which can be converted into 2 small singles, ideal for your children, and a twin room upstairs, which is galleried over the living area, both of which have radio alarms and hairdriers. The bathroom is downstairs and has both bath and shower facilities. The sofa converts into a large double bed, giving comfortable accommodation for up to 6 people. Outside there is an enclosed patio area to the rear, with outdoor furniture, barbeque and outdoor drying facilities. To the front the garden has a lawn, and both sides have wonderful views of the Yorkshire Wolds and our farm. Apple Tree Cottage is set in beautiful, peaceful countryside, next door to Howsham Wood, which is a designated Area of Outstanding Natural Beauty (AONB), and part of the Howardian Hills AONB. The wood is home to a wide variety of flora and fauna including bluebells and primroses in the spring, and a growing community of deer. SORRY NO PETS

Heading East on the A64 from York (towards Malton and Scarborough), at the top of the big hill (Whitwell Hill) turn right for Kirkham Priory (There is another turn a few hundred yards along if the first one is missed). Drop downhill towards Kirkham (over railway and river) past Priory on right, up and out of the village on the same road passing the Stonetrough Inn on the left. Stay on this road – very twisting and narrow – until you reach a T-junction at Westow. Turn right and carry on through the village – Blacksmiths Inn pub on the left. Travel on through village and up a smaller hill, down the other side onto relatively straight piece of road. Where the road begins to bear left, our farm drive is on the right. Woodhouse Farm is 3 fields in land from the road, next to large wood. Approx 1 mile out of village.
