Combining original architectural character with contemporary comfort, each property features exposed beams, original stonework and spacious open-plan living areas, complemented by fully equipped kitchens, English oak floors, luxury bathrooms and private outdoor areas. The cottages enjoy far-reaching countryside views in a peaceful valley setting with no passing traffic, where you can relax and unwind in a quiet and secluded environment.

The perfect location

Set within 6 acres of glorious countryside, in a truly magical setting our luxury holiday cottages are the perfect escape from the every day.  Set within Exmoors Dark Sky Reserve, you will be able to experience the magic of the stars at night, far more than you every imagined. Appreciate the sounds of nature with just bird song and sheep baaing for company and watch the changing of the seasons from the comfort of your own cottage.

Although we don’t farm, we are set on a working sheep farm, so in Spring time you will see new born lambs and experience our 3-acre field alive in a sea of yellow from 40k daffodils. With a stunning wild flower meadow by the gate in June and our beautiful landscaped gardens alive during the summer, we are blessed with an abundance of butterflies and bees, buzzards swirling overhead and of course our resident swallows and swifts in the summer swooping over the pond, making Nutcombe the perfect place to enjoy the wild’s of nature.

Despite being in a rural location, we are just a short five-minute drive to the cove at Combe Martin with its beach side pubs, restaurants, cafes and shops and less than a mile from magnificent walks along the South West Coast Path and across Exmoor. Our location is also perfect for exploring the magnificent surfing beaches of Woolacombe, Croyde and Saunton, just a 20-minute drive away.

Our Cottages

Our three barn conversions offer flexible accommodation for couples, families and larger groups. All cottages can be booked together to accommodate 14 people in total, but each cottage offers:

  • Nutcombe Cottage (sleeps 4) – A detached two-bedroom cottage with its own enclosed garden and generous open-plan living space.
  • The Cider House (sleeps 3/4) – A characterful and well-appointed two-bedroom cottage, both with en-suite facilities and a South facing enclosed sun terrace; ideal for couples or small families.
  • Nutcombe Barn (sleeps 6) – A spacious three, double-bedroomed property, each benefiting from en-suite facilities, with ample living and dining space for larger groups, along with a superb South facing sun terrace.

Nutcombe Barn and The Cider House can be booked together and opened up to create one larger property accommodating up to 10 guests in 5 en-suite bedrooms, making the cottages particularly suitable for extended family gatherings like Christmas and New Year.

Each cottage is dog-friendly for up to two dogs (3 small dogs by arrangement in Nutcombe Barn and Nutcombe Cottage), with access to a dedicated dog garden and three-acre field. You will also find South facing sun terraces equipped with dining furniture, sun loungers and BBQ’s where you can soak up the views after a busy day exploring North Devon and Exmoor. There is also ample off-road parking provided for all properties.

Nutcombe Barn comprise of:

First Floor: Like our other cottages, Nutcombe Barn is a bank barn conversion and therefore entry is from the rear of the property at ground level onto the first floor of the cottage. Here you will find touches of luxury in an open plan living/kitchen/dining area with vaulted ceiling, exposed beams, solid English oak flooring and original stonework with the added bonus of a Juliet balcony where you get stunning views out over the pond to the countryside beyond.

The kitchen: A shaker style kitchen with black granite work surfaces, fully equipped with everything you need in a self catering holiday cottage and more, with a built in fridge/freezer, ceramic hob and electric oven, dishwasher, microwave, toaster and kettle and plenty of crockery and cutlery for several days. With a dishwasher no one will need to wash up, but they may just want to with the stunning view from the window by the sink!

The open plan lounge/dining area: With three large leather sofas perfectly positioned for socializing, admiring the view or watching the large flat screen Smart TV with Freesat offering over 200 channels. There is also a DVD player and a small selection of books and family games.  The furniture is solid oak to match the flooring and just off the kitchen there is the added convenience of a small separate toilet with washbasin.

The dining area has a large oak dining table with six upholstered chairs. The table can be extended to create a much larger table which can seat up to 12 people, making it perfect for larger parties taking both Nutcombe Barn and Cider house (see below for details).

Upstairs bedroom:  The first of our three en-suite bedrooms is a King size just off the lounge area. Here you will find a beautiful wrought iron king size bed with pocket sprung mattress with a memory foam topper, oak bedside cabinets and wardrobe with views out over the dog garden to the countryside beyond. The limestone, luxury en-suite shower room has a large walk in shower with rainfall shower head and massage jet system for the ultimate in luxury showering as well as a loo and washbasin. This room is perfect for extended family holidays.

The two further en-suite bedrooms are located on the lower floor where you will also find a washer/dryer and under stairs cupboard with ironing board, clothes airer, hoover and table extensions. There are French doors from both the downstairs bedrooms onto the terrace at the rear of the cottage (see outdoor space)

The master bedroom: Sleep like a king with cotton linen in our beautiful Victorian style bed with a pocket sprung mattress with memory foam topper and wake to great views over the garden to the fields beyond.  A spacious room with solid oak bedside cabinets with the added luxury of a large walk in wardrobe so plenty of space to store all your essentials. There is also a beautiful limestone en-suite shower room with extra-large walk-in shower with rainfall shower head and massage jet system for the ultimate in luxury bathing.

The twin bedroom: Our twin room also has pocket sprung mattresses with memory foam toppers which can be zip-linked to become a Super-king, making Nutcombe Barn perfect for couples or families.  Another large room furnished with oak bedside cabinets and large chest of drawers with an extra-large fitted wardrobe, so plenty of storage space. There is also another luxurious limestone bathroom with a full-size bath with overhead shower; so perfect for those who prefer to bathe rather than shower, or for families with children.

Large family gatherings:  To enable us to cater for larger parties, we have the capability of opening up between Nutcombe Barn and Cider House at first floor level to create one larger property that can sleep ten people in five en-suite rooms (Don't worry, there is two feet of sound insulation between the two properties when taken separately). This offers the perfect solution for large family gatherings like Christmas and New Year or just an extended family holiday. There is the option to have the furniture moved so that Nutcombe Barn becomes a social space and Cider House becomes a dining area (Christmas & New Year only). Please note This is not available during peak summer season.

Central Heating and WiFi:  All our cottages have full oil-fired central heating with free Super-fast WiFi.

Linen: We supply crisp, cotton bed linen with Egyptian cotton towels and T-towels. We ask that you bring your own beach towels and dog towels and that cottage supplies are not used for this purpose.

Outside Space:  Nutcombe Barn has its own south facing courtyard accessed through French doors in either of the two downstairs bedrooms.  Soak up the views whilst dining at our beautiful wicker table and chairs or relax on either of the two sun loungers. A perfect spot to sit and watch the swallows dipping on the pond across the courtyard.

At the rear of the property at first floor level, there is another large picnic table seating up to eight, together with a BBQ for the perfect summer treat.

Family Friendly: All of our cottages have plastic cutlery, plates, bowls and tumblers for our younger visitors as well as large place mats, a step-up stool, changing mat, and if required, a full-size wooden cot together with a highchair. There is also a stair gate at the top of the stairs for their safety.

Dog friendly: Combe Martin, North Devon and Exmoor is very dog friendly. We therefore happily accept up to two dogs in Nutcombe Barn (3 small dogs by arrangement). We ask that dogs be kept off the furniture but do provide throws for those who cannot resist. We also request they are kept upstairs in the living area and they are not to be left unattended in the cottage. Visitors with dogs at Nutcombe Barn are asked to use our dog garden which is about 10 feet from the door and use the dog bin provided to clear up after their pet. You also have use of our three-acre field to exercise your dogs or just to observe the abundance of wildlife including, rabbits, badgers, the occasional deer and plenty of birds and buzzards flying overhead. First Floor: Being a bank barn conversion, entry is from the rear of the property at ground level onto the first floor of the cottage. Here you will find touches of luxury in a large open plan living/kitchen/dining area with vaulted ceiling, exposed beams, solid English oak flooring and original stonework.

The kitchen: A country style, shaker kitchen with black granite work-surfaces and a Butler sink.  Beautifully styled with a free-standing, Smeg fridge/freezer, a separate drinks fridge, ceramic hob and electric fan oven, dishwasher, microwave, washer/dryer, toaster and kettle. Fully equipped with everything you need in a self catering holiday cottage for home from home cooking, with plenty of crockery and cutlery. There’s even scales and mixing bowls if you feel like baking!

The open plan lounge/diner: Furnished with solid oak furniture and a large comfortable corner sofa; perfect to curl up on for cosy nights in front of a large flat screen TV with Freesat, offering over 200 TV channels. There is also a DVD player with a small collection of books. The dining area seats four around a sociable round table with stunning views from the window. There are French doors off the lounge onto a raised deck area; perfect for Alfresco breakfasts. From here you can access the steps down to the garden at the rear of the cottage.

The two bedrooms are located on the lower level along with the shared shower room.

King size bedroom: Sleep like a log with cotton linen in our beautiful wrought iron, Gothic style bed with a pocket sprung mattress with memory foam topper and wake to great views over the garden to the fields beyond. Equipped with a large double oak wardrobe with drawers and bedside cabinets to match and solid oak flooring with direct access the garden through the French doors. There is also a utility cupboard which houses the iron and ironing board and hoover.

The twin bedroom: Our twin room also has pocket sprung mattresses with memory foam toppers which can be zip-linked to become a Super-king, making Nutcombe Cottage perfect for two couples or families.  Styled the same as our King room with solid oak flooring, a large double oak wardrobe, oak bedside cabinets as well as a dressing table, equipped with a hairdryer. There is also direct access to the garden through the French doors.

Shower room: The two bedrooms share a limestone shower room with large walk in shower with a luxurious rainfall shower head plus a toilet and washbasin. 

Central Heating and WiFi:  All our cottages have full oil fired central heating with free Super-fast WiFi.

Linen: We supply crisp, cotton bed linen with Egyptian cotton towels and T-towels. We ask that you bring your own beach towels and dog towels and that cottage supplies are not used for this purpose.

Outside Space:  There is direct access from both bedrooms onto the south facing terrace and fully enclosed grassed garden area. There you will find dining furniture with sun umbrella and a BBQ, as well as two sun loungers where you can sit and relax and admire the views. In addition to the enclosed garden, there is the raised deck area off the lounge with seating for four; perfect for breakfast.

The Cider House comprises of:

First Floor: Like Nutcombe Cottage and Nutcombe Barn, Cider house is a bank barn conversion and therefore entry is from the rear of the property at ground level onto the first floor of the cottage. Here you will find touches of luxury in a cosy open plan living/kitchen/dining area with vaulted ceiling, exposed beams, solid English oak flooring and original stonework.

The kitchen/dining area:  A shaker style kitchen fitted with black granite work surfaces fully equipped with everything you need for a self catering holiday with a Smeg fridge/freezer, ceramic hob and electric oven, dishwasher, microwave, toaster and kettle and plenty of crockery. There is a sociable round dining table with four chairs for cosy dinners in.

The open plan lounge area: Enjoy the comforts of home on our Next two-seater sofa or one of two armchairs, perfectly positioned to enjoy the views from the lounge window or watch the 48" Smart TV with Freesat offering over 200 channels. There is also a DVD player and a small selection of books. The furniture is solid oak to match the flooring.

The two en-suite bedrooms are located on the lower floor where you will also find a washer/dryer concealed in a cupboard under the stairs.

The king size bedroom:  Enjoy the perfect nights sleep in our wrought iron king size bed with a pocket sprung mattress with memory foam topper or just lie and look out of the window at the countryside views. Furnished with a large oak wardrobe with lower drawer and oak bedside cabinets. You can also enjoy long lazy soaks in the full size bath with an overhead shower in the limestone en-suite bathroom. We also supply a hairdryer, iron and ironing board.

The single/small twin bedroom:  The smaller bedroom also has the luxury of a pretty wrought iron single bed with a pocket sprung mattress with a memory foam topper with a full-size trundle bed beneath so that the room can be set up as a small twin, making it perfect for two children.  There is a large wardrobe with lower drawer and an oak bedside cabinet.  You will also find yet another en-suite shower room with large walk in shower with rainfall shower head and massage jet system for the ultimate in luxury showering making Cider House perfect for families of three or four. There is access to the terrace from this room through French doors.

We also request they are kept upstairs in the living area and they are not to be left unattended in the cottage. Visitors with dogs at Cider house are asked to use our dog garden which is about 20 feet from the door and use the dog bin provided to clear up after their pet. You also have use of our three-acre field to exercise your dogs or just to observe the abundance of wildlife including, rabbits, badgers, the occasional deer and plenty of birds and buzzards flying overhead. From the M5 take the A361 at Tiverton towards Barnstaple.

At South Molton take a right turn onto the A399 signposted to Combe Martin.

Continue on this road towards Blackmoor Gate (junction with the A39) and continue on towards Combe Martin.

You will pass through a pinch point in the road by a house and shortly afterwards you will see a turning to Trentishoe and Hunters Inn.

Turn right here and continue until you come to a junction marked by a signpost in the middle of the road called 'Stoney Corner'

Turn left here and immediately left again before the 'Combe Martin' sign.

Proceed down the hill (take care it is steep) and Nutcombe Cottages are the first property on the left hand side.
