Terms and Conditions
1. Terms and Conditions apply to Guests and all members of their party (including day visitors). It is the Guests’ responsibility to ensure that each member of their party is aware of and accepts the terms and conditions and the obligations contained therein.
The Owners reserve the right to cancel a booking without compensation or refund should Guests not comply with any of the terms and conditions outlined below.
2. Arrival and Departure
Holiday bookings usually start on a Friday or a Monday, for either full weeks or short breaks. In order to prepare the cabins between Guests, we ask that you arrive after 3.00pm and leave by 10.00am on your departure date. Occasionally extensions to departure time can be accommodated by prior arrangement. If you are bringing horses you may arrive earlier in the day to ride, sort out your tack and settle your horses in the grazing paddocks, although access to the cabins will not usually be possible until 3.00pm.
All bookings must be made by people aged 18 years or over. Initially bookings may be provisional - by telephone, or e-mail. No booking is confirmed until a non-refundable deposit of £150 per cabin per week has been received.
When you submit a booking via the online reservation system you will receive an automatically generated booking summary by e-mail to the e-mail address you provide on the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or e-mail.
Payment can be made by BACS, or cheque payable to Hoe Grange Holidays. We also now take credit/debit card payments over the phone or online. Please note there will be a charge for credit card transactions, on a percentage basis. There is no charge for debit card transactions. Prices are inclusive of VAT.
The remaining balance payment will be due 6 weeks before the holiday date. Please note you may loose your booking and deposit if we do not receive the full balance as stated.
For late bookings (within 6 weeks of holiday date) payment is required in full at the time of booking.
The price includes all heating, electricity, bedlinen, bath and hand towels, tea towels, some additional facilities (see below), basic cleaning materials, washing up liquid and dishwasher tablets. prices are inclusive of VAT
If you have to cancel please inform us immediately and we will endeavour to re-let the cabin(s) and return your balance payment in full, (your initial deposit is non refundable). If re-letting is not possible, all monies which have been paid will be forfeited. In the event of Guests being unable to travel to Hoe Grange due to severe weather conditions a refund will not be given, therefore, a CANCELLATION PROTECTION INSURANCE IS RECOMMENDED. You may not under any circumstances transfer your booking to anyone else without our prior consent.
Following your booking, in the unlikely event of your cabin(s) becoming unavailable due to circumstances outside our control, every effort will be made to provide an alternative cabin at Hoe Grange or nearby self-catering accommodation, or alternatively a complete refund will be paid including the deposit.
The Owners do not accept responsibility for breakdown in public or local supplies, including water or electricity, nor any claims against inconvenience caused by such incidences, or by building works that may be deemed as necessary. In the case of any breakdown Guests are asked to notify the Owners immediately. We will endeavour our best, in conjunction with the service company concerned, to correct the fault as soon as possible.
In the event of a national or local disease epidemic, whether human or animal, the Owners reserve the right to cancel any booking at any time. In such cases a full refund will be given.
The Owners retain the right to refuse to hand over the cabin to a Guest, or repossess holiday accommodation if it is reasonably believed that any damage is likely to be caused, or can repossess the cabin if damage has already been caused. No refunds will be given in these circumstances.
Any complaints must be made known to the Owners immediately. No complaints will be entertained after the end of the hiring period or after the Guest has departed.
Hoe Grange Holidays has a no smoking policy in both Hipley and Pinder cabins. Smoking is prohibited in and around the farmyard and barns.
Guests may not bring any personal shotgun or firearm to Hoe Grange under any circumstances or for any reason whatsoever.
Please ensure that children are not allowed to wander around unsupervised outside the cabin croft. Hoe Grange is a working farm and can be very dangerous; watch out for tractors and cattle being moved in and around the farmyard. It is especially important that children do not climb on the hay barns.
Guests may be asked to leave immediately if their conduct is considered to infringe the Owners’ terms and conditions/rules or is likely to impair the enjoyment, comfort or safety of other guests and/or staff. No refunds will be given in these circumstances.
If Guests or any member of their party has or has just had an infectious or contagious medical condition the Owners have the right to refuse to accept the booking, cancel the holiday or ask the Guest to leave Hoe Grange immediately should it be considered necessary, to protect the health of other guests and/or staff. The Owners should be informed immediately should any condition develop within four weeks of arrival date or during the holiday at Hoe Grange.
6. Additional Equipment
Travel cots, and highchairs, Oxford Advance mobile hoist, electric profile beds, rise and recline armchairs, high back/seated armchair, mobile shower chair, static shower stool, bath board & bath seat, toilet seat riser, bed rail, bed blocks, perching stool, portable door chime, portable hearing loop, portable, flashing fire alarm, walking frame, monkey pole, foldable wheelchair are available upon request at no additional charge, but must be booked in advance. Please note Guests need to supply their own bedding for cots and their own sling for mobile hoist. Our Boma 7 off-road wheelchair is available for hire at extra cost.
The number of persons occupying the cabins must not exceed that stated at the time of booking, unless agreed previously with the Owners. Sub-letting of the cabins is strictly prohibited.
The Owners cannot accept responsibility or liability for loss or damage to Guests' property, or for personal injury, or damage to bicycles, cars or horseboxes/trailers parked at Guests' risk.
The Owners reserve the right to have access to the cabins at all reasonable times, with prior notice whenever possible.
The Owners endeavour to maintain high standards of comfort and cleanliness at all times. The Guest must therefore undertake to keep all furniture, fittings and effects in the same good condition as they were found. If extra cleaning is required after departure it will be charged to the Guest.
All damage must be reported to the Owners as soon as possible. Accidental damage or breakage of a minor nature will not normally be charged for, but the Owners reserve the right to charge for any non-trivial damage, losses or additional cleaning required howsoever caused. Immediate payment from the Guest is required to cover any such costs.
No medical facilities are available on site.
Mobile phone reception is variable depending on the service provider. In emergency there is a land line telephone available at the farmhouse.
We regret that in the interest of future Guests pets are not allowed in Pinder cabin. However assistance and service dogs are accepted in Hipley cabin by prior arrangement.
Dogs are not allowed on furniture, beds or chairs and any damage caused, or additional cleaning required will have to be paid for.Dogs must not be left unattended in the cabin at any time, andmust always be kept under control, particularly around the farm yard and animals. Failure to meet this condition will be treated as a cancellation.
Hoe Grange Holidays provide only accommodation, stabling, grazing and suggested riding routes. We do not provide / hire horses or transport for horses.
Visiting horses must be in good health, and carry no infectious conditions prior to arrival. Horses must be wormed and we strongly advise for them to be fully vaccinated against flu and tetanus. Any horse arriving at Hoe Grange that is found to have symptoms of ill health will be asked to leave immediately.
The Owners reserve the right to call a veterinary surgeon to a visiting horse in the case of a welfare or health emergency, where every reasonable effort has been made to contact the horse owner, but has failed. In such cases the veterinary costs would be at the expense of the horse owner.
Stabling and tack storage is entirely at your own risk, and any damage to our stables by your horse will be chargeable. The Owners accept no responsibility for any damage caused to your horse or by your horse to anyone or anything either on or off Hoe Grange property. Your horse and tack remain your responsibility during your stay.
Your horse must fully insured against any damage it may cause. Guests are required to provide evidence of valid horse insurance, which must include third party public liability insurance. All horses must have full passport registration.
You may choose to ride on local country roads, the off-road trails or on the farm fields. All routes are ridden entirely at your own risk. Hoe Grange Holidays does not accept any responsibility for any incident, accident or injury occurring in such places. In the event of any accident or injury the Owners should be notified immediately and an Accident Report Form completed.
We respectfully request that our Guests acknowledge that all animals are unpredictable and therefore we expect riders to behave in a safe and sensible manner at all times and maintain a safe distance from other animals when riding in fields with livestock.
For safety reasons there may be times of the year when certain areas of the farm are inaccessible for riding due to hazards e.g. harvesting machinery or very wet slippery fields. We trust that Guests will accept that these restrictions are in their best interests.
Riders under 16 years old must be accompanied by adults at all times when riding out.
In the unlikely event of Guest’s conduct being unacceptable or where our terms and conditions are disregarded the Owners reserve to right to ask Guests to leave the premises. No refunds will be given in these circumstances.
Payment of livery is due prior to arrival on the same basis as for the cabins- see above
Grazing is normally available from March-Oct for visiting horses, but the Owners reserve the right to withdraw grazing when necessary to preserve the condition of the fields.
All stables to be mucked out prior to departure, and paddocks to be cleared of manure, unless paying for full livery or previously arranged with the Owners. Horses to be removed from Hoe Grange at the same time as vacation of the cabin(s), unless prior written agreement is given.
At Hoe Grange we want to make everyone's holiday stay as enjoyable as possible, and are committed to providing suitable access for all our guests, whatever their individual needs.

We aim to accurately describe our facilities and services to give you the confidence to book the right cabin for your specific requirements.
All four self-catering log cabins are rated by VisitEngland under the National Accessible Scheme.
Hipley and Rainster have been awarded Mobility Level 2, and Daisybank Mobility Level 3 Assisted. All 3 cabins are rated Hearing Level 1 and Visual Level 1.
These two bedroom cabins sleep up to 4 guests and have step free, level entry wet room showers.
Pinder log cabin has three bedrooms (sleeps 6) with level thresholds throughout and is rated Mobility Level 1. It is suitable for walking frames or small manual wheelchairs, but has a standard bathroom and a small en-suite shower with a step. There is no wet room shower.
• The main train stations are Derby, which is 30 minutes away by car,
Matlock, which is 20 minutes and Cromford, which is 15 mins away.
• Limited bus service to Brassington from Ashbourne & Wirksworth.
Hoe Grange is 3 miles from Brassington. We can arrange a pick up.
• There is a local taxi service, Ashbourne Community Transport can
provide accessible taxis if required, we can make a booking for you.

Arrival & car parking
The cabins are situated on a hill and the vehicle approach to the car park is quite steep, however there is easy level or ramped access from the designated Tarmac car parks directly to the cabin doors.
• Check-in is after 3pm on arrival day and check-out is before 10am
on departure day. Late checkout available on request.
• On arrival guests will be greeted personally and given a full
familiarisation tour of the facilities.
• Outside both log cabins there is a dedicated tarmac car parking area with ample room for unloading and manoeuvring. We can assist
guests with unloading luggage and equipment.
• The car park surface is level and flat. The tarmac leads directly to
the wooden access paths or ramps to the entrance of the cabins.
• There are wooden gates at the entrance which are 108cm (43
inches) wide and can be latched open for ease of access.
• Hipley and Rainster have wooden ramps with a 1 in 10 gradient and continuous easy grip, contrasting colour hand rails at a height of 91cm (36 inches), (on right hand side outside Hipley and left hand side outside Daisybank).
• We welcome assistance dogs in Hipley and Pinder, at no additional charge - water and feed bowls can be provided on request.
• Outside the cabins there are lights with PIRs (passive infra red
sensors) which automatically light up on your approach in the dark.
• There is no covered walk way.
• The main entrance to all four cabins is level and leads directly into a porch or the open plan lounge/kitchen.
• All cabins are single storey with level thresholds throughout,
including direct access to the spacious external decking area, with
spectacular views of the Derbyshire countryside.
• Floor plans of all cabins are available online or on request
The log cabins are spacious, and have an excellent wheelchair accessible layout, wide doorways and level thresholds throughout. Three of the cabins have a large wet room shower with non-slip floor, grab rails and adjustable shower heads.
To make life easier Rainster and Daisybank have Pressalit Care, height adjustable, wash hand basins.
Bedroom furniture can be rearranged or removed if required and wardrobe hanging rails can be lowered. For flexibility Rainster and Daisybank have zip & link beds, which can be made up as superkings or singles.
There are wake ‘n’ shake alarm clocks and all televisions have teletext and subtitle capabilities. To add contrast the door frames are painted. We welcome assistance dogs (no extra charge).

Additional personal care can be arranged and we can assist you with the hire of specialist equipment, including our own battery powered Boma 7 off-road wheelchair. Designed by a wheelchair user it is easy to operate and fun for exploring the countryside together with family and friends!
WiFi is free of charge. The mobile phone signal inside the cabins is variable; a coin-operated pay phone is situated in the conservatory outside the farmhouse for guest use (accessible 24 hours).
Please advise us on arrival if you might need assistance in the unlikely event of a fire. In case of emergency all guests should evacuate to the car park or to the grassed area next to the car parks.
Both David and Felicity have attended Welcome Host, Welcome All and Welcome Host Plus training and should be able to assist with any guest queries, either before or during your stay. Guest feedback is welcome; action is taken and improvements made where appropriate.
Guests comment on how difficult it is to find good quality disabled accommodation. Don’t worry, at Hoe Grange we are passionate about accessibility, and are delighted to discuss any individual requirements so that we can do our best to fulfil them.
Everyone is different, so please don't be afraid to ask us for information or to provide something new! We are here to help you make the most of your stay in the spectacular Derbyshire Peak District.
The cabins are not equipped with washing machines, but laundry
facilities are available for guest use.
There is no shop on site, however we provide a selection of locally
produced Peak District ready meals and puddings from our freezer at
an additional cost. Fresh eggs for sale produced by our own hens.
If requested, provisions can be purchased on the guest’s behalf prior
to arrival. Just e-mail your shopping list, and it will be ready in your
cabin when you arrive.
The nearest shop is at the Sycamore Pub in Parwich Village, 3 miles
from Hoe Grange. It sells a staple items including fresh bread,
vegetables, meats, canned goods, and confectionery. Open 10am-2pm.
Mobile phone reception is variable depending on your network
provider. A payphone is provided for emergency use at the farm
house. Access to this is not suitable for manual wheelchair users.
Assistance dogs are welcome and there is plenty of space for them
to exercise, so they too can have a holiday.
The cabins are no smoking buildings, however smoking is allowed
outside on the decking area. Please ensure all cigarettes are fully

At Hoe Grange we want you to have a happy and safe holiday. We ensure that our cabins meet statutory regulations in terms of fire precautions, electrical systems and appliance safety.
Nevertheless, please remember that when you stay in unfamiliar surroundings you must take special care of yourself and your family.
Check the layout of your cabin so that in an emergency you can get out quickly and easily.
Check that you can open all windows - window lock keys are kept on the windowsills
Fire extinguishers, fire blankets, mains smoke alarms, torches are fitted in each cabin - please read the instructions for their use.
Do not remove the batteries from any of the alarms.
All our cabins are non smoking so please respect this requirement.
Smoking is permitted outside only – ensure all cigarettes are fully extinguished in the sand tubs provided.
Keep all matches out of the reach of children – located in top kitchen cupboards
Use candles only in the hurricane containers.
If you are unsure of how to use any electrical appliances or think there is something missing please ask David or Felicity. A full risk assessment is available on request.
o Turn off and unplug all electrical appliances.
o Check the cooker and heaters are off.
o Close all doors.
o Make sure any door keys are available for use.
In general terms
Cots and high chairs conform to British Standards. If they are damaged or deficient in any way please tell us.
Keep young children off the outside edge of the decking on Pinder & Hipley. Do not let them climb the stone walls, wander off near the dew ponds or round the farmyard alone.
Do not let children go in the ground source heat pump shed by Rainster cabin.
For electrical appliances
The electrical system in the cabins are inspected every five years and all plug in appliances are PAT tested and checked at regular intervals.
All plug in appliances should have a sticker saying when they were tested for compliance.
Do not leave any electrical appliances plugged in and unattended - switch off hair straighteners after use..
If you have any doubts about the safety of the electrics in your cabin please alert us.
Do not leave the barbeque unattended.
Be careful when using fluid to light the coals - never use petrol or paraffin.
Supervise all children near to the barbeque.
Do not place disposable barbeques on the wooden outdoor tables or decking
