We welcome you to our delightful 17th Century National Trust Farmhouse situated in the small village of Kelmscott, a stones throw from the River Thames and William Morris' Kelmscott Manor.

Manor Farm enjoys a private position on one side of the village of Kelmscott with views over the surrounding countryside. The farmhouse is a handsome late 17th century building, with some parts having been added to at a later date. Our family has occupied Manor Farm for several generations and we continue to farm 315 acres of surrounding land as mixed arable and livestock. The village is particularly well known for Kelmscott Manor, which was William Morris' summer residence – a place he considered 'a Heaven on Earth'.

There is much to do both within walking distance of Manor Farm – from a stroll along the Thames Path or a cycle ride along the Oxfordshire Cycle Route, to visiting Kelmscott Manor or venturing further afield to discover the wealth of historic sites and houses, events and adventures in the vicinity.

We offer restful accommodation in three bedrooms within the farmhouse, on a bed and breakfast basis.

Dovecot Room: double bed, with ensuite bathroom including a bath with shower over.

Willow Room: double bed, with ensuite bathroom with walk in shower.

Garden Room: family/twin room with double bed and 1 single bed. There is room for a travel cot, which we can supply together with a bottom sheet or you may prefer to bring your own bedding. Ensuite bathroom with shower.

Each room has tea/coffee making facilities and a shaver point in each bathroom, & a hairdryer on request.

Farmhouse breakfasts using local produce and homemade bread

Full central heating & “real” log fires in winter

Manor Farm is within easy reach of Burford, Stow, Cheltenham and Oxford and with good connections to the M40, M4 and M5 motorways.

Suggested Routes

From the North (M1)
Exit the M1 at junction 21 and take M69 towards Coventry. Take A46 to Warwick. From Warwick take A429 to Stow-on-the-Wold. Just past Stow-on-the-Wold take A424 to Burford and then the A361 to Lechlade. In Lechlade centre, turn left onto A417 to Faringdon. Continue for ¾ mile and turn left just before the Trout Inn. Follow the sign to Kelmscott on the B4449 and after 2 miles, take the 2nd right into Kelmscott at a cross roads. Once in the village, fork left and Manor Farm is 100 yards on the right.

From London via M4 ( Swindon)
Exit M4 at junction 15 (Swindon). Head north on the A419. Take the A361 to Highworth/Burford. In Highworth, continue straight through to Lechlade. Cross the river at Lechlade, turn right at the traffic lights into the town square then right onto A417 to Faringdon. Continue for ¾ mile and turn left just before the Trout Inn. Follow the sign to Kelmscott on the B4449 and after 2 miles, take the 2nd right into Kelmscott at a cross roads. Once in the village, fork left and Manor Farm is 100 yards on the right.

From London via M40 (Oxford)
Bypass Oxford on the M40. Take A40 exit to Cheltenham. At Witney take A4095 to Faringdon. The Kelmscott turning is on the right after the village of Clanfield, B4449. After 2 miles take the 1st left turn to Kelmscott at a cross roads. As you approach the village take the first fork left and Manor Farm is 100 yards on the right.
